    I'm not seeing nearly as many new buyer inquiries as I did in the first and second quarter, but I wonder if that's normal for the season or if I'm noticing something worse? The conversations I am having, there does seem to be a question of whether to wait for a recession to drive prices down or get involved in this crazy market with an uncertain economy looming. Definitely move up/downsize buyers are too scared to list without a contract or place to move to. What are you seeing? Anyone noticing a decline in their buyer leads or is it just my lead gen not working as well anymore?

    What CRM do you guys use?

    I've recently joined a top-producing team after spending the beginning of my career in high-end car sales. While i'm waiting for my certification exam results i'm interning to learn all their processes and to work on mine. They're using InfusionSoft internally as it is pretty powerful for marketing purposes, but coming from a sales background, I want to use one focused on sales to make sure i'm following my sales process to the dot on every single lead I get my hands on. After my research i'm inclined to go with Pipedrive, which seems very very sales focused. Does anyone have recommendations on one they've had great success with?

    Who's read Millionaire Real Estate Agent by Keller?

    Two questions for those of you sending regular emails to SOI

    1) How often? I do every other week so I can create content, not just "this is what's on the market" which they can find anywhere (like freaking Zillow etc...). I'm guessing that's often enough for them to keep me in mind. Views?

    2) Do you resend to non-openers after 2 or 3 days? (that's an option in Constant Contact).

    A future without realtors.

    I'm wondering if anyone has thought about this. Zillow doesn't come anywhere close to replacing a realtor, though can anyone see a future where an app through which a customer can do searching, the app does the paperwork, you can negotiate directly with the seller, and it submits to the title company for closing- Effectively cutting out the 'Middlemen.'

    Currently laws are in place to require realtors, but in time if there were such a mechanism, I imagine that it wouldn't be stretch to see the laws modified.

    I'm very very determined in getting my realtor license in California. I've read that the pre-license tuition can range anywhere from $125-$700 and wanted to ask if anyone had any recommendations for a good and affordable one. Thank you very much!

    Your Real Estate business is kinda like an ecommerce store

    Bear with me.

    • Client Acquisition
    • Conversion
    • Servicing/Fulfillment
    • Retention

    They're all part of an ecommerce store but also part of your Real Estate business. I found it super useful to think of a Real Estate biz this way.

    • What are your acquisition strategies? How much do you spend there? Prospecting? Ads? Working your database?
    • How do you convert those leads? What scripts? Objection Handlers? What follow-up plan?
    • How do you service your clients? Any standard processes? Wow moments?
    • How do you retain clients? As in keep them sending you more business and work with you again?

    If you have a great answer for each of those, kudos! It was a useful thought experiment for me.

    Lead gen subscription services.

    Just got my license 3 weeks ago.

    Getting my business structured and marketing materials created.

    I've been getting emails and phone calls offering lead generation subscriptions.

    10-20 "contactable" leads per month for $299ish.

    It's feels scammy.

    Is it?

    Are there any reputable services that offer similar services?

    Question about VA loan buyers

    So I have received a bunch of offers on my home, and we have accepted an offer that was conventional loan. However, there was an equal offer from a VA loan.

    My realtor said go with a conventional loan, but when I pressed him on why it was a lot of hand waving and "it's more complicated." Searching online I see VA loans get a bad reputation even though they seem solid.

    Now, in this situation with the market being absolutely nuts, I am selling the properly almost 40k above asking price. It won't appraise for that. The conventional loan has an appraisal waiver and 40% money down. The VA loan wrote in the exact same thing about an appraisal waiver.... and that the appraisal would happen in 2 days. It seemed weird, so I tried to look into it. My understanding now is that the VA does not ever waive appraisals. Is this true?

    I really am curious if it's even possible or if that contract was destined to fall through

    Quick question

    We've been looking for a house and ofc we've been told, especially in this market, don't wait to make an offer on a place you want. True enough because all the ones we like are either pending or selling days after listing. We just went to look at a house tonight and fell in love and told our realtor we want to make an offer. She said great, we told her what we wanted to offer and then came to find out that there are 2 showings tomorrow that are scheduled. Great, no problem, but our realtor is saying she's going to wait to submit our offer until tomorrow? It doesn't seem quite ethical, but I understand showings were scheduled and they could put in offers tomorrow, but I'm just not sure why my realtor would wait to submit ours?

    New prospective NJ Agent-Fingerprint question

    So I'm starting classes soon for real estate, when I was 19, 10 years ago I was arrested on Joyriding charge. Took parents car without notice, everything was dismissed and am now on great terms with parents. I was finger printed and this has bit me in the rear for previous jobs but I'm hoping as long as I disclose I should be all good. Not sure how it works with dismissals because I believe technically Joyriding is theft. Any insight or thoughts on how to handle this or who to reach out too would be greatly appreciated!

    Title Companies

    Hi! So a little backstory on me.. ever since I was in high school I've found myself really drawn to real estate and I still envision myself getting licensed and becoming an agent someday. Last year I graduated from college and shortly after an opportunity to work for a Title company sort of fell in my lap.

    When I first started I had no clue what Title insurance was let alone where to begin in the entire closing process. It didn't take me long to connect the dots of how Title fits into the real estate industry and needless to say I've been learning a LOT (and enjoying it!! - a little over 6 months in, working as a closing processor)

    The market I work in is competitive and there are a lot of title companies to choose from. And with that I can't help but think from more of a Realtor's perspective often times at work - So i'm intrigued to see anyone's input on their experiences with Title companies or closing agents!

    What qualities about a title company are most important to you when choosing where to send your business? If you've used the same closer for years, why - what would have to happen to make you decide to switch up?

    When is a time your Closer saved your ass ?? Made your life easier? Are there any topics you'd like your title company to provide further education on for agents?? Anything ya got!

    Becoming a realtor

    Hi everyone!

    Feel free to delete if I have violated terms of this page.

    I am looking for honest and personal views on whether or not you need a bachelors degree to becoming a realtor? A lot of websites on google have said that it is not necessary to have one and I can't seem to find any personal experiences. I can't find information regarding the success of being taken in by a real estate company to be a realtor with no degree or given an internship (no license) to get a feel of what it's like.

    I am in college right now hoping to transfer to a University but my grades aren't competitive enough and I will need an extra two years to graduate. So I am really conflicted whether I should pursue a degree first in commerce or go for the license? It feels as if not having a Bachelors degree in 2020 is basically not having a high school degree back then.

    Thank you for reading this guys, would really appreciate your input. I am really struggling with planning out a career.

    Staging and suggested improvements awkward conversations

    I have a listing - furnished for sale or rent from a friend. The unit is in fair condition the furniture is all 15 year old Ikea pieces that are a little banged up. The floor is a decent ceramic tile, but the grout is dirty and the shower has dirty grout. I suggested to the seller that a professional floor cleaning/grout clean and swapping a few items for new furniture will really freshen up the unit and make it easier for him to get a good price.

    He wants to sell at market value/Zestimate $ but there is high inventory and lower demand. The building has issues - pool closed, special assessment. Market Value is $250,000. Monthly rentals go for $1800-$2000 a month. My challenge is that I'd like him to do the bare minimum in staging to attract a renter or buyer but he perceives it as me picking the place apart and he is thrifty.

    He is a good friend so I am trying to do the best for him. It will stay on the market longer and he will net less in the long run if the price is too high and it doesn't show well.

    How do you handle these "suggested improvements" "staging" conversation when the seller overvalues the marketability of their property and is too thrifty to spend on improvements to market the property?

    I don't mind that I had the conversation, but is he being too sensitive or maybe I am being too blunt?

    How do you great Realtors out there handle this one?

    Help with tech for soon to be agent

    I'm heavily considering buying an iPad as kind of a celebration for doing good in the stock market. It would be the latest greatest iPad Pro, but my question is, would an ipad(granted i have a keyboard and all the accessories) be beneficial for me as a real estate agent versus my MacBook.

    Floridians- how do hurricanes affect real estate logistically?

    Buyer/seller agent and negotiating fees.

    I am in NYC. I called a broker that I saw had a listing I was interested in. I haven't seen the apartment yet. I am also open to using this agent to list my current apartment. Both the units are in the same coop by the way.

    It seems like she would get both the buyer and seller commission if she shows me the apartment for sale as well as the selling and possible the buyer commission on the sale of my apartment.

    Would it be uncommon to use this situation to negotiate a lower fee on the sale of the unit I currently own? Will the agent view this request negatively?

    Also, if she shows me the apartment i want to buy is it too late to get a buyers agent involved or does she automatically become a dual agent? I am basically asking if i should hold off on seeing the apartment until a commission is decided for the sale of my apartment?

    Can I rely on an email to solidify our deal/understanding before i see the apartment i want to buy or do i need something more formal before i go to see the apartment that is for sale?
