    Has anyone else started noticing this? In most of the recent Zillow FSBO listings, the property owner's number isn't listed. I know that Zillow doesn't care that this hurts FSBOs but how are you getting around it? If you have a client that wants to see their listing, are you driving to the house to get the phone number?

    Not a realtor; working as an agent assistant. I need ideas for social media. Any tips?

    I'm helping with handling all the paperwork and I'm in charge of social media. I'm very familiar with social media but sometimes I draw a blank on what to post. So far, I have been making video slideshows (high quality) of current listings to post. I post realtor comics and helpful household or buying/ selling tips.

    I am sometimes worried about the authenticity of the websites I share (for example: 10 Ways to Spruce up Your Home for Fall etc.) I know the sites are interesting, but I want to know if there's a better website or better info I can gather for the social Media page.

    Looking for help in firing my realtor ��

    Hello,

    I currently am working with a realtor. He has referred us to a few different people all who left us with more work then what we started with. No sign outside the house, we keep having to push our date back because of poor work and the workers not making deadlines. We want to fire him but are scared we are stuck because of our contract. Looking for help. We are selling our first home and would like more professionalism from him and his team. Thank you for your time.

    North Carolina BIC course question

    I just completed a 12 hours BIC eligible course (and completed form 2.25) but when I look at my license on line it shows only 4 hours of CE credit and 0 Update hours. What Update courses do I need to take and how many to stay safe with the commission?

    South Carolina brokerage question.

    In South Carolina, a salesperson can take over the office of a broker for 6 months but under what conditions?

    It's either that the salesperson must be an acting team leader, the department must buy an extra broker license, or the salesperson must be in contact with the broker everyday.

    Is marketing and lead generation all that matters?

    I work with a few Realtors and I have been doing it all from; graphic design, tech support, crm, marketing etc. We are starting to spend a lot more time on support tickets than working campaigns. As Realtors do you value the small stuff that helps keep you running, with support that takes less than an hour to fix? Or should I hire out tasks such as tech support and graphic design so that we can just keep doing their main focus of marketing and lead gen? My main concern is we work very closely and have great relationships with our agents to the point were we are part of the team. We do not know how telling them we are not doing it all now and use other people for items for support will affect our relationship. Also I know the person/company they hire will not be able to handle a ticket as quickly as we do and might leave their support issues hanging for a few hours. I appreciate any feedback. Thank you.

    How do Lenders "view/treat" credit?

    Hey friends did a quick search but didn't see anything at a glance.

    Looking for any information on how lenders treat credit scores. To elaborate I've heard people saying things like, "yeah well a 750 is treated the same as a 800" etc.

    I'm a buyer's agent and this comes up all the time.

    Heres my understanding so far:

    I understand how there are hundreds of credit scores, And lenders can choose to utilize the middle score for the purpose of a loan (normally the main three: Experian, Equifax, TransUnion), but also if you have a co-applicant they may go with the lowest of the scores.

    I'm familiar with how credit scores do not specifically "qualify" a buyer for a certain rate or loan per se, but it is more of a indication of the risk they will be to the lender and therefore find out which loan program(s) they are eligible for through the lender.

    Any information to expand on this is greatly appreciated. If it is more of a "it varies by lender" type of situation I'll just get with my local lenders. But just wanted yall's opinion as well.

    Question on Possession

    Hello! We just closed on our new home 2 days ago! However, the sellers still aren't out. They said they need more time to move. Our purchase agreement had 10/7 as our closing date and 10/24 as possession. Our closing was delayed because it was a VA loan, which took forever to get approved. Our purchase agreement was never updated with a new closing date or possession date. When would you say we get possession? TIA.

    What is a rental equity program and is it desirable?

    I recently learned about rental equity programs as a new way for renters to build "credits" toward owning a future while making landlords contribute to renters' credits (like a 401k in a way) in exchange for renters abiding by rules like paying rent on time, tidy up the premise, and in general be good tenants. It is also a good way to get longer-term renters as these programs usually have vesting periods of a few years.

    What are some benefits or pitfalls of rental equity program you can think of and will we be seeing more and more landlords adopting this in the future?
