    Here's a rant. Comment if you'd like. I got my license in March, which was maybe the worst timing ever in PA especially since we couldn't practice from March until June of this year. Anyway I feel like I've been busting my ass. I use RedX and cold call homeowners which has resulted in 3 listings and also use 2 in-house lead generation platforms which have yeilded results for buyers but I haven't been able to close anything! I have a triplex listed that is literally the biggiest POS money pit, a lot of land in the most undesirable neighborhood near the city and finally a SFH this week which I think will sell quickly. I've also put roughly 6 offers in for buyers one of which was accepted. The one buyer was supposed to close Monday the 30th but hasn't sent her paperwork back to the lender and hasn't answered my calls in the last two days. Another offer was accepted provided proof of funds and the lady hasn't been able to present bank statements for the last 4 days. I feel like I've been running around like crazy (14 hour days) for the last 3 months and have absolutely nothing to show for it. Can you guys talked me off the ledge?

    Anyway everyone has this mind set that relators are bottom feeding... get a ton of money for nothing, good for nothings. Meanwhile I've been showing houses for FREE, on my own time, with no paycheck for the last 5 months. "Realtors! Who needs them? Apparently everyone was with a phone and a finger"

    Getting license before finding Broker

    Hi all, I'm totally new to this field, and I've heard mixed experiences.

    Some people have said that they found a broker, who then paid for their licensing course. Others say you take the course on your own dime, then find a broker? I also see that, here in NY, I need a broker attached to the licensing exam I take after completing the course.

    So, do I take the course on my own, then find a broker, then take the exam? Or, do I have this out of order?

    Question about finding a place to rent

    I want to rent a space to keep specifically reptiles what is the best way to find something like that (what to search, where to look, etc.) And what would be the best way to approach people about that. Sorry if its a dumb question but I'm new to all of this.

    Question for NJ Agents

    Howdy folks,

    I am curious if there is a publicly available website where I could find the owner's name and mailing address if all I have is a property address? For example, in my state you can publicly see the tax records (owner name, mailing address, and sales history) of any property so long as you have address to input.

    Any link would be greatly appreciated.

    In an average market working 40-50 hours/week, how much should an average skilled agent "expect" to make their first year after training etc?

    Wondering if the jump from sales to full time RE will be worth it. Love the field of RE so much more than my own, and if I can expect an equal $ salary it will be so worth my time making me happier overall. Honest advice only please!

    Selling after a Natural Disaster

    Does anyone have experience selling homes after a hurricane? My house was listed for sale before Hurricane Laura hit. We haven't been able to get inside yet but from photos from neighbors it appears to be relatively unscathed.

    We had cut the price a couple times before the storm. Assuming there is not water damage that we can't see, would it be wrong to raise the price back to original list price now that demand is much higher than supply?

    What can I do about my neighbor?

    So for over a year our neighbor has been using his shed as a man cave. Now I have zero problem with this in general. However, he is in there all day, every day, listening to talk radio or watching tv. Also, fine. Except I can hear it anytime I'm in my own backyard. It's a constant steady stream of noise. We can hear it inside our home too.

    We finally hit our breaking point and went to knock on their door to ask him to please turn it down or wear headphones. No answer. I pleaded at midnight through their doorbell cam that was recording me hoping they would have some sort of neighborly respect for us. That helped nothing.

    I researched our HOA deed restrictions and found that two things stood out to me. 1. No shed shall be utilized as a dwelling. And 2. Any shed shall be comprised of material equivalent to the home, mimicking fascia/siding and roof shingles.

    His shed is a huge aluminum eyesore that he's basically living out of.

    So, since March, we have been back and forth with our HOA because we don't know what else to do. All we want is for him to be considerate and fix the noise issue but I'm at a point where I just want his shed GONE. He has been sent 3-4 letters by our HOA, this last one included a fine. Hasn't changed anything. Any advice? Am I right in this being in clear violation of our deed restrictions? Can I take him to small claims court and sue for being a nuisance? I'm in the process of getting the noise and the shed material recorded so I have evidence.

    Thoughts on Real Estate Express vs Aceable Agent?

    I'd like to hear any good or bad feedback about one or both of these online options. Which of these pre license courses overall has better value? From what I've picked up around the internet's comments, some people have a sour feeling towards REE & others claim they could have read a book without Aceable Agent, yet both their "official reviews" when Googled sound pretty good. I've used Aceable to dismiss tickets in TX & felt their program was easy to grasp, but being 180 hours of mandatory learning that I have to get through, I'd like to hear from anyone before going with one or the other. Thanks!

    At What Point Do You Take Matters In To Your Own Hands?

    So, let's say, theoretically, your agent is "working" on getting a house for you (placed offer, communicated multiple times with listing agent, etc.) and you are getting no traction... and, now, you are suspect as to how much he is doing, how often he is calling, what he is saying, etc. So, you make up a pseudonym and call the listing agent yourself.

    Tips, tricks, ideas?

    We are going to be doing this and I want to know how to make this work in our favor. Thanks!

    Best time to contact a real estate agent(s)

    My partner and I want to sell our house. Before contacting a real estate agent, should I have my house spic and span? I'm planning on replacing some carpet, making sure all the windows are sparkling, the trim is touched up, blinds in all the windows and repainting cupboard doors. Also have considered purchasing a new range and sink. The things that I can do, will be done in a week or so. But some tasks I don't have much control over and am dependent on tradespeople or shipping times. Our house is in great shape in general but I really am uncomfortable about showing people the house without having new carpet, clean windows. and the blinds for the basement windows (supposed to come the first week of September). In advance, thanks for your insights.

    Questions you would ask a team you are considering joining.

    Hey guys, I know this community has plenty of experienced realtors, so I wanted to check in with you. If you were to switch brokerages, and were up to joining a new team, what questions would you ask them? I'm a new realtor, looking to join a group, as I believe it's the best way to soak in knowledge before venturing on my own. I have a group I want to pitch myself to, but I have no idea what to ask them to find out if us working would be a good match. Anything helps!

    (FL) Failed the sales associate state exam. Recommendations?

    Do you have your Virtual Assistant make the initial call to your leads?

    Hey all. I am in the process of looking for a virtual assistant that will handle a lot of my follow ups, crm management and things like some marketing for me. I do however get leads daily that come with phone numbers and/or email addresses. I'm wondering if hiring a VA to make those initial calls/emails would benefit me. Sometimes I get backed up and I don't have time to get to those leads for a couple days. Would you or do you use VAs to make calls, what do you have the VA's gather from the leads and when do you have them pass those leads on to you? How do you have them present themselves? As you assistant? Any insight or help is greatly appreciated! - Thanks
