    I passed today finally!!!

Not sure how many people have taken the PSI exam for the state (Indiana) and nation portions. They had questions that were very subjective and some had up to 7 answers on some questions. And then you never know what you got wrong after you fail....

What a drag, but I am so glad I didn't give up! If anyone has any questions specifically please message me. I know that it is a pain in the ass.

    Passing my state exam

    Posted: 30 Mar 2021 08:58 AM PDT

I've been on this subreddit for quite a while now, I lurk a lot wanting to see what it's like being a realtor and I've completed my courses and have already scheduled my state exam. I already took it once and fell short, not passing either of the two portions. Is there any good resources that I could use in order to aid me pass it the second go around? Any good like cram school? Taking the state exam in GA btw. Thank you

Looking for realtors in a couple cities

    Posted: 30 Mar 2021 11:00 AM PDT

Hello! I am searching for realtors in a couple cities to help me with obtaining a little bit of data I do not believe is available to me for an international housing affordability study I am doing. The data I require should be relatively easy for a realtor to get and take less than an hour. I did one post earlier and got a couple volunteers (thanks again!), but there are some cities I am still missing that I definitely want to include in my study! Sorry if my posts have bothered anyone, this will definitely be my last one here!

That being said, if you are a realtor in any of the following areas and feel like helping, please comment or send me a DM(if you are in a different city, but are interested in having it included in the study, also feel free to contact me)! The cities I am looking for are:

    United States

    San Francisco

    Honolulu

    Los Angeles

    Seattle

    Miami

    Denver

    Canada

    Edmonton

    Montreal

    Quebec City

    Ottawa-Gatineau

Thanks again for taking the time to read this!

Paying someone to do your social media marketing

    Posted: 30 Mar 2021 09:36 AM PDT

Do any of you pay someone to do your social media marketing? If so, what all do they do for you? I am terrible at keeping my online presence updated and am looking for options. What's a fair rate of pay for this service?

Highly interested in becoming a realtor. How do I start?

    Posted: 30 Mar 2021 06:42 AM PDT

I have literally no idea how to get started, everything's looking so vague and indecipherable for me right now, but I know this is something I want to do. I've been deep into evaluating real estate and rental properties and helping making financially positive homebuyer decisions to my friends and family, but now I want to be verified and certified as a realtor.

I live in Canada, but American advice is appreciated too. If anyone can help point me in the right direction, that would be great!

What happens if you list a house for sale without telling the homeowner?

    Posted: 30 Mar 2021 11:20 AM PDT

What will happen if you see a nice house in a neighborhood and you list it for sale and get an offer on the house. Then you tell the homeowner that you got an offer for them and see if they will accept the great offer. This way you can list hundreds of houses for sale and then possibly 10 of those homeowners will actually agree to sell the house and you make more commission this way.

This is a question for realtors

    Posted: 29 Mar 2021 06:15 PM PDT

    How do you determine comps?

We met with our third realtor. All good things. But we're gonna use the second we met with.

Forget the first. The other two both said the same thing. "There are no homes like yours that have sold or even on the market. It's hard to determine a price."

And we know the reason being. Ours needs a minor touch. Backsplash in the kitchen. We just sunk in another $10k in finishing touches.

Both realtors said our house needs absolutely nothing for the new owners. (Minus the backsplash in the kitchen.) they said not to worry about it since we won't recoup our money. That's the only reason we're not gonna do backsplash.

Each realtor gave us different comps.

I'm making up number for the sake of this scenario. We sell our house for $300k. To buy another house with 100 more sq ft for $320k to spend $100k into renovations of what we've done to our existing. (I'm talking basics. New roof, windows, flooring, ac, etc.) So $420k into the house for a little more living space. We can't justify it. Even the half a million dollar + homes need work.

    I just don't get it.

Here's the kicker. If we did absolutely nothing to our house. Not even paint it. We would get the same price. How is that possible?

Hello, Im taking my Massachusetts realtor's exam within the next couple weeks and was wondering if there are any apps anyone would recommend using to study or any other resources that would help me out? Does the exam vary from state to state (I assume it does)? Any strategies anyone used that they found helpful? Overall recommendations would be greatly appreciated! Thankyou!

Would I NEED to join a brokerage? Is it possible to represent him, get the commission and then join a brokerage afterwards? What is the best way to approach this?

    Aspiring Agent+Agency Startup Question

    Posted: 29 Mar 2021 02:55 PM PDT

Hey /realtors, me and my business partners are training to be realtors and trying to start up our own agency to help other realtors out. We have a great product with advertising services and software solutions but we can't figure out how to connect with other realtors and build trust so we can prove our concepts. Do you have any advice?
