    Any of you younger guys ever played Wizard101 as a kid? Well I decided to load up my old account tonight and I somehow got around to talking about real estate with my teammates. Keep in mind this game is more than 10 years old and the only people that play it these days are adults that played it as a kid looking for a nostalgia trip. So it's ripe with young(and sometimes old) professionals and somehow I made a new contact on there😂😂

    FSBO on Zillow no longer showing numbers?

    Anyone else notice that before you could get the phone numbers on Zillow to phone FSBO's and now thats not an option anymore

    Or did I miss something?

    Okay, I know a lot of REAs hate Zillow, but why, exactly? I recently had a referral that saw a listing on Zillow and it showed it had been on the market for 497 days. It actually sold 8 months ago.

    Help please Arkansas Real Estate pre license course provider

    Looking for help on trying to find a legit education provider for me to get my real estate license. I have ten years in the mortgage industry. I'm looking for the least expensive pre license course provider that is legitimate and accepted by the state of Arkansas !

    I have tried to search and find linked approved educators and their pages all look so vague they appear fake.

    Thanks so much for any and all help and advice. Trying to get my license online ASAP !

    Determining if I should switch brokers

    Heres the situation. Ive worked within the industry for since january. Intership for 6 months at a indie broker Photographer over summer And licensed since September at a large Broker.

    I am unsure if I should leave the large brokerage and go back to the indie broker.

    The indie broker and I have a very good relationship and have very similar background and personality (down to the same high school). The Pros of working at the Indie Broker -1 on 1 mentorship -Leads provided -help with paying for leads -no office fees -50/50 split Cons of Indie Broker - No tech or CRM provided - Everythings done old fashion - No in house marketing

    Pros of the large broker -Awesome CRM -Brand name -Lots of Training -Lots of guest speakers to go over different things involved in a transaction - in house marketing - 60/40 split Cons -$100 per month tech and E&O fees -No help with leads -Not much shadowing opportunity -Cant use office listing unless you join a team -Team split isnt very good -Cant help but feeling like a number

    Heres the thing about the larger brokerage. The office currently has 200+ agents. Theres about 50-60 current listings but theyre owned by 3-4 different teams and are strict on who gets to use them for marketing purposes. I almost feel like just a number at the office. I get ignored when i reach out to the team leaders, I have a "coach" but we meet once a week for an hour.

    I want to get your guys experiences and what you think is most important and if you have had a similar situation.

    Clients mother just got her license..... (FL)

    So I will try to keep it brief - this is ore a vent then anything

    I have been showing a couple many homes for about 6 months - put offers in on 3, went under contract on one but inspection was not great and and were outbid on the other 2 (we were even above asking) so decided to go new construction

    Found a property, filled out all the paperwork but the debt to income fell apart on the financing so back to looking for rentals while they sort out their credit etc

    Get a call from the clients today saying they are going to go back to the new construction but are going to use the mother of one of them who just got her license so she can credit back the commission and because the new construction just has a 60 day hold on the agent who introduced a client I should be grateful to get a 25% referral fee because "thats more then enough for the work I did"

    Me personally I would never do this, If I was 10k off I would work more hours and buy in 6 months and not screw over someone who did everything right they were more than happy with the serious and even said "your great buts its 10k, sorry I cant turn that down. Its business not personal"

    At what point is this just BS, like what is stopping any agent just going up to buyers and saying "I will credit you back 2% if you let me be your agent"

    Is there anyway I can going forward protect myself from this happening again. If I knew I was only going to make about $1k I would have said no and just done a rental. Way less headache and effort.

    Sorry just very frustrated that this can happen.

    Thoughts on Augmented Reality in Real Estate

    I see AR starting to gain traction in other verticals. I'm in a rural area that is a little behind, but is AR something to start looking into for marketing and just to offer something different to sellers other agents cannot? I want to send out postcards that look like a normal postcard until you scan it and then it plays a video or gives details on the property. Or maybe turning signs into a way for people walking or driving by to scan and give the details and allow them to schedule a showing. Thoughts?
