    A little scared about safety at open houses

    Hi,

    I really want to become a real estate agent in California. I've been studying. I have this overwhelming fear of open houses and being alone at them, I've read stories of people getting kidnapped/killed. I've also been warned about having clients that cross boundaries when you're showing them properties. 

    Any advice? Do you HAVE to do open houses? What's people's experience?

    How to break into the industry?

    I need some advice on how to get into the real estate industry! I have worked in hospitality my whole career, and would like to take the organizational, problem solving, and people skills I've learned and apply them in a new way. I've been told that a junior MCA position would best suit me, but I'm at a point now where I'm unsure what my next steps should be. If y'all have any tips or education advice I would be so grateful!

    Dealing With Terrible Neighbors (Texas)

    Hi all, I'm having an issue that doesn't seem to have a clear answer and I'm hoping one of you will have some advice or ideas. I have a farm & ranch listing that is zoned outside city limits and therefore has no restrictions. Right before listing, the land next door sold through owner financing and a mobile home appeared. Not great, but not a huge issue. It wasn't long until their junk and numerous vehicles began piling up along the fence line and close to the street. They were also stealing my client's water at night and tried to steal electricity. We've had some great showings and people that absolutely love the property, but are turned off by the neighbors. To the point that we've lost what would be full-priced offers solely due to this. When approached, they retaliate by blasting music all night and firing guns constantly. My client has called the sheriff repeatedly and nothing happens. Is there anything we can do about this? It's hurting the property value and my client is fed up.

    No Money

    well like the title suggests, i have no money, maybe around 300 in the bank. im 19 living in my parents house, with their financial support and maybe 3000 dollars i invested for them that i may be able to convince them to let me use for real estate expenses. i have 1500 in potential credit and going to start applying for some other cards. what are my options to leverage the potential money i do "have"?

    I do real estate photography/videography on the side. Would I be taken less seriously if I just told realtors that?

    Hi!

    I posted the same question on a real estate photography page and the photographers that do it on the side don't tell any of the realtors that and just make it work to their schedule. However they're able to shoot during lunch times and most of their shoots are lockbox.

    Here in LA the realtors are always on site when I'm shooting and I can't shoot lunchtimes. Sometimes I just want to let them know so it's easier than constantly having to tell them I'm 'booked'. What would you think if your new photographer told you that they work a full-time job? Would it change your conception of them? Also I'm aware that realtors need pics ASAP so if really I wouldn't be able to do it I know of course someone else will take the job-nothing I can do about that. Thanks!

    Fresh out of highschool

    I'm 18 and have been interested in being a realtor for some time now. Is now a good time to get in and learn the ropes? And because of corona and being really young and unexperienced, what challenges am I likely to run into if I were to start cold calling and finding leads now?

    Looking to join a team around August. Should I send in a resume to brokers now?

    I'm taking my test to be licensed in NC in August. After reading posts here I think I would like to join a team since I am not originally from NC and do not know too many people. Is it a good idea to start by sending out resumes to brokers and telling them I am looking for a team to join? I'm not sure if it's acceptable to stop by in person because of COVID-19.

    Also, what are they looking for on a resume? My background is in graphic design and I've also owned and ran a small business (franchise location) with a partner.

    Any advice is appreciated right now as I am feeling like a blind man with no cane on this new venture.

    Any tips/advice when it comes to marketing yourself to get clients?

    What's up reddit! Just to give you guys a little backstory about me. I am 22 years old and I have been licensed since I was about 18. I got a job as an assistant for a top producer in my city and I worked there until late last year.

    The reason I left is because I felt I was getting compensated to little for the amount of work I was doing. I would get people pre qualified, shows homes, do open houses, write up offers, follow up with title through the transaction, draft up and negotiated inspection amendments, etc... I basically did all of the work throughout a transaction for a measly $800.00 bi weekly. Yes before you say it I know I got screwed. Ultimately that's what made me leave. I would take home $1,600.00 a month while I saw the agent I was working for get $6,000+ checks every time she closed a transaction... that I basically worked from start to finish.

    Now I've decided to become a self employed agent and go out on my own. I know the real estate aspect of the business like the back of my hand but I encountered a problem. I really didn't take into consideration the marketing aspect of the business. Most if not all the clients the agent I used to work for would be referrals so I never really saw the marketing side of the business. I've never used a CRM or learned how to effectively farm a neighborhood, etc..

    Does anyone have any tips when it comes to marketing yourself? How did you find your niche? Is there anyway to get myself out there to people looking to lease in the meantime so I can stay afloat while trying to find buyers and sellers?

    At the end of the day I know I can give clients a great quality service. I would put myself a tier above an average agent when I have work but I seem to be struggling to get clients. Any tips or advice would be appreciated. Thanks!!

    I'm a photographer and I'm wondering why nearly all realtors turn on lights for photos?

    Hi!

    Edit: I'm talking about when real estate photographers come in and shoot the place and not realtor taking the pics/phone photos

    For some reason realtors love turning on all the lights for photos--do you guys realize how that changes how photos look? Like lights off look more airy/natural Arch Digest and I feel lights on looks more harsh/HDR look.

    Do you actually want that harsh/HDR look or you don't realize the difference? Another misconception is that lights on make the place brighter when in reality they make the room have sharper shadows and generally more orange/stale. The same way we can edit out things in a room photoshop out whole things it's super easy to brighten up a room if shot in natural light. Just curious, thanks!

    getting into real estate as soon as NYC opens back up despite all the people saying the market etc, etc, etc... i have been watching tom ferry's videos and have come along the use of scripts. i search them up and printed them out but just want to know the usefulness of scripts before i go head first into learning them. do you use them in your daily business life?

    What would you say are the toughest "hurdles" for new licensees to cross?

    Anyone Licensed in 2+ States?

    I'm currently licensed in CO but looking to get licensed in AZ as well. I've got some potential business there and also considering a move in the future. What would be the best way of going about doing this? I'm currently on a team which is with a national brokerage. Thanks for any advice, input from single state agents in CO or AZ is appreciated too
