    This is about mainly lead generation, because you HAVE to be consistent if you have current clients.

    I am certain and have no doubt I can get listings and appointments very very often when I lead generate (because of when I actually do it), but some days I get really motivated to get on and lead gen, and other days I just have some sort of fear over everything and avoid doing any sort of lead generation. This leads me to doing pretty much nothing most days. I have a schedule, do I stick to it? Not when I'm feeling fearful, I don't even know what I am fearful of, it's just like this random anxiety that makes me worried about what others think, intimidation about high price point clients, and reluctance to LG in the first place.

    I really want to be consistent with this, but lately the habit has been trending to less and less work. And I have coaches and get so excited after my coaching calls/sessions and then the next day I'll do great with LG, but then the next day or some random other days I get that fear, or maybe it's laziness idk. I live with my parents (I'm 21) and always have wondered if moving out would kind of transform me by putting pressure on myself to preform outstanding because I have no choice (because that's how I've always been successful in other fields). Like maybe I'm too comfortable here and need to feel some pressure. On top of that it's not a really great environment here, as in my parents kind of neigh say the way I do things because I lead gen a bit different, and are usually negative towards my processes that I use. No other agents do what I do in my office, but my coaches and people in my internet circle do this and that keeps me motivated for a day or 2 when I talk to them.

    I probably gave too much info and went off in a ramble, but if anyone had advice I'd really appreciate it. I know my business can explode to what I want with team members and everything, but i cant stay consistent enough to grow to that point.

    In California 22 year old realtor

    Hey guys! Im learning alot and about myself while being a realtor its my 2nd year now been thru a lot already. In real estste Im curious im watching a lot of bigger pockets, Stephen Graham, meet Kevin regarding rental income, investing and etc. Some of the videos I watch are 2 to 4 years back. My question is does the concept always stay the same ? If im watching how to purchase a rental property in California and the video was uploaded 3 years ago is it the same principle today but little things have changed of course. I hope that question makes sense.

    Throwing in the Towel?

    I am agent in Washington, just south of Olympia. I am from California, and I own a beekeeping company. The bright idea was to move up to WA, expand the bee company, and get a home for a fraction of the price of a CA home. Then I found out that the bee business up here isn't super viable, so I became a Realtor, and managed my bee company from afar. I started in June, and I got 16 closings by March. It was more money than I knew what to do with, so I switched to a full time agent, and part time owner of a beekeeping company.

    I kept telling people I am a beekeeper first, just in case the market takes a dump. Then...it did! Currently real estate is basically shut down. I am sure some people in the comments will say that it's not completely dead, but it is far more difficult than it was, and frankly, I am not super eager to bring Corona home to my family for a $3-4k commission check. Prices up here in WA have skyrocketed, so it isn't much cheaper int he Olympia area than Bakersfield, if it is cheaper at all.

    So, with this shut down, I am packing everything up, and heading back to CA to run bees until this all blows over. What will happen when they turn the economy back on? Who knows?

    For now, what I am thinking, is I will live in Bakersfield, CA once the economy is turned on. I will try to do business where my parents live, in Ventura CA. Fingers crossed I can do 12-24 my first year in CA like I did out here in WA...but I am told it is a scary, big and challenging market.

    I don't know what that means for the leads I generated, or business I started up here in WA, but basically all my leads have fallen apart. It feels like I am starting fresh either way in a few months. I will hopefully pass the test as soon as I am allowed to take it in CA, then wrap up loose ends in WA over the two months it will take to get the license...and then head on down to CA. Back to the bees, and back to a whole new start in Real Estate. A little wiser, and a little stronger than June.

    I came up with a lot of debt. I paid a lot of stuff off...but currently I am looking at $14k in the bank. I just did taxes, and I owe $11k. That puts $3k in my hands to come out of this on the other side.

    Why doesn’t the exlusive buyers representation contract hold up?

    I used to have a sense of security when I got a buyer under contract, and would always try to get it done early. But now I am hearing that it would never hold up if you tried to enforce it or collect a check if your client purchased a house with another realtor. I am told the only purpose it serves is so that your buyers THINK they have a legal obligation when really they don't.

    If that's true, then why wouldn't the contract be enforcable

    Debate - Will adding a back splash add value to my house?

    If so, how much?

    My wife and I are discussing adding a back splash. The house we are in is not our forever home. We anticipate staying here for a couple years and then heading elsewhere. We are finishing the basement to increase the value. Does going through the work of adding a back splash increase the value of your home to make it worth it?
