- Seller client cancelled a viewing today. They said they had a sinus cold (as did their school age daughter) but asked me not to tell the agent because they didn’t want people to know they were sick.

Absolute WIN for my buyers...they still cancelled PA Posted: 05 Oct 2020 08:17 AM PDT Trying to get over this, and perhaps venting on here will help me. I have client's, a couple who are engaged, who are first time home buyers. We saw a home in a VERY high demand area. The woman fell in love with it instantly, but the man was luke warm from the get go. Nonetheless, they wanted to make an offer, so we made a strong one and got the offer accepted. The home is an older home so we got an inspection. The inspection came back and it wasn't the greatest tbh, but a lot of it was expected with the age of the home. We sent our addendum which consisted of about 12 items. We went in with the mindset that the seller might agree to 3 of them. Lo and behold, sellers agent came back and said that the seller agrees to do 10 out of the 12 items. A FUCKING WIN IN MY OPINION, and I tell/educate my clients on that as well. For the price and location, it was a no brainer to proceed. Buyers backed out anyway and it was crushing. Now they're saying they might wait till spring to actively look again. I know it's part of the business, but these are my first buyer clients and it fucking sucks. I know there will be a lot more of these in my future, but Imma let this one sting a little bit. Posted: 05 Oct 2020 10:33 AM PDT Few relevant facts: * I live in an area with extremely low covid numbers, but I'm playing it safe. * I "disregarded" their request to do something illegal by not disclosing this to the agent. I did this by accident technically as I missed the part of the text saying not to disclose and only saw that after I already did. * We had another agent show today prior to. I want to disclose to this agent. * I believe my seller should get tested right away and their daughter too. I believe they should be isolating too and not accepting showings until the negative test comes back. They are required to tell the school too. I'm not sure if they have. What would you do in this situation? Clients can not instruct us to do something illegal, and in this case directly violating covid protocol by withholding key information. It's weird how selfish and reckless people get when there is money involved. I have some other questions: * Should I terminate this listing contract? * Should I tell the other agent as well as the other agents trying to book? * Should I report this to the school board as well as medical authorities? I know some of these are legal questions but what would you do in your respective jurisdiction? How is the law written where you live? [link] [comments] |
Posted: 05 Oct 2020 06:28 AM PDT Good morning everyone, I recently obtained my Florida RE Agent License and plan on jumping in. I currently live in a luxury, coastal market and plan on staying in this market. I've read many of the posts in the section for new agents but so much if the information is several years old. I figure their may be more or updated advice by this point. I'm currently a ship Captain and intend on working my way into being a full time agent. I have pretty good exposure to the area sure to also owning a local company that services the construction industry so I know many of the builders in the area. I'm hanging my license with one of my very good friends who owns a local niche brokerage. They pay for advertising and issue leads to the agents but I want to be as efficient and as successful as possible. Any advice for jumping in like this is greatly appreciated! [link] [comments] |

Posted: 05 Oct 2020 10:16 AM PDT My wife is having medical problems not Covid related and we might have to move to Brazil. We have the resources to get great medical treatment there and she would be closer to her family. I have citizenship and she has a green card. The question, does anyone have experience working as an agent in the US but living abroad? I was already thinking about this for another reason. If I could get qualified leads with prequalified letters, pre-approved letter or proof of funds I could just refer them to my broker here and my teammates. And or, fly in to work with select clients. 2020 has been a real SOB and who knows what's gonna happen. TLDR; Wife is sick, Moving to Brazil maybe, What's a good bussines model for living abroad and working in the US? [link] [comments] |

To Dye or to Not? Graying Hair! Posted: 04 Oct 2020 11:09 PM PDT I've (F, 31) been in the world of land development, building, and engineering for a while now, so hair is never a concern. I'm finally biting the bullet and I'm going to test for my realtors license. My husband hates my grays and thinks that my roots will allow future clients to think I'm disheveled. And to dye my hair all gray would be a nightmare in every way for me. I also know how one physically present themselves is a high priority in most professions. What's your opinion on obvious hair roots and upkeep on hair dye? It might help to know I would be working in a metropolitan (USA) area that contains every demographic. [link] [comments] |
North Carolina BIC qualification question Posted: 05 Oct 2020 09:38 AM PDT I'm getting conflicting information so I thought I'd toss this out to the NC Brokers (especially BICs) here. I received a reciprocal license in NC a year ago. In my home state I've been a Broker (not a salesperson) for almost 20 years. I've completed all post licensing courses and now taking the BIC courses to become BIC eligible. Someone said that I need to be licensed in NC three years before I can become a BIC. The NCREC website seems to say that you need two years Broker experience and doesn't break out where that experience has to occur. I'm going to complete the BIC coursework soon and I guess leave it up to NCREC to determine if I'm qualified to be a BIC. Does anyone here have any experience with this? How did you decide on a city/state to work in? Posted: 04 Oct 2020 09:34 PM PDT Obviously certain cities have higher home prices, and agents there can potentially make more. So how did you decide on where you wanted to work? Did you consciously choose an area and move there or did you simply start working where you lived? My wife and I can pretty much move anywhere we want when our lease ends and I am taking the course now, so we're trying to figure out where to work and move and am wondering how other agents made that decision.
