    I've been working with a lot of buyers lately and it's almost impossible to get an accepted offer. All my buyers are pre approved with great loans and I've written offers all the way up to $50k over asking without getting accepted. It's absolutely insane that an offer that high is getting out bid or a cash offer is matching it.

    Is it like this everywhere? I'm not even in a desirable area.

    Expired Prospecting Suggestions

    I am looking into direct mailing for expired listings off the MLS.

    Has anyone had any success with expired listings? If so, what timeframe and tips do you recommend.

    Are you ready to record a video to promote your property?

    Hey there! 👋

    Several months ago, we launched a new tool for increasing website conversion for property owners and realtors.

    We believe this tool can dramatically increase sales if you are ready to open their faces and start to engage with their potential clients.

    Around a year ago, I've been watching Instagram stories and noticed how often in the ads company owners are just talking on selfie camera about their products. They were seemingly proud of their business, ready to talk about it, and wanted to engage with their audience actively.

    What a horrible month!!!

    Laws of averages finally caught up to me. I was off to such a great start on the year. Have had 15 deals close (my 3rd year in and highest was last year at 24 total deals). I put over 800k on the board to start the month (our market average home is ~$150k). Then the floodgates opened.

    Lost one deal because the sellers lied about a new septic tank and we were one day away from closing.

    Lost another because of the home inspection was bad

    Lost another because the seller had tons tax liens from a divorce a week before closing.

    Lost one because the husband got caught cheating and the wife tailed it out with all the money.

    Lost another because they fell out of love with the house and used the inspection as the reason to run.

    Then last week Lost one because my buyer got a coworker pregnant and corporate found out and canned him since he was her superior.

    I went from having 8 on the board to close in May to 1. I have been going around to churches and apologizing for any sins I have cast. I have researched to see if I have upset any burial grounds.

    I'm ready to get to May and just hope I go the other way on law of averages.

    Way over asking with no appraisal contingency

    I am a newer agent so sorry for the (perhaps) obvious question. I'm not able to get a clear answer from anyone I ask. I scored a sweet higher end listing from a family friend and we are reviewing offers tomorrow. There is one clear winner.

    List price of $825k, on the high end of our comps range. I recommended we list at 800k but sellers are in no rush and wanted to try for more for a week or two. fine. 825k it is. The buyers LOVED the house and bid 879k (conventional, 20% down), next highest bid is 800k. HERE IS MY QUESTION.

    This offer has a mortgage contingency but no appraisal contingency included. Are they basically saying they will cover the gap between appraisal and purchase price, or lose their deposit if we don't meet them at the appraised amount? My fear is that this property could potentially appraise super low, like 750k. It is more dated than a lot of the comps and slightly lower square footage. Comps range 750 - 800k.

    My confusion is: If it appraises at 750k, then their offer is 129k over that appraised amount, and they would not be able to obtain the mortgage amount that their offer is contingent upon. In that case they would have to bring an additional 129k to the table or lose their deposit? Or does the mortgage contingency protect them because they are unable to obtain a loan at the purchase price specified in the contract? Am I overthinking this or did their agent potentially just screw them if it appraises low?

    TLDR; Does a mortgage contingency protect the buyer if the house appraises for way lower than the offer price?

    Student loans and buying a house, accept an award offer WHILE BUYING? 2 part question.

    My friend was about to accept an award offer from her college she will be attending. I told her NO! DO NOT DO IT YET!!! I'm also in the process of buying (signed my closure agreement today!) but I assumed if she accepted an award package it would show up on her credit report and hinder any chance she has in buying this house she's under contract for. She did sign the promissory note and do her entrance counseling but I told her I didn't think her doing those 2 things mattered. Right? She didn't accept the loans.

    Am I correct in my thinking?

    While I'm here. Since I signed my closure agreement is the next step scheduling a closing appointment to sign the actual papers and get the keys?

    Got Called Rude and Disrespectful

    I'm a commercial broker and have been working with a residential broker and their client on a commercial listing I have. There was a miscommunication on my part that I completely owned up to an apologized for ( the broker working it with me brought forward someone and I wasn't aware it was the same space they wanted). The space they want has a another potential tenant who is paying more for the space and the broker called me mad because what the price said online is different than what what their client is offering ( the other tenants are paying way more) and also I was telling them the LL counter because I had mixed up the emails with another client that had a similar email title. Their client called not only my personal but my office number saying that they will match the other user rent and they were switching their use to dine in restaurant from a banquet hall. Me not thinking I asked is this something she's prepared for because her previous use is a simpler buildout, but a restaurant would take more money and time to do successfully and suggested for her broker it would be in he best interested to search for a former restaurant space, but agreed to present her offer as restaurant instead banquet. Her broker again called me saying I was rude to her and I trying to sway her from not doing it and because of the mix up with the other tenant she was going behind my back and asking the property manager ( keep in mind he doesn't know what going on with the brokerage until he is told and also he tends to tell people he's the landlord and it's his decision to pick the tenants when he's clearly not) because she thought I was lying. The broker said I was rude for asking her that and that I don't know if she have that conversation with her, which I reminded her that her client called me and I don't feel that's rude I just need some insight why the switch and I have done transactions with people who have opened restaurants in spaces that weren't restaurants and once you start adding a hood, bar, lines for the beer, and coolers and the cost to do the install that bill really adds up.

    I wanted to know from the other agents was I being rude because I don't feel that way?

    About to sell two houses, is there some kind of BOGO on commissions?

    I apologize if the question is stupid, I am planning to move to a different state, I have a house, and my parents own their condo nearby my house. We will both sell at the same time and move to that new state.

    I understand that the market is red hot now, and it seems that selling is pretty easy atm. Can I get some kind of discount on commissions if I have the same realtor help with selling both houses?
