    Delay to pay commissions

    my broker is very slow to pay my commission checks for rentals. not big checks but still.

    should I be worried about it?

    honestly I want to change brokerage but i still have around $3000 in commission unpaid.

    any advice is welcome

    A year in I left

    So, I got my license a year ago, I'm not sure if it was just shit timing, me, or if I was supposed to have more support. I didn't have a single transaction. I did what my coach told me, but when I joined I let them know I didn't have a very big SOI, they said it would be fine to go at it alone and not on a team. Ok cool. I did the ads on social media. I spent all the money on the flyers. I have one buyer client, but they are out priced on it all. The coach kept saying it's ok, we are getting a lead gen soon for coaching members. I actually haven't talked to the coach in over half a year. I have NEVER met anyone in person. When I separated from the office, they emailed saying ok, but bring in your key before we process. I was never given a key. At this point, idk if I should even find another place to hang my license.

    Realtor Service Area Question

    I'll be putting my house on the market in a few months and am dipping my toes in the water of looking for an agent. I'm looking to buy ~40 miles away in a different county. Should I be looking for a realtor who specializes in the area where I'm selling or in the area where I'm buying? Which offers the most value?

    Is anyone recruiting to their brokerage, team, or a company like EXP at a high level?

    I've been doing a lot of recruiting the last few months. With some success but a lot of that has been relationship-based. Does anyone know of a service or coaching company that can help with this. I'm more interested in seasoned agents but new agents also work.

    Side gig to full time worth it?

    I got my license last year and started doing real estate on the side the beginning of this year. I was fortunate enough to get a broker who is very helpful, understanding and willing to take the time to teach me. I want to quit my 9-5 and go full time but the fear of inconsistent income and no health insurance is holding me back. I also currently don't feel like I'm getting the most out of it. How'd those that went side gig to full time make out? Did the extra time you put in help with getting clients and making sales?

    Is this a sellers market?

    Hi, not a realtor but a potential buyer. I was looking over the sub and have seen a lot posts about nationwide low inventory.

    I plan on relocating in the next 3 months to a cheaper locale (Chi Suburbs => Indy Suburbs) and renting for a year, then buying. I have a dog that looks aggressive and has always resulted in me renting at a high price, with not many options.

    My parents have thought about helping. Either they buy a home and I rent, or they buy and I rent to own. I know it's hard to tell how things will go, but I would prefer neither of us get hosed in this current market.

    Do you think my parents should make a purchase for a second home right now as either an investment or a rent to own property (for myself)? Or should I stick to renting another year and see where the chips fall?

    I don't know the policies of this sub so if it is against policy to ask a realtor for free advice, then please down vote this to hell.

    College and Real Estate

    So I'm 24 and can now be an independent on financial aid and only have my Associates degree to transfer for a bachelors program. I was thinking of just finishing and getting my bachelor degree in finance or economics. Now, I still want to do real estate, but not forever. Is there any benefits to having a degree in those fields and having a real estate license/practice? Is there anything more I can do with the real estate field with studies in finance and/or economics?

    Dealing with Renters: My broker told me if I have my client fill out a MySmartMove I can re-use the background check for each application & avoid paying the application fee - is that true?

    So as I'm sure you know most rental properties require anywhere from a $25-$60 application fee. From my knowledge this is to cover the cost of the landlord having to run a background check on the tenants. My broker told me that I can create an account with mysmartmove and send the background check application myself to my client. That way I have it on file, can submit it with the lease application, avoid having to pay the application fee, and if the client gets turned-down I can continue re-using it.

    Licensing in second state (TX&NV)

    Hi all, I recently passed all of my TX exams and am waiting for application approval. I have many high-dollar contacts in Nevada that will be buying within the year so I'm making it a goal to be licensed in NV within a few months. NV accepts TX education requirements so I'm good there. What would be the best test prep for the Nevada state exam? Is there information I should more closely focus my studies on? Thanks in advance!

    Nextdoor app for listings

    Can a VA buyer waive appraisal contingency? (Virginia, DC, Maryland, but I believe the answer will be the same nationwide)

    Before you tell me to ask my broker, I already have so I know the answer. I just meet a lot of agents that aren't clear on this and want to see if it holds true on this forum.

    And by waiving the appraisal contingency I mean can they put themselves in a contractual position where they don't have the ability to back out and retain their EMD in the case of a low appraisal.

    I could use your advice on letting down an agent/friend

    I flip houses and I know several realtors in town so I usually have to tule that if you find the house for me I'll also use you when it's time to list it.

    I found my current flip on my own but now it's almost time to list it and I called a couple realtors that I've known for years to talk to about listing it. I'll have to pick just one of them based on a few factors, mostly their experience and success in this part of town.

    So my question is if you all have any advice on how to tell the one that I don't pick so that so that there aren't any hard feelings. And honestly I might need to work with them in the future so I'd like to stay cordial with them.

    HELP!!! I’m in desperate need of Website company/social media Mgmt recommendation!

    Hey team!

    I have recently learnt that the company That runs our website is going under and I'm panicking trying to find a comparable replacement. Unfortunately I've discovered the value provided by the one I'm using is hard to match... hoping this group may have some suggestions for me I hadn't considered.

    In addition to designing/updating/hosting our website (and generating leads via the IDX hook up), they also create and distribute a market specific a monthly electronic newsletter, and more importantly also manages our Facebook page and posts various branded articles, and automatically shares our just listed/just sold graphics.

    I love the service they provide and am not sure if it's possible to replace them... please help enlighten me if There is a company that can offer an equal or better service!

    the company I'm currently using is AvenueHQ, and for reference our current website is www.goodtobehome.ca

    We are based out of Canada (Victoria,BC) so it needs to be adaptable and functional to a Canadian city

    Could a realtor disclose my offer to a competing client?

    The brokerage listing our home knew we were going to see a new construction over the past weekend and recommended a buyer's agent from their office to come along and represent us. We have an offer in mind and worked on getting a preapproval (which came this evening) to submit our offer by the review date this weekend. Our plan was to offer list price knowing we'd spend more on upgrades, but the agent felt we should offer $50-80k over asking. Some comps offered that much, but others sold for list price— there were no offers in over the weekend. We felt hopeful with our offer until the buyer's agent contacted us and informed us she has clients she had been working with that are now interested in the exact home as us. Since she couldn't represent us both, she'd have another agent write up our offer. Now I feel we don't stand a chance since she could share our offer with her other clients and definitely beat us out. Am I right in feeing this way? As an agent who was helping two parties, could she disclose our offer to another client?

    California Agents

    Hello everyone! I am a new agent based in Cali- not very much experience. Anyways, apparently SoCal and NorCal operate on different CRMLS systems? I was wondering if anybody here know how to easily access the system up North. I have an investor who is consistently selling and buying in NorCal but am losing the opportunity to list with them because of this problem. Any advice/help appreciated! Thank you!

    Any experience with Knock Home Swaps?

    I'm not sure how long it's been around, I first heard of Knock.com this week. They are a lender and they offer what they call a home swap. Basically, they front the down payment in addition to the loan proceeds, and the borrower just has to pay the down payment back as soon as their old house sells. They also offer up to $25k LOC to update the old house so it gets the best price. All of this is supposed to be geared toward an easier transition, as your offer isn't contingent, and you don't have to try to line up closing dates or rent while you wait to close on a new house. Does anyone have experience closing with these deals, or any glitches you've encountered?

    New Build With a Realtor Raises Prices?

    Would the home builder quote the seller a higher price if they used a realtor? I'm not worried about getting a discount for not using a realtor. Just more worried they might raise the price if I do.

    Real estate agent screwed up in "Selling Sunset"?

    In Season 1, Episode 7, Maya tells Chrishell "I know they are a little bit flexible with the price..." when Maya is representing the seller and Chrishell is representing the buyer. Has Maya breached her fiduciary duty of confidentiality?
