    Even on the listing side. Even after all the paperwork is done you will still get bothered with tenant headaches 🤦‍♂️ I honestly think I make about 5 pesos an hour on these things. It's less work to sell a place sometimes and it pays 10x more

    Book suggestions

    Hey guys I am a new Realtor, started in February of 2020. I am working on my third sale as of now. I work a full time job and do this on the side but I have big dreams and aspirations but we all get in the dumps. Especially when majority of your leads are trash and life takes turns. So I'm asking for recommendations on self help/motivational books that you guys have liked. Doesn't have to pertain particularly to real estate. Just with success, motivation etc. Thanks in advance!

    Texas (TREC)- Will having 2 non convictions/ deferred adjudication arrests require me to fill out a fitness determination?

    After being self employed, in electronic sales all my life, I'm now interested in a career in real estate. Will I need to fill out the moral fitness determination form, even thought I'm not a convicted felon? I had 2 instances, (1) 7 years ago and (1) 17 years ago in which I received deferred adjudication/non convictions.

    Short Sale Woes

    My wife and I purchased a house in 2015 and our mortgage payment was $900 on a $120,000 home.We got an FHA loan etc, etc then I lost my job (I was there primary source of income at the time) and the mortgage payment jumped to $1200 because the county didn't change their property assessment until after we moved in, so we got screwed on taxes.

    We could no longer afford this house.

    We tried to sell the house for a while, then gave up, moved out in Feb 2017 into a rental property in a different city and began the short sale process. Finally selling it in June 2018, we're still renting, my wife is employed by the government with an income considerably larger than before. I worked at a restaurant that closed due to Covid and am presently out of work until our new restaurant is built and open in the fall.

    We're now looking at a new property for around $230,000 and trying to get a loan, but three different lenders have told us that we need to wait 2 years to apply for a new FHA. Everything I have researched has given me so many different numbers. Is it waiting 2 years? 3 years? There are supposed to be "exceptions" due to extenuating circumstances such as ours but it's never defined. Is this up to the lender? I feel like a chunk of these articles is missing.

    I'm going to cross post in other threads, if anyone has any advice, it's most appreciated and I'll try to answer any questions promptly.

This is a major career change for me and I don't want to be naive but I still have a lot to learn and not knowing anyone in the biz I would like to have a reliable resource for additional training that has been valuable to people and isn't just fluffy words.     What times do you normally prospect/call potential leads?

    Hi guys, new Realtor here. Honestly I'm psyched to get started, and I'm not afraid to put myself out there. However, as far as calling leads I've run into a weird problem with my broker. They're telling me (obviously at the end of the day I don't have to listen to them) the very first thing I should do everyday when I wake up is prospect leads from 8am-11am and that's what all their successful agents do. Now obviously, yes prospecting for 3 hours a day is great and will probably generate upwards of 2-3 appointments a week, but I'm mind of concerned about the reasoning behind the 8am start time? If I was a "lead" I would kill someone who called me at 8am to talk about real estate. In fact, the part that kind of sucks is I would honestly assume after 5pm would be the best for most people?

    Tldr: What time of day/day is the best time to call/prospect/potential leads. Also, am I wrong for assuming 8am is way to early on any given day?

    Edit: Wow I'm honestly surprised how many people are in favor of 8/9am calling. This is genuinely a lesson learned for me. I totally thought my broker was just weird for wanting us to call at 8am (which imo I'd be pissed if I got a call as soon as I woke up)

    Should I be wary of a non-compete clause in a brokerage contract?

    I was interested in one brokerage until I read through the contract. From what I can tell this non compete clause basically bars me from being able switch brokerages locally. So if it doesnt work out, and i dont like their brokerage if i want to continue to do real estate Ill have to drive to a totally different market from my local one or wait a year. This seems way too restrictive. Am i understanding this correctly? Here is the text:

    Non-Compete. During the term of this Agreement and for a period of twelve (12) months thereafter, Team Member agrees to the following covenant not to compete: Team Member shall not, directly or indirectly, (i) solicit or enter into any brokerage relationship with any person (client) for or in connection with the performance of real estate brokerage services, except such services as are to be performed by Team Member pursuant to this Agreement during the term hereof, or (ii) own (except for shares representing five percent or less in a publicly traded entity), manage, operate, control, be employed or engaged as an independent contractor by, or participate in or be connected in any manner with the ownership, management, operation, or control of any business, entity or operation that provides real estate services that are similar to, in competition with, or with interests adverse to the business or operations of the Team or any affiliate of the Team. The foregoing covenant not to compete shall only apply to real estate services for any real estate located within a thirty- (30) mile radius of the Team's office at the address of the Brokerage listed above.

    Is non-refundable earnest money common?

    I have an offer in on a home, and the seller is saying the earnest money absolutely has to be non-refundable. He just got his own home inspection back in March, and did many of the repairs that the inspector recommended. The only thing holding us up from being under contract is that he wants the EMD 100% non-refundable. We're for the most part ok with this, but requested in the last counter offer that if our "inspection reveals anything in immediate need of repair in excess of $10k, the EMD is refundable." He won't even entertain this. We've come to agreement on the price, and if he's confident in the recent inspection and repairs he did, this condition should not be an issue. Is this common? It makes me think that he's hiding something that he knows if found out, will kill the deal.

    How do I get realtors to stop calling me for a property I don't own?

    Sorry if this is the wrong sub, but I didn't know where else to post.
    For some reason my phone number is associated with a property in a suburb of the city I live in, and I've been getting calls for it. It was really bad, so much so that I changed my voicemail message to say that I do not own the property in question. It stopped for a while, but it has started again. They call incessantly and leave voicemails, and they even text me sometimes. What do I do? Any advice would be greatly appreciated!

    Letters

    I work with a land developer and am trying to get in contact with land owners in my area. I've tried sending quite a few letters recently and have only been able to get 2 to call me out of about 500 letters that I've sent.

    With such a low response rate (0.4%) I'm thinking it may be my verbiage. I'm sure I'm getting opens as I do a handwritten "invitation" style letter but the inside is printed font and pretty straight forward.

    Do any of you have any advice on verbiage that would convert to a higher response?

    Listing an Airbnb with a 90%+ rental rate...

    Need Advice

    Hi im a realtor in Vancouver and I've been with a company thats a little cheaper on the fees but they dont give no leads. I've done 3 deals in the last 18 months. Training is okay as well. Now I'm in a dilemma of whether I should join the team or just be a solo agent on my own.
    I was recently approached by another agent who runs a team of 3 I would be the 4th. I'm meeting with him tomorrow what questions should I make sure to ask about his team. Or should I just grind it out myself. Any advice would helpful thank y'all.

    How is it for you starting during the pandemic? Do you feel it was worth starting or do you wish you would have waited? Also if you reply are you on a team or on your own? Trying to see if it's worth starting now or waiting until maybe a few months hopefully things calm down.

    Can realtors legally lie about the price of the work that needs to bring house up to code?

    Bellevue, wa (seattle suburb)

    House built in 1961. furnace heating (no oil heater or whatever it's called)

    Foundation is cracked due to water damage and needs to be propped up to fix.

    Few other things I do not know that needs to be brought up to code (wiring i THINK)

    I know for 100% fact that the actual owner knows the real price of everything that needs to be done, i am just weary of the realtor lying to get the sale.

    If you are familiar with the area, and can give me a ballpark of the costs so I have more info to know if realtor lies would be very helpful!

    House listing price: just shy of 1.2mil

    Question about Cartus owned property

    Can buyer go directly to Cartus (relocation company) to purchase a property Cartus owns or will Cartus direct them to their agent?

    Edit to add: We made an offer on a home (using a realtor). We learned there is another offer and were told they are working with Cartus directly (no realtor).
