    Do you finding that using a virtural tour helps you sell your listing for a better price? Do you get the same amount of showings or more vs only having good pictures?

    My concern with virtual tours is that it may lead to less people physically viewing the property and getting excited about it. Or they may see something in a virtual tour that they don't like and dismiss it where in person they may not notice it or be too exited about other positive aspects of the property to care.

    Competing with early contract deadlines

    I was hoping to get some thoughts and hear previous experiences regarding contract deadlines.

    My wife is a realtor in an area where homes are basically selling the exact same day they are listed. Twice this week, she has had clients want to make an offer based off of a tour in the late afternoon, early evening. She has let the selling realtor know each time that she was putting together an offer but the sellers accepted another offer before she had time to write up a contract.

    The buyer contracts have been having reply deadlines super early like 6 pm. Obviously one way to combat this is with earlier showings which don't seem to be an option for most of her clients.

    Any previous experience with this or any suggestions for how to maneuver through a situation like that? My wife is always pretty emotionally invested in her clients and wants to do whatever she can to help get them the house she wants but she feels somewhat powerless here. Any thoughts appreciated!

    Better preparation: Realtor assistant or sales job?

    Hi r/realtors! I'm almost done with my online real estate course and super excited to take the exam and get started! There's just one wrench in the works - I'm stuck in New Zealand! I'll be here until at least July, and perhaps longer if the virus is still a problem in the US.

    So, what would be better to help prepare me to come out swinging when I can finally go home, take/pass(🤞) the exam and get started: getting a job as a real estate agent's assistant, or taking a sales job? I have heard people say that if you've never had a sales job(like me), that getting sales experience, even from another market, is really helpful. And I don't know how similar NZ real estate is to US real estate, so who knows how much benefit I'd get from being an assistant. Or, is there something else I could be doing that would be even more beneficial?

    All advice appreciated and best wishes to everyone in this tough time 🙏

    Anyone else not enjoy this at all?

    I've had my license going on 3 years now, but none of that time has been spent as a full time agent. I got into real estate investing and got my license basically to be my own realtor and not have to rely on someone else's schedule, math, or judgement. I'd also do a few deals a year on the side just helping a few family and friends. This year I decided to make a push and try to spend a lot more time and energy on the agent side of the house. Honestly, I hate it. Maybe I just got unlucky with clients I don't really like, but it's been miserable so far. I'll absolutely admit many of the issues could have been prevented by me having more experience or managing expectations better, but I'm trying to figure out if it's even worth the time and energy to get to that point. Wondering if I should push through, or focus on the aspects of real estate I really enjoy, which is the investing side of the house. Even the parts that other people hate, like finding tenants and dealing with issues, I don't mind so much, but working as a realtor has brought me no joy these past few months.     I’m a security rep and I want refferals. How do I present myself to real estate reps?

    The title says it all. Im 20 years old young and hungry as hell and i sell ADT. Most realtor have security reps but the refferal business is something I want to get into so how do I go about contacting realtors, and as far as the pitch goes what are some key tips to it. I know you're supposed to make a friend before you make a sale, so that's not really what I'm looking for.

    20 yrs old have an interview with a big broker

    Hello guys!

    Like the title says I have an interview next week with a pretty big broker. I am super excited but also very nervous. I was hoping some of you could help me with a couple questions I have about the process!

    Question 1: For the interview what should I wear? I was think a nice suit, but the only problem is I don't have one that would fit the interview and because of Covid 19 there's not much options so does anyone have ideas there? I'm young so I want to show them that I am very serious about this job and I am really willing to learn and be the best.

    Question 2: What questions should I expect? I know that you guys won't know the exact questions but what are some pretty common ones or ones that you guys have gotten?

    how is pandemic affecting market? [CA]

    one of my family members was planning a move from San Diego to the East Bay and began buying a home on March 18. the sale is still pending, but was supposed to close about a week or 2 ago. how is the virus affecting the process? is it still possible to close within 30-45 days or is it being extended with business closures everywhere?

    sorry if this sounds kinda dumb, i'm just wondering what a reasonable time frame is so i can help move stuff when/if the time comes (i live in the East Bay)

    Is it worth it to get a Home Warranty?

    I've had my license in TN for 10 years and today posted in my agency's closed FB group which Home Protection Plan they preferred and it seems our opinions are split on the matter of if it's worth it to even ask for during the offer process. I always thought it gave the buyer a little peace of mind, especially since they aren't even paying for the plan.
