    Listing Agents,

    For the love of God please stop listing mobile homes as single family homes. They are not in the same asset class. They are not nearly the same thing. List it correctly or don't list it at all.

    Secondly, stop posting shit pictures taken with your cell phone from 1998. It looks bad, it sells bad, and it makes you look like a jackass. Take half decent pictures or spend $150 and get some professional ones done. This shit isn't hard.

    Lastly, you need to respond. Working as an agent is a 7 day a week job. You don't just get to take time off especially when you have a property listed. If I have a buyer and I'm trying to schedule a showing and you don't respond for 2 days, guess what, you just lost a sale. Keep your phone on you and get it done. Respond within a few hours at most. We all have our phones on us all the time. If anything, at least text/call me back saying you'll get back to me in 24 hours or something. Stop being lazy.

    You're trying to sell a house. So freaking try to sell it. Wrong listing information and had pictures are the #1 way to get passed by and lose a sale.

    Edit: Okay okay you guys got me. Manufactured is classified as a single family. Not that I agree, but you're right. Nonetheless, the rest of the points I'll stand behind until I die.

    New York Real Estate License Exam (No Dates)

    Taking Real Estate Exam Next Week Any Advice it Information You Could Give is Appreciated

    Hi I'm taking the Texas Real Estate Exam next week on Tuesday and am super excited and nervous. Just wondering if you had any tips or info for the testing or about being a new realtor.

    A YouTuber I enjoy is Graham Stephen, he just seems more genuine than some of the others. If there's any other YouTube stuff you enjoy feel free to pass along.

    Definitely gonna check out the mega thread as well for advice and sources of info, but if anyone would like to chat otherwise hit me up!!!

    When getting through the immigration process is a factor

    Does anyone know if it is required to be disclosed to a home seller that the potential buyer of their home needs to get through the immigration process or may have an immigration issue that would delay closing on the sale?

    Rookies in 2020 - How are you doing? What are you experiencing?

    Hello all,

    I am a new agent to residential (been in commercial the last 2 years) and I was curious to see how other new agents are fairing? Obviously, the first year is tough when there isn't a pandemic happening, but I am hearing of other new and relatively new agents doing well and even very well but I have experienced none of that success.

    I am wondering if I am just hearing one-off stories, or if there is something more systemic on my side.

    I started in February, and I work my ass off. I am the example of effort and grind in my office but it's come to no results. Even my broker couldn't believe the number of calls, touches, texts, emails, etc. I have made in my months. But it's hard to stay motivated on that when I hear of other agents, even new agents getting nonchalant business and I am out here every day and still nothing it's kind of discouraging.

    Kinda venting there, but I would love to hear stories of success or even if you are in the same boat here from some other agents that might be new as well this year. Vets, feel free to chime in as well!

    past evictions

    Hello, I have a few questions. I'm going to be relocating to Seattle later this year, right when I turned 18 I made some bad financial decisions that are still haunting me three years later I was evicted from two apartments in one year not knowing the consequences that would follow me after. My credit score is around 715 at the moment no outstanding Debt. I'm self-employed but My income is $9000 a month consistently for the past year and have bank statements to prove my income. I would be looking for a luxury studio to one bedroom around $2000-$2500

    1, Would I be able to rent an apartment with the past evection's,

    2, Is paying the entire lease upfront a possible way to rent.

    Any other advice would be greatly appreciated,

    How best to reward my realtor's hard work?

    I'm selling my home with the help of a wonderful realtor. We've been out of state for the past several months and she has ended up doing A LOT of the work to get the house ready to sell. I want to do something beyond the standard small thank you gift gift to recognize the amount of work she has put into getting our place in the best shape to sell. What's the best way to do this? Any larger gift ideas or thank you gestures that make sense in a situation like this anyone can recommend?

    Pursuing my real estate license in another state

    Hello all,

    I am currently living in North Carolina but plan on moving to Virginia in the new few months. I'm taking a Virginia pre licensing course online currently. I have read through all requirements for VA thoroughly and have no plans of using my real estate license in NC (obviously).

    I'm having a hard time figuring out how to go about doing this. How do I get a broker to sponsor me when I'm not yet living there full time before I finish my course? Is that even possible? I am there frequently and can be there every weekend if needed until I move up there full time. Please let me know if you can provide any insight!

    Also, so glad to have found this /r/. It's answered so many of my questions— apart from my very weird situation. Glad to be here!

    Uhh...Yelp ads

    I set up a yelp page and received a call from their sales rep a few days ago. Talked a lot but I told him to call me later since I was busy.

    Long story short I signed up to run some ads with them for a few days since you can cancel at any time.

    No calls from customers, and very low traffic to my page up until the 3rd day. I am saying this because he mentioned very... very good stats and almost promised them...

    I get a call from a guy asking questions that most buyers wouldn't ask. "do you have access to the mls" He mentioned realtor .com then said ohh no I found you in Yelp. He also emphasized "yelp" when he said it. At the end of the call he even asked "this is (my name) right? just wanted to make sure I had the right guy". Felt like it was scripted and he was looking off to the side to read some questions.

    I guess what I'm trying to say/ ask is... Has anyone else done advertising with them and had such a sketchy call or even had success with them? It feels like they stick you with lots of small things that add up each day.

    It Feels like there are lots of over promises that are being overwhelming underdelivered...

    I don't mind giving them a week or so, but after that "customer call" and what I was told it feels like I'll be canceling a lot sooner.

    For agents who have made more than 60k/year, how many hours did you work (including prospecting) per week to reach that figure?

    I find this answer to be quite a bit different depending on a lot of factors. National statistics say that the average FULL time realtor makes 47k, but I have a hard time believing that tbh after talking with many agents in the field. I would believe that's just the average including people who work less than 20 hours/week.

    Anyone using a spreadsheet as a catalog?

    I was speaking with someone and their focus is lots (empty lots as far as I know). Got me wondering if anyone else has this issue as well.

    They used a spreadsheet to show potential leads their available properties, "Here's a link to a spreadsheet, these are our available properties". But the issue is they could not track who was viewing the spreadsheet (and therefore could not do follow-up, nurturing, etc).

    Are any of you using spreadsheets quite extensively in the same way, and if you're having this problem?
