    Realtors: Zillow's take over

    Realtors: Zillow's take over

    Zillow's take over

    Posted: 11 Feb 2021 07:21 AM PST

I'm curious if any fellow realtors on here have actually felt the impact of what zillow has been up to. To be honest in my market, to my knowledge, they haven't really had too much of an impact. Im wondering if we are just lucky so far or if the zillow thing is just being over hyped

My old mentor just sold his database to a wealthy newer firm for $950,000. Is this normal?

    Posted: 11 Feb 2021 08:33 AM PST

I've never seen anything like this. According to my mentor the deal was structured as follows: $500,000 up front and $20% of every transaction from one of his leads until the $450,000 is repaid.

That just sounds absurd to me.

If you ran our own brokerage and got a windfall of $50k to put towards your company, how would you spent it to maximize your ROI?

    Advice

    Posted: 11 Feb 2021 11:04 AM PST

I'm a first time home buyer and need some advice from you seasoned realtors. The person I am working with was doing a good job until we had an accepted offer. Now things are getting dicey. She chose an inspector for me but I had asked to chose my own. I guess I expected to be given an option or options. She has become a lot less responsive and it was a cluster when there were some hiccups with financing and she wanted me to use someone she knew. I chose not to. I called her out on the inspection situation after she made up a scenario saying that she misunderstood our conversation becuase I didn't know anyone in the area. But I'm moving there becuase my family lives there?? It's a mess and I told her I'm not happy and now she won't address the issue or make an effort to reconcile. If your client comes to you with concerns or isn't happy wouldn't you want to smooth the water?

    License

Has anyone done their license online and if so, how long did it take you to get through it? Did you move fairly quickly or did it take you some time?

Agent was just banned for speaking about Zillow and ShowingTime

    Posted: 10 Feb 2021 10:05 PM PST

Seems like our local association is compromised. NAR has said they will not speak about this. Seems fishy.

What are your best marketing ideas that are easy on the wallet?

    Posted: 11 Feb 2021 09:03 AM PST

Obviously we have to spend a little to make a lot but I'm curious to see what things you guys have done that was fairly inexpensive. If you don't feel comfortable sharing ideas that's totally cool. If you want to be more general I'm open to that too

    Licensing Exams - Texas

    Posted: 11 Feb 2021 08:19 AM PST

Hello everyone, I've received the green light from TREC to schedule my exams. I'm currently using Champions exam prep exams as my study tool, scoring 95-100 on all of them. I'm taking 2 every morning and 2 every night, varying between state and national. Would I be good to go with the knowledge Champions has given me or should I alter my study habits? What should I pay special attention to? Thanks in advance!

What else does ShowingTime do for you?

    Posted: 11 Feb 2021 05:14 AM PST

I'm selling a condo unit and my agent gave me access to ShowingTime to get notification of access. What else does it do on your end other than let you request a showing and approve it? It sends texts (strangely) from incrementing numbers unique to each showing. It sends emails and app notifications. It lets the showing agent note that they're done and leave comments.

This seems like a weekend coding project, not something to get up in arms about.

    Home Valuation

    Posted: 11 Feb 2021 12:52 AM PST

I live in Lake Charles,La and was affected by Hurricane Laura. My roof had some damage to it from the storm, but insurance only wants to pay for a repair. My neighbors on either side of me had a full roof replacement. I'm only planning on staying in the house for 3 more years or so. I am concerned when it is time to sell it will devalue the house. Is this a valid concern?

    Zillow Buys Showingtime

    Posted: 10 Feb 2021 06:59 PM PST

    Why would Zillow buy ShowingTime?

    Posted: 10 Feb 2021 02:01 PM PST

I'm sure everyone is going to be talking about this, but in recent news, Zillow has purchased ShowingTime for $500m.

Realtors all around seem to be freaking out.

Why do you think Zillow made this acquisition?

Is it a threat to Realtors?

Is eXp gonna be zillow's next acquisition?

    Posted: 10 Feb 2021 08:09 PM PST

It would make sense for them to purchase eXp or Redfin maybe.

How much do you pay your assistant ?

    Posted: 10 Feb 2021 09:33 PM PST

    Hi ,

for those of you who have assistants, how much do you pay them?

I'm getting ready to hire an assistant to help me with my backend, which involves but not limited to:

    • CRM inputing
    • Facebook AD tracking
    • Google AD tracking
    • instagram/facebook marketing
    • calendar management

These are simply some examples but this person will be unlicensed, only doing tasks that take me away from "money making" activities .

Any advice or recommendations are appreciated

How do I stop realtors from calling my company phone line?

    Posted: 10 Feb 2021 02:55 PM PST

Realtors started calling my company phone line today nonstop out of nowhere asking for a lady named Debby. I am unable to answer customers calls because of the harassment from realtors bogging up the line. This has to be illegal in some sort of way? The do not call regristry only allows personal consumer phones, not business numbers. So that doesn't help at all. This is the busiest time of the year for my company and I am losing out on customers because of this harassment. I don't even know a Debby.

    Help settle a debate

    Posted: 10 Feb 2021 07:35 PM PST

For starters neither of us are realtors that's why I'm asking this question.

In Texas, if you list a house are you able to sell that house as well? He said realtors can't sell a house they've listed. That doesn't seem right? Is it?

    Indiana Referral Question

    Posted: 10 Feb 2021 03:07 PM PST

If an agent has outbound referrals and is using the IAR referral agreement form then changes brokerages, does the brokerage keep the referral or do they still have to pay that out to the agent?

    Video marketing research

    Posted: 10 Feb 2021 05:37 PM PST

Hello realtors! I am doing a little research on the marketing used by real estate brokerages and I see that video is hardly used to show houses, improve the corporate image, promote services, etc. Both in listing sites and in social networks. So I have the following doubts:

In your case, why don't you use this kind of material or what prevents you from starting to do it?

What result would you like to get in return?

Looking forward to read your opinions and experiences.
