    Received proof of funds from a potential cash buyer in preparation for making an offer. I’m pretty sure this person is being scammed.

    It appears to be one of those scams where the person has to pay thousands of dollars to release a large sum of money that's being held up by some government agency. The scammers are impersonating actual federal and state government officials, do when you google their names you get official sites.

    Obviously I need to call and let them know that the listing agent isn't going to accept an email like that as proof of funds, but beyond that I'm at a loss as to what to say.

    Advice for a Mortgage Agent

    Hey guys,

    I would like some advice on how to connect with Realtors to become there go to Mortgage Agent. During this pandemic I got a chance to look at my book of business and have realized, most of my business directly comes from clients and referrals from clients. I have no issues with that, but I feel like for me to take my business to the next level of production, I will need to work with some good realtors.

    The realtors I know and work with...aren't the best, they aren't high producers and most of them aren't professional. As I work in Toronto, I was wondering if I could use your guys advice on how to tackle this situation and I can start dealing with more professional realtors.

    I use to go to networking events, but right now that's not possible. How would you guys recommend me in connecting with realtors and what are the things I should say. I know rates and all that are heard on the daily. I usually talk about my skills and how I make sure the client, realtor are all in the loop. And I talk about some hard deals I've done. But what else can I say?

    What do you use to map out a neighborhood crime rate?

    Had a client ask me what the crime rating was for a neighborhood and I wasn't sure. There must be something easy to use to find that information. I thought Zillow, Redfin, Trulia and the like would have that on the property's page but it doesn't. What do you all use? How do you find that info?

    Closing cost listed under option sheet

    Just reviewing my contract before I sign and under the options sheet, I saw the builder is charging me $4000 as closing costs. Along with carpet, tile, countertop, wood and other added items, there is closing cost swiftly charged. Is that normal or is the builder being shady?

    Also, the builder is giving me $4000, if I use their tile and mortgage company.

    Realtors, how did you become a licensed Realtor? Do you enjoy your career?

    I've been thinking about my life lately and I'm ready to make a career change. Because I love sales, I'm analytical, and I enjoy houses, I want to take the leap and join the National Association of Realtors.

    The biggest barrier I'm seeing right now is I don't want to get scammed paying for so called "seminars" that aren't worth anything. I want a 100% legit avenue and going through official and orthodox NRA approved programs. I want to become a licensed realtor however I'm curious to know how much did you people pay for the license?, how many months did the classes take?, and what was the name of the school you had gone to?

    Another thing is do you enjoy working as a realtor?

    How does someone sell a home for higher than the listing price?
