    So I took my RE exam twice now, I passed the national and failed the state twice now... I feel like I've been studying my tail off but I guess not, do any of you recommend any website or way of studying to help study?

    Doing online courses having trouble actually digesting the content

    I'm working on Aceable Agent's courses to get my Texas Real Estate License. I'm having trouble actually digesting the content and actually learning it. At first I was writing everything down and feeling decent about it(but was barely progessing), now I'm more breezing through, but feel like I'm not learning much. My thought process has changed to learn what i can now, take a bunch of practice tests and do all the prep exams once I'm finished. Is this okay? Will I still be okay once it gets time to actually work with clients..or even pass my exam?

    Newbuild - Questions

    Looking to sign the contract on a new build, but have heard a few things like Design Studio credits and lowering the lot price. Any advice on this/questions to ask before signing contract? It's with KB Homes.

    Helping a client physically move in?

    I have a rather difficult client. They're my first buyer, and my broker tells me all the time that this is a very unusual situation; that I probably will not have to deal with another client that behaves like this ever again (🤞🏻).

    They are older and live out of state. I've had to measure several houses and designed makeshift floorplans to suit their fancy and give them a better picture of what they're interested in. I helped ease their mind at stressful points, late at night and put up with a lot of underhanded comments to make this work.

    We finally settled on a property, signed contract. Well, now they need help moving in.

    They're asking me and my boyfriend to help unpack/assemble stuff. Not typical in this field, right? I understand they're older but I really feel like they're starting to over step professional boundaries.

    I offered to help for an hourly fee. It's higher than normal for movers, but I'm a fairly busy person. It takes time/effort and has to be worth it, especially in the middle of a pandemic when they're coming from a high risk state. I also mentioned other referrals they can use if my offer is too unreasonable.

    They messaged me tonight that they need help unpacking, suggesting they just want a favor. I'm annoyed and frustrated at this point. I'm waiting to reply until tomorrow as it's already pretty late.

    I'm looking for some advice from fellow realtors.

    At an interesting career crossroad and some elderly advice is appreciated...

    I tried my best to make it as a full time realtor, living off unemployment. From November until June I made my calls, attended trainings, and closed some deals.

    Unfortunately I didn't make enough, and my unemployment ran out.

    Well one day in June, when I was feeling down, I hopped on indeed and applied to some jobs—one of them being UPS.

    I started the application and never even finished...but sure enough I was invited to interview regardless. I show up and I'm hired on the spot as a part timer. Hard job to get if you're not familiar with it. 3 weeks after I start, I get offered an opportunity to go full time as a driver, where the benefits and perks are incredible.

    So as you could see, it's like everything is falling into my lap at this new job but it's a freakin struggle to keep real estate rolling.

    I really don't want to be the percentage that drops out after the first year, but I also realize that this UPS job is a career that will allow me the opportunity to move out my parents home and even invest in real estate for myself!

    Such a troubling crossroad. I've always wanted to be my boss but this job blessing is coming to me EASY.

    Ultimately, I'm scared I'll be throwing away my dream of real estate

    Sorry for the vent, just wanted to share.

    My question: Have any of you went from full time realtor BACK to part time?

    I'm 22 and general career/age wisdom/advice is appreciatedz

    Property taxes incorrect on closing from 6 months ago

    So I have a buy side client who reached out from a deal I closed back in December. Apparently my client found out that the taxes credited to him from the seller( for 2019 taxes) weren't enough due to an incorrect senior discount from the previous owners who were senior citizens (the current seller only lived there for a few months before having to sell, not senior citizen). Now my client got his tax bill for 2019 and they are $600 higher. Obviously taxes change and are not guaranteed to be the same as previous years, but he feels like since they are higher due to them being calculated incorrectly and that either I should pay them or the title company should cover them . Oh and the Title company said it was my fault . Who's fault is this and Who should cover it(if anyone).

    Can you be in the field without a license?

    I want to become a real estate agent one day, however I don't plan on going back to school anytime soon and would like to get experience to see if it really what I want to pursue. Does anyone know of any job titles I can apply for to put my foot in the door?

    Illinois Managing Broker exam

    I've been looking to get a reciprocal license in Illinois. I took, and passed, the Broker exam but then found out that to be a managing broker you need to take a specific exam. So I'm looking on the PSI site and they have two exams listed. Managing Broker and Managing Broker by Reciprocity. I'm going for the reciprocity exam, obviously, but does anyone know the difference between the two?

    PS, I'm a managing broker in my home state.

    Practice tests

    Are there any free practice exams online? If so, what are your favorites? My testing vendor has them but they're $20 each, and I'm starting off very low income. Any advice about that is also welcome :)

    Any commercial realtors here specializing in industrial?

    I'm fairly new in CRE and I'm wondering if there are any experienced realtors here who specialize in industrial properties. If so, do you have any tips or tricks for getting started?

    I'd like to focus solely on industrial and as I search the internet I'm surprised at how little information is out there. Do you guys have any sources or educational recommendations?

    Kaplan Cram Course to prep for CA Salesperson License Exam - Good or Bad?

    Hello! I'm thinking of using the Kaplan Cram Course to prep for my CA Salesperson License Exam. I already finished my 3 courses and am now prepping for the license exam. Its expensive though, and I'm not sure if it's helpful.

    Has anyone used the Kaplan Cram Course? If so, was it useful for the salesperson licensing exam?

    Taking PSI exam tomorrow

    What can I do to be prepped for tomorrow? I will be bringing 2 forms of ID. Looks like they don't allow you to bring even a pencil. Is that true? If possible, could you share how was ur exam at PSI?

    What does "the owner makes no representations..." mean?

    This is probably a stupid question. I'm studying for my Virginia Salesperson exam and I'm reading the about disclosure statements.

    What does the following statement mean:

    "The owner makes no representations with respect to whether the property is located in one or more special flood hazard areas "

    Does it mean that the owner should disclose that information or should not disclose it?

    New WA Realtors

    For new agents in Washington State. Did they actually verify your diploma or GED? As per Washington regulations you must have a highschool diploma or GED. I moved out from home and dropped out of highschool at 16 years old. Every job I've had since (Im 25 now) I've just marked down that I graduated from my hometown high school with a 3.89 GPA which was accurate at the time I dropped out (ridiculous, I know) including my last promotion to finance manager at a fairly high volume car dealership. I knew they weren't going to pay for old textbooks I never returned just to pull my transcripts.. I go to work from 6:30 and get home at about 11:00pm every night so getting a GED is going to be pretty inconvenient if I don't actually have to verify this information...
