Buying property with shared well Posted: 11 Mar 2021 06:53 AM PST I'm thinking about writing an offer on a property that currently has a shared well. It's a small lot - .5 acres - that also has a septic system. Sellers said I'd have to have my own well drilled as a condition of the sale. Is it feasible that I could have a new well drilled on this size lot that also holds a septic system? [link] [comments]
Penny for your thoughts? Let's talk about open house strategies! Posted: 11 Mar 2021 09:01 AM PST How many of you consistently lock in scheduled consultations with guests while the open house is going on? How about locking in a consultation within 7 days of the open house? If you're one of these people, which scripts work best for you? Specifically, how do you transition the conversation from "providing value/knowledge" to "providing a service" and scheduling a consultation? Lastly, are you the type of person that likes to have a big presentation with bells and whistles on display? Or do you find that a more minimalist approach is best? Looking forward to hearing what y'all have to say! [link] [comments]

Strategy Discussion - Listing Before/After a Direct Comp in same HOA Posted: 11 Mar 2021 10:43 AM PST Hello Realtors, I have my own ideas about this, but wanted to hear some objective viewpoints. I will soon be listing a home in a condo development. I just discovered that a competing unit will be listed at the same time my Seller said they wanted to list theirs. The units are just about identical. Same model, but my Seller's units may have slightly better upgrades and a subjectively better location. Market is hot in this area; the last SOLD comp had multiple offers. As the agent, would you try to be first to the market or be second? Or wouldn't care? [link] [comments]
What are some brokers that offer flat commission fees? (TN) Posted: 11 Mar 2021 10:43 AM PST Looking for firms that offer a fixed fee instead of a percentage based commission. Prefer local in the Nashville, Tennessee area as I know there are a lot of online/cloud brokerages that offer this. [link] [comments]
Experience with FHA 203k loans? Posted: 11 Mar 2021 06:30 AM PST From a buyers and sellers perspective, what hiccups might I encounter or what should I be aware of (representing the buyer) when using an FHA 203k standard renovation loan? [link] [comments]
Posted: 10 Mar 2021 06:31 PM PST This question might seem stupid but I'm honestly curious if there are any side jobs/hustles that I can take advantage of as a full time agent. I'm new to this business and have enough savings for a few months but once these dry up I may be without a paycheck. I've heard that some realtors drive for Uber or Lyft to get leads and money on the side, do you think this is a good choice? Bartender, retail or your average customer service job? What can I do on the side that will help me earn money while starting as an agent? [link] [comments]
Brokers working as assistants. Posted: 11 Mar 2021 12:15 AM PST I just finished my licencing and I kept hearing about people working as assistants, doing paperwork, back up showings etc. It sounds like it's pretty common. Honestly it sounds more what I'd like to do with my license. Does anyone work as one of have one working for them that might have some insight into the entirety of the job? [link] [comments]

Can I be a Registered Broker and Broker Associate with different firms at the same time in Florida? Posted: 10 Mar 2021 08:27 PM PST Hi all, am about to be eligible for my RE Broker's License in Florida and had a question... My business partner and I are planning on starting a property management firm in our area and I know that vacation rental firms in Florida require a Registered RE Broker. My question is: would I be permitted to be the Registered RE Broker of our property management firm, while simultaneously remaining a Broker Associate at my current real estate sales firm? I really like my current firm and don't want to have to leave, but would like to be able to diversify my income a bit and have some passive income through property management. I know that this is permitted in a few states (ex. California,) but I can't seem to find the applicable information for Florida. Would I have to become registered as a Broker of Record at both companies? If that is the case, are there any solutions that you guys can think of? Any advice is appreciated. [link] [comments]
Are there any stable markets in the U.S.? Posted: 10 Mar 2021 01:34 PM PST By stable I mean not over saturated with agents that don't know what they are doing and markets that don't have as bad of a housing shortage because I know that is a nation wide problem. [link] [comments]
| Posted: 10 Mar 2021 01:21 PM PST So I have been in contact with a broker, it lead up to me coming in with my :
My question is, does that mean that as far as the broker is concerned, If the Real Estate Commission approves it , they will sponsor me? [link] [comments] |
Question about 1st Platinum Realty in OC Posted: 10 Mar 2021 03:50 PM PST I had a zoom meeting/overview with Scott Preston last week and everything he talked about (becoming an agent at the brokerage, fees, training etc.) seemed too good to be true. I've read the few reviews they have online and it seems like a great place to work, I guess my question is if anyone has any experience with this brokerage, what is this place like? Is it really that great of a brokerage/training program? Thanks! (: [link] [comments]
Posted: 10 Mar 2021 03:06 PM PST So I officially join with a broker tomorrow and they want me to come up with a fun, clever email address to make a work gmail account. My mind is drawing a blank lol. Does anyone have any ideas? My name is James if that helps. Thanks! [link] [comments]
Anyone ever heard of someone passing the exam without taking courses? Posted: 10 Mar 2021 08:35 PM PST I'm really just curious if anyone has ever done this and I can't seem to find much on it so maybe not many if any have. [link] [comments]
