Already second guessing the brokerage I joined two weeks later Posted: 18 May 2021 08:14 AM PDT I narrowed my search to two brokerages. I joined the one that I thought would be best and now I'm second guessing myself. Anyone else had this issue? Is it normal for realtors to bounce around brokerages? If you've had this issue before how did you go about it and if you switched how did you tell your broker? [link] [comments] |

Posted: 18 May 2021 12:40 PM PDT We offered 250k or 5k over appraisal not to exceed 250k. Appraisal came back at 236k. Now our Realtor is saying we either need to pay the 14k difference or ask the seller to renegotiate the price. I was under the assumption that the 5k over appraisal meant we would be paying 241k. How can I offer a reduced commission without sounding desperate? Posted: 18 May 2021 11:38 AM PDT A seller lead I've been emailing asked me what my commission is. I nicely told him and said if I helped you buy your next house as well, I will reduce my commission. He said he's interviewing other agents also and will get back to me. I followed up with an email about my work ethic and experience in navigating through all these offers in this crazy market. He opened the email 10+ times. I currently don't have any listings and will absolutely reduce my commission to get the listing. How can I word that without sounding desperate and going back on what I originally said to him? Posted: 18 May 2021 08:51 AM PDT I just passed my MO Broker exam and don't want to go inactive while I figure out what to do. Going inactive in MO means taking CE in order to active. I'd prefer hanging my license somewhere - maybe a referral agency? - while I figure things out with the company (property management) I current work for in another state. They're expanding into MO but it's going to be a good 6 months before it's all sorted. Any suggestions or should I just hold off on the application until things get sorted? Apparently, I have 6 months from the date I pass the exam to submit the application. [link] [comments] |

Posted: 17 May 2021 02:02 PM PDT Hey guys, I've been doing this for about 6 months-ish and I can't get a single person to even think about listing with me, going after fsbos are so hard and I've been trying to take a non scripted approach and they say they appreciate it, but everyone wants to sell on their own. I can get buyers like it's nothing, but buyers take a lot of time and a lot of the time lead to months of searching, especially with this market. Posted: 17 May 2021 04:52 PM PDT I received a lead from an office call today and have a listing presentation tomorrow morning. The client is interviewing a few agents to see which one she likes the best and gets along with the most. I took the earliest time she offered. I have my office creating a bound listing presentation. She pretty much answered all generic questions I had but still asked a few more. I'll prepare a CMA, sellers net sheet? What else can I donor bring to stand out against competition? I've taken Bold classes where they focus on little things like 'our meeting is at 10 and it's 10 and I'm here' and other talking things like that, but those all seem so silly to focus on. She mentioned she would be drinking her morning coffee at that time- is there anything clever I could bring to highlight that? I'm a buyers agent but have been marketing myself for a listing the last few weeks cuz 2021 so this is my actual first listing presentation with someone that isn't family or friends so I'm a little nervous.
