    A new norm: when the buyer needs to extend the closing date

    Should this be a norm? I'm curious to hear from the buyer side especially:

    Some sellers, typically for longer extensions of 4+ days, ask that the buyer sign an agreement that the seller will receive the earnest money (or an appropriate portion of it) if the transaction does not close within the extended period of time. The logic is that the buyer needs to show confidence and put more "skin in the game" in exchange for the extension.

    Such an agreement provides some protection in the scenario of where loan approval is unlikely, but still possible, and the buyer wants to keep trying because they don't have anything to lose by doing so. The seller, in contrast, loses valuable marketing time and daily holding costs (taxes, interest, insurance, etc.)

    Effects of Disney layoff in Orlando and Anaheim markets?

    Disney Parks laid off about a quarter of its park and resort population today. How do you imagine this would affect the Orlando and Anaheim markets specifically?

    Also - How do you see residential market taking shape in the next few months, with more and more companies realizing the impacts of COVID + banks waking up from forbearances.

    Are online courses yours forever?

    So I'm thinking about purchasing the CE shop online course and I was wondering if you get to keep the material forever. It's a bit costly and I'm worried that I'll forget some of the stuff and will be forced to go over it again and again. So do you get access to it forever?

    Howard Hanna Real Estate

    My brokerage just changed from better Homes and Gardens to Howard Hanna today. I am in a northern NYC suburb and before today I never heard of Howard Hanna. Anyone have any insight into the company? Likely won't effect me much day to day, though the name recognition in this area is mon-existant.

    My sister is a real estate agent and has an extremely clingy client that is causing her great stress.

    She has clients that are two women; the one, K, is perfectly fine and nice, however, the partner, N, is constantly texting and calling my sister. Begging to hang out almost every day, sharing very personal details, and guilt tripping my sister if she cannot do a showing or something that day.
    Shes bought my sister flowers, asked her multiple times to come over because her partner wasn't home, and is constantly asking for help with mental issues. My sister has made it very clear to her many times that it is purely a business relationship but N does not take no for an answer. My sister is so stressed out over this client and is afraid of ending their business because of the loss of money and possible defemation they may put online. My sister has been crying and so stressed out over this client. What advice can I give to her? It is currently 2pm right now and N has texted my sister multiple times and has called her 4 times already today. I really need your guys professional opinions.

    Galvanized Steel Piping/Plumbing

    My buyers recently got their offer accepted on a home. The home was under contract before and contingent on inspection, then those buyers backed out due to the home having galvanized steel water pipes. The City requires all sellers to get a Truth In Housing Inspection before they list, and in that inspection report, it states that the home has "galvinzed steel water pipes" and "low water pressure" throughout the home. When we had our showing, the water pressure was lower than normal, but not ridiculous. I did some research and found so many problems with sediment build up and possibly major problems overall. The City is known to have the best/cleanest water in the State, so not sure if that means less sediment buildup overtime or not. Home was built in the 1940's. I also Googled how much it would cost to replace the entire piping into copper piping and got prices anywhere from $5,000 to $10,000.

    My buyers are aware of the piping, and are a little concered about it. Our contract is contingent upon inspection and our inspection is tomorrow, and I will trust the inspectors professional opinion about the piping. However, I'm afraid that this is going to scare away my clients and they are going to back out of the deal just like the first buyers under contract.

    Am I overreacting on the piping? What is your experience with them and what/how did you calm your buyers concerns? How would you re-negotiate some credit from the seller for piping replacement?

    What would you do?

    Hi everyone,

    So I can't sleep and I'm writing here before I get to ask my BIC in the morning. I'm fairly new and have never had this situation before.

    I have a seller client that's going to move to a different state after our scheduled closing tomorrow. They're all packed up and ready to go. They even have some family members coming from the state they're moving to to help them with the move.

    Now I just found a spam email (sent yesterday evening after 5pm) from a person working for the buyer's lenders saying that it's not CTC for tomorrow because the buyer was missing to submit some income verification forms, and that she's notified the closing agents as well. I know from my experience with my buyer client that it can take 1-3 days if they can process it FAST. What do I do for my client?

    My client(the wife) was worried something like this would happen and it happened. To be honest, I usually help situations calm by my calm demeanor, but I can't find in myself to be calm about the situation. I would really appreciate any advice, suggestions for how to best help my client. Thank you.

    ActiveRain's blog visibility after unsubscribing

    I am thinking about starting to blog on the ActiveRain.com platform and getting the Premium ActiveRain subscription for our post to be visible to google/public. Do you have experience what happens if we decide in the future (perhaps in a few years) to stop using the paid membership, will all of our articles turn to Member-only blogs? In other words, do you have to keep paying the subscription forever to keep your articles visible to public?

    I tried to reach activerain support a couple of times but without any luck...

    Unrepresented buyer

    I have a listing for a lot of land $9500 asking price. I met an unrepresented buyer there who used to be a realtor 15-20 years ago. He figured he can handle the transaction himself.

    He put in an offer, full asking price, 10 day contingencies for a perc and soil test, we agreed to pay $500 towards the tests, we are to close after 14 days total.

    He got a quote from the sellers title company for what it would cost for them to handle his side, he thought it was too high. He accused them of being crooks, told me that when he did real estate he prides himself on not taking advantage of people. He tried to go to other title companies, got into arguments with 2 others. Crooks. Tried to hire an attorney he used to have on retainer, turns out that crook owes him $300.

    10 days in, contingency period is ending at midnight. He hasn't ordered any soil tests, he doesn't have a title company, we are supposed to close in a few days.

    I tell him that it is time to waive the contingencies if he wants to move forward, or cancel if he doesn't. He agrees to waive them verbally, I send the waiver at 3pm, let him know to check his email, he doesn't respond to any of my texts all night.

    Next morning I send a cancellation, he calls and he is very upset. You can't cancel on me, you didn't give me a fair chance to do the tests, you should give me more time since I am doing my best, you have no right to cancel, I'm not gonna sign and you will have a lawsuit on your hands.

    The seller agrees to move forward with him if he signs the waiver as agreed but wants extra earnest money in case he wastes more time and we can't close. If he is serious about closing he has nothing to lose.

    He goes to the title company and deposits the extra earnest money, but still hasn't signed and says "I just want to ask you to have some mercy on me, please extend the contingency period another 10 days, and we can move forward. I was in the national guard for 10 years if that helps"

    I told him I will talk to my sellers in the morning, but I know there is no way in hell we should extend the contingency another 10 days. If the result comes back as anything negative, then we must disclose that to any future buyers.

    And I know that even if we refuse his request he will still move forward as we are demanding, with no contingency.

    If he had an agent there is no way the agent would go even one day before ordering the tests and getting a title company. He thought he could handle it himself but he can't. It makes me appreciate what I do for my clients, but I also feel bad that the only right choice for me to make tomorrow morning is to take this guy I have by the balls and deny his plea for mercy.

    Getting a Broker to Sponsor

    I'm interested in becoming a real estate agent and am currently shopping for a good training program. But everything I've been reading about becoming an agent glosses over how to find a broker to work under. It's made to sound as though it's a foregone conclusion. If you do well enough in the class and pass the exam, is it hard to find a broker to take you on? I don't want to put in the time and money and end up nowhere. I don't see this question in the feed, so I thought I'd post. TIA.

    How much to pay MIL for helping with sale/closing paperwork?

    I was preparing to sell my condo. My MIL is a realtor and started looking up comps for me and getting ready to list it for me. I received a call from someone in my condo association who is representing an investor who was interested in my condo. Long story short- the investor is buying it for $71,000. Since it was never listed, my MIL did not want to put it through her office, so the paperwork all says FSBO. That said, she is working with the other side and taking care of all the administrative stuff for me. What is fair to give her in repayment for all of her work?

    Need help choosing between two brokers, hoping more experienced agents can tell me how important my concerns are in the long-term

    As the title reads, I recently passed my exam and am have narrowed my decision down to 2 brokers in my local (DE/PA) area that will remain unnamed.

    Broker A I'm considering because I met an agent through my part time work who is very interested in me coming onboard. He's invited me to watch his home showings, a home inspection, even a settlement that his wife closed. They're both very available and kind. This agent claims he's never had a year where he's made less than 6 figures, so that's appealing. However, he's very talkative and things that should take 30 minutes can take 2 hours with him, but that's not a huge deal. I'm more on the fence because of how Broker B is.

    Broker B is more universally known than Broker A, but I have a lot more concerns. I was introduced to their agent by my uncle who's friends with this guy. He started as a builder and now is a really big producer, he spends $7000 on Zillow each month to advertise and has a team of people he gives these leads to in the condition of a commission split with him. However, of all the brokers I interviewed, this agent and his broker have been the most difficult to get in touch with. It took me more than 2 weeks to set up a lunch date with this agent, we were set to meet one week and he got busy and completely forgot to let me know. When we did meet up we had 3 last minute venue changes and was 30 minutes late and hadn't responded to my calls or texts asking if he was still coming. He introduced me to the broker over email and said he would reach out to me, never did. I had to call the broker office to be connected to this person to set up an interview. This was also the only interview where multiple people were present with the broker. He received a family emergency call and stepped out for almost an hour while I talked to his 2 on boarding people instead.

    Anyway, basically I want to work with the agent in Broker B because he makes a LOT of money and has a good system, but so far he and his broker have been much less reliable and available for help and questioning compared to Broker A. I'm just wondering how much value there is in that, especially with me being a brand new licensee.

    This is already a super long read, so hopefully you get the gist of this and can help me make an informed decision.

    Relocating as an Agent

    I am seriously looking to move to an area I am a little over an hour aways from at the moment, within the next few years. I'd like to have some presence there before making a move. There are a lot of waterfront condos in this area. Any advice as to what can be done?
