The lender gave a pre-approval for 178,000 for FHa and 140,000 for conventional . Property is 165,000 which is why we went with fha ... client's new closing estimate is way off from original and the loan officer switched her to conventional and did the appraisal for conventional. I'm new so how werid is it that the lender didn't tell the buyer that she was getting a different loan then what she was expecting? [link] [comments] |
| Posted: 16 Mar 2021 09:04 AM PDT Hi everyone, I've just finished my educational requirements and will be taking the Michigan state exam on 3/18. I'm looking at indeed ads for brokerages and making a list, but from what people seem to be saying here it's going to be more like I'm interviewing them, than vise versa. Keeping that in mind I'm trying to prepare myself with a list of questions or topics I'd like to cover and I wondered if anybody would have any insight into things I should add or remove? It's a very rough draft right now. INFO: I'm in the NW suburb area of Detroit (Birmingham, Troy, Royal Oak) and it's a very hot market. Many brokerages are advertising their job postings as "urgently hiring" though I know it's a numbers game and most brokers just want as many agents as they can get. Broker questions: Starting Out Agent support, specifically new agent support Mentors? In person vs. online? Broker splits are better for online companies, so with "work from home" what's the advantage? Leads, help, education? How many new agents do you have currently, how many experienced agents? What is your new agent retention like? For Keller Williams, why this office vs other branches; which has most potential, etc. Farmington vs Royal Oak vs Birmingham etc. Finances Commission structure Commission max/rates Typical new agent commissions How much out of pocket should I be expecting to spend in the first few months Culture Expectations Team atmosphere, office culture Office hours, desk fees? Can anybody think of anything else I should be asking? Is there anything on this list I SHOULDN'T be asking? Any other advice? Another thing I was considering was that maybe a national chain like Keller Williams/Century One or something would be advantageous since we may have to move in a year. Is it advantageous to work with a national company when it comes to moving or would it be just as much work to start again at any brokerage? | Posted: 16 Mar 2021 09:36 AM PDT Hey everyone, I need advice on generating business. I decided to become an agent when I was in college in Washington DC. This was fall 2019. I was pushing the students around me and trying to get everyone to use me as an agent to find their housing, since landlords pay brokers in DC. It was going well, was lining up clients, and even got a lease listing! Then the pandemic hit, and everything flew out the door, no deals done. I decided to move back to NYC, my hometown, to live at home in Brooklyn and transfer schools. I didn't want to stop real estate especially in the such a lucrative city, so I got my license and now work at a great brokerage, that takes charge of all my expenses!! And I get amazing cut from the jump: 60% when I have GCI Under 100k, and 70% when GCI goes above 100k. My broker also has said so many times if you can't do 100k in nyc in a year, you're not built for this business. Anyways, I'm still in college, studying real estate for my bachelors. Obviously, people my age aren't looking for homes, and students in NYC can't afford to pay a broker to find rental housing. So I'm not trying to focus on students, I want to focus on families and adults looking to buy and sell. Obviously I'm okay with doing rentals, since I'm starting out. I have one solid connection (a family friend who's kid I want to school with and was best friends with) who runs an architecture firm and has many projects of renovation or development around the city(even one down my block). We're pretty close, and I want to use this connection to my advantage, but I don't know what to ask him. The project at the end of my block already has a realtor, and he has realtors he works with. So I don't think I would be his go to for anything he's working on, but his being a 50 something adult, I know he knows more people than I do, so I need to figure out what to ask for exactly. And I need to figure out how to create more leads and get some transactions! I've been cold calling expired listings, but finding owners phones is hard, and getting them to answer is even harder. My parents were buying a house and I remember being so enamored by our agent and wanted to do what she did "when I grow up". I went to college at 18, graduated at 23, and still wanted to become an agent. I would have started in college but I was talked out of it. I moved back home to a small-ish town in California and finally took the courses, signed up to take the test, the whole 9 yards. I'm supposed to take the test in April and I plan on doing so, but with learning about which brokerage to hang my license at and learning about the agents in my area, it seems like my area specifically has a very unhealthy culture. Homes start at just under a million here right now, so I'm sure that money has something to do with it. But in our small town, everyone sees agents as dirty and manipulative. There are so many stories about agents in the area doing illegal things to get their sales or what they want. It seems like this is more prevalent with older agents, specifically. I feel like agents who are younger and around my age range (28) are phony as hell in all aspects of their lives. They see it as a quick buck and have the "fake it till you make it" attitude. Everyone has a false image of themselves online or in public, and it is so easy to see. But.... these people get sales! All of them! And they do fine! They rub elbows and act like they're so networked and well connected, drive and wear fancy shit, make instagram stories that make it look like they're the creme de la creme of selling, it's mind boggling. So my question is, do I have to succumb to this too and try to be super fake until I get a sale? I don't even know how to do that and it just sounds so ethically wrong. I want to make sure I'm not having to do a total personality change to someone I would hate to be successful at this business. For those of you that are agents, do you see this too? Or am I crazy? I hate laying out cold numbers to investors. I hate everything about it. I am so disinterested and it shows. I prefer working with your average everyday family that wants to sell or buy a home. My current office dishes out these leads and so many of them are good. I have so many amazing conversations with these people but I genuinely would rather dish them off to other agents on my office than work with them. Anyone else feel this way? [link] [comments] |

| Inspection Period Close to Expiring Posted: 16 Mar 2021 09:53 AM PDT I've got many different opinions on this from the other agents in my office and my broker but would like more. Backstory: I am the seller's agent. The buyer's agent that submitted offers has been awful to me the entire time. She has 15+ years of experience and I just began. She was very much so taking advantage of that and berating me during negotiations. The first offer was AWFUL with a laundry list of additional request, including seller paying more commission to her??? Seller flat-out rejected it. I was offended for her. Second offer from same agent went nowhere again. Negotiated some but ended up rejecting. Finally, came to an agreement the 3rd offer with the same buyer. Went under contract 7 days ago. Inspection period of 10 days. Today is the 7th and I had not heard anything from her. Decided to be courtesy and send a text. Buyer's agent says she had a death in the family, will set up inspection. I then did some PI work and have discovered she went on a trip this weekend and the death was before the date of the contract. I just feel she could have said hey, I need an extension. She has not asked for one at all. I feel the chance of getting an inspector to come out and give us a report in 3 days, is slim to none. I feel I should not offer one if she doesn't ask for one and isn't communicating with me. If she does ask for one, my broker suggested an extra 3 days. Has anyone else been in this situation? | Posted: 15 Mar 2021 05:54 PM PDT We wrote an offer and when the list agent emailed saying the offer was not accepted, she did not return the OTP presented by information. At the time I decided to not press for it since houses in my area are getting 10+ offers on each new listing in a few days. Now I see the house closed for significantly less than we offered and the sales agent is the broker for a small firm with the list agent working as a team member of sorts under them. (I understand the other offer might have been cash, might have had no inspection or appraisal contingency's ect) Is 35 days later too late to say 'oh hey could you send me the presented by info on xyz house for our offer that did not get accepted?' Sorry for asking for this type of question, I thought maybe I could get some help here, aside form the people from the real estate company I work for. I noticed that there is a complaint about an illegal conversion for this property on the DOB site. The property was originally bought as a 4 residential units and 1 commercial. But, was legally converted to a 3 residential units and 1 commercial. But, now converted the 3rd floor back to 2 residential units. Im just wondering how I should go about this.
