| Seller refused to sign at closing - Agent put house back on market Posted: 08 Mar 2021 06:41 AM PST Here is a weird one. (Already talking to an attorney) - We represent the buyer. The closing was delayed by one day and the title company never provided title commitment so everything is still within the contractual timeline for a delay. However the listing Realtor put the house back on the market the day that home was originally supposed to close. The buyer signed their closing paperwork the day of closing which was the next day on Friday, but the seller never showed up. The listing agent claims they have 3 new offers on the table over the weekend, and told the Buyer's agent "money talks" as though the buyer is to somehow come up with more money post closing to get the seller to sign. The listing Realtor is HIGHLY RATED on Zillow and has multiple closings just this year. His broker will not return any calls. The whole thing is totally baffling. Curious if anyone has had anything similar happen, where the seller refused to sign and what was the outcome? [link] [comments] |
| Posted: 08 Mar 2021 05:20 AM PST I am not sure why the members on my team say I should not disclose the second apartment they have. My sellers built a second kitchen upstairs and it has additional bedrooms upstairs and a bath and living living room, just like the down stairs. They got the permits to build it but since it doesn't have a rental permit I am told not to show it. This is a great feature of their house and I would hate to not show it. I would understand if it didn't have the permits to be built but everything about it is legit. It just doesn't have a rental permit for the sellers to rent it to someone. It was for their kids when they got older and didn't need a rental permit since they weren't collecting rent. To sum it up, can I market a mother daughter that has permits but not rental permits. | Waiting out a signed termination Posted: 08 Mar 2021 06:20 AM PST My buyer signed a termination within the 10 day inspection period because of a number of repair issues. We sent the signed termination on Saturday morning and I had a conversation with the listing agent. I'm still waiting on the sellers signature to be returned to me. (both parties have to agree to terminate in my state). The LA 'has kids' or her 'assistant is out of town' or she's 'at the car wash' and keeps dodging me when I ask for the signed termination. We made an offer on another house, contingent on this one being terminated. The contingency has to be removed by tomorrow. Any advice? Thank you. [link] [comments] |

| Posted: 07 Mar 2021 09:00 PM PST Ok; so this is kind of a weird one. I was hosting an open house today. Not my listing, just looking for buyers and new leads. I am almost done with my 4 hours and this guy comes in. He's separated from his wife, they get along great now that they don't live together, and he wants to get a place nearby. The house I'm showing is older and needs upgrades. He mentions a townhome about a mile away. He opens up Zillow and tells me the price. I tell him Zillow might not be accurate, let me check the MLS. We look at the listing together and he asks if I'll take him over to look at it. I say sure but let me ring the listing agent and make sure it's ok and I schedule with ShowingTime just to be safe. He leaves and I tell him I'll text him when I wrap up the open house. Of course a woman comes after the open house and I stay a few minutes longer. I tell her I am about to show the townhome and she knows the listing, so I invite to follow me there since I'm going to let the guy in, too. We get there, guy brings his wife this time, and the lady from the open house follows me there. Everyone looks around, everyone's pleasant, they all go their separate ways and say they'll give me a call if I can help. I get home; start putting together an offer from another buyer. I go into my CRM and put the guy from earlier on a market update, send him an email thanking him for coming by. And then I begin stalking him. I stalk everyone to vet who they are. Usually, it's just for dead/false Facebook leads or bad emails on sign ins. This guy is a REALTOR, at the office right outside the subdivision I was showing. To make it weirder, he is an attorney, and served on the "state" Realtors Organization as Law & Ethics. As far as I can tell, he's no longer with them after 18 years, isn't practicing anywhere, isn't listed as part of the current agents at the brokerage he's associated with, and has no record of sold or actives. WTF! It's messing with my head. Why would he need me to show him the townhome? He is still shown as active on the MLS. I never made a play for him to sign a buyer/broker agreement because I just like to get to know potential buyers instead of forcing them into agreements out of the gate. I feel like the guy was just testing me? But for what? Why? It's creeping me out. I am a very pleasant REALTOR that always comes from contribution. I just don't know why this guy would have to pretend he's not a REALTOR. I feel like he might have broken some ethics NOT telling me he was a REALTOR. Am I crazy? [link] [comments] |

Everything has CO's in the house besides one thing that has an open permit that they are working on closing. But I am wondering if I should ask my sellers to be ready to provide CO's on everything they did in the house. I doubt they have it all organized and kept somewhere so I may have to bother them to go to the building department and get them all. | Would you hire your cleaning lady as your real estate agent? Posted: 07 Mar 2021 07:51 PM PST I've been living in the U.S. for about 3 years now (I'm working here legally, I have an SSN). I always wanted to be my own boss so when I moved here to Florida from a small Eastern European country, I immediately opened up my residential cleaning business. My English was not good at that time and I had no idea what to do with my life. I just knew that I really wanted to be my own boss, so I decided to go with the cleaning. Seemed like a logical decision. But honestly...I can't stand cleaning! I like my clients, but I hate this job. I really want to finally change my life. Real estate is what I want to do! I jut got my GED and started an online real estate school. Seems pretty easy to me so far. Just like the GED was. The test doesn't scare me at all. What I'm afraid of is what the people around me will think of me, when they find out that I became a real estate agent and I try to sell houses. I'm afraid none of them is going to take me seriously and my clients will think that I'm ridiculous and I'm "just a cleaning lady". And that they would never hire me because I might can clean their house but not sell it. I'm too uneducated and dumb for it. Here's an example why I think that they will react this way: I'm working for a real estate broker, she's a nice(ish) old lady, I'm cleaning her rental units. We met the other day and I told her that I dedicate this year to learning, I just got my GED, I'm working on my english skills and I want to pursue my education and hopefully I can change my carrier by the end of the year. I didn't tell her that I started a real estate school, I told her I'm not sure what I want to do. She said it's great that I want to change!! She has an amazing idea, she knows what I should do! I should do a cleaning company but not just a cleaning company....a cleaning+a senior caregiver company! Much better than just cleaning, right? That way I could double the money! I could clean the people and their houses. Great idea! I think she can't imagine I'm capable of more than just cleaning. Yes, I learn really hard foreign languages and I have an eastern European accent but I don't consider myself as a dumb person. I'm really afraid that my other clients will think the same way like this broker lady . I don't know many people in Florida, most of them are my clients, so if I want to sell houses I have to tell them that I'm a realtor. Less training and support but they have the best results. #2 Or should I choose a different office from the same company where people are mediocre but they have great training and always available mentor, friendly vibe. | Any tips on how to schedule an exam in Los Angeles? Posted: 07 Mar 2021 11:49 PM PST I've been in limbo trying to schedule an exam in LA for a while now. There's never any exams available in the LA region to schedule through their e-scheduling system. It always tells me to check back in one or two business days, and whenever I check back there's still no exams available. Am I missing something? Is there some specific time period I need to check that exams will be available to schedule? Or has there just not been any exams available in my region for weeks on end (it says exam centers are supposed to be open now)? [link] [comments] |
| Reaching out to Expired Listings Posted: 07 Mar 2021 07:35 PM PST Is it illegal to reach out to other agents who had their listing expired? I know it's illegal to talk to a client who's already working with an agent so I figured it would be better to just call the agent on the expired listing and ask if they're still working with the owner. | Posted: 07 Mar 2021 07:12 PM PST Looking to change CRM's from Zoho CRM to something new. Right now I like Zoho since you can make notes each time you call and set follow up dates. However, I would like to use a platform that does this PLUS allows for grouping for emails. For example, I want to be able to make groups like "Residential Sellers", "Commercial Investors", and "Commercial Brokers". That way if I want to send a mass email directly from the CRM I can use all my current contacts and pick what groups receive said email. So if I list a new commercial property I can send it to all the contacts that are within the "Commercial Investors" group and "Commercial Brokers" group without bothering the "Residential Sellers" group with that email since it isn't relevant to them. I have looked at countless platforms without any luck. Most of them are more for project management or the others are like HubSpot where they fit exactly what I'm looking for BUT once you have a lot of contacts (2,000+ for HubSpot) then they start charging you $800 a month which is not realistic for a one person operation.
