    How many of you are familiar with Ricky Carruth's style? It seems really simple, in fact, too simple, yet it looks like it produces results.

    What are your thoughts? What works well with that style, and what can be improved? Have you tried it or know someone who has, and what results have you seen?

    How do you feel about "permits unknown" in the confidential remarks?

    It raises a flag to me. Does it raise a red or yellow flag to you, or do you care? I'm in SoCal. There are a lot of additions to home in my market because there are a lot of postwar 800 square foot homes.

    What are the best Real Estate / Sales books you have read?

    Pretty much the title. I love reading books and would love to dive into some more books related to sales and real estate.

    I found the typically suggested ones (like Gary Kellers) completely dated and irrelevant in the current era.

    Real Estate State Test

    I have my test June 23rd, it's pretty far off so I have already begun studying daily. I feel pretty overwhelmed with the amount of information that is required to study so does anyone have advice on how to study for this? Thank you in advance!

    Is Realtor A overpriced, or Realtor B underpriced?

    We have two realtors who want to work with us.

    The first is a younger realtor. We've worked with him before. Our home sold in one day previously. We have a hunch that he underpriced it then, and we have felt pressured by him. He wants to sell for $420k.

    The second is a much more experienced realtor who has been in the field many more years. He ran numbers in front of us, and explained his strategy. He used comps and nearby inventory, as well as multiple assessed value indicators (tax history for example). His list price is $475k, and his average days on the market is 37.

    Which is more likely - the first is underpricing, or the second is overpricing? If there's not enough information, I'm happy to provide more.

    CPRES Certification How To

    I can't seem to find a course or test or program for CPRES. I see people with the certification, but no information at all on working towards CPRES. It would greatly help me with marketing.

    (WA) Seller asked for closing extension due to tenants having issues moving out

    New realtor, buying a new house for myself. They've had 6 weeks. I originally wanted to close mid April, they asked for early May to give themselves time to get tenants out. Now a week before closing they are asking for potentially 2 more weeks for this and will let me know end of week.

    I want the house so I can't just walk. But is there something I can do to motivate them?

    Does Weichert realtors have a broker-owner name like the other franchises?

    I noticed that the Broker-owner's office is always written under or beside the company like re/max "Mike" or keller williams "City ..." but it is always Weichert realtors ... Does any one know the reason behind this?

    Panicking.. Could really use some advice. Deal likely falling through because of COVID "stay at home order."

    David Ige, Hawaii's governor just recently announced an "extension" to our stay at home order. This is an absolute disaster for me if it will affect my ability to get a Hawaii Real Estate Salesperson License during this time. I'm already signed up for the exam in very early May (the earliest available since PSI testing have been down for the whole month of April), and I've been waiting and studying, it's fresh in my mind, and I'm ready!

    Problem is, I have someone literally waiting FOR ME to get my license so that I can sell their $2 million dollar house. We've already spoke on the phone, and they do not want to have to wait to list it after the latest extension. I understand, but it doesn't make it any better; now it looks like they will go with a different sales person who can sell their house right now.

    It's destroying my dreams.

    I am physically ill after hearing this news. Throbbing headache. Sick to my stomach yesterday and today.

    As an aside:

     I'm freaking out, but I still have hope that Ige will relax the law by allowing certain essential commerce to commence. Ige has got to meet business half way! In my view Real Estate is an essential operation; everybody needs a place to live, so please allow it! Public businesses like restaurants and shopping malls can stay shut, but allow more private businesses to choose for themselves. The virus has proven to be waning. Restrictions on business should be too. The show must go on!, right? 

    I am still in communication with the owners. They are asking me what to do and I don't know what to tell them.

    I tried making it clear that having their money in cash while they rent their next place is not a good place to have your assets because of possible impending inflation. That's their plan though, regardless. They are worried that the entire housing market might crash, and that we're heading to a depression, and they are eager to sell their house. They actually have entertained the idea of a FSBO listing.

    I say to them why would they want to sell their house at what may likely be the highest point of panic we are to see over the next few months?

    what should I do in addition to my course?

    I just turned 17 and within the next couple of weeks, I am starting my course with aceable agent most likely. I'm just wondering what should I do in addition to the course in order to be the best that I can be next year as an agent. I heard reading contracts and other things but still confused about what to do in addition with the course.

    How to get list of agents to call as a new loan officer?

    Hi guys, I'm going to be becoming a loan officer in the Cleveland Ohio area, focusing on purchase business, this training group that I am a part of said that I should ask an agent for a list of all the agents in my area who have done 8 or more buyer side transactions in the past year, Am I thinking correctly that this list could be "searched" and "generated" to be exported to maybe a spreadsheet?

    Not sure how exactly the MLS works, and wondering what what the best way is to go about actually obtaining a list in a spreadsheet format?
