Always wear that Realtor pin, people.

I'm a notary and make the occasional $15 doing that stuff. I get a call today from someone needs a notary, I head over and she sees my Realtor pin on my collar starts asking about the business and the market, she says she's been wanting to sell but was afraid her place wouldn't sell. Meanwhile she's got this beautiful home. It's go in no time, especially in this market. I know this neighborhood, I was looking at a place closed three blocks over just a day ago. Her place is nicer than that one so I tell her what that went for, she agrees to list right then and there.

    Signing the agreement tomorrow.

All because or that little collar pin.

NEWBIE HERE! Should I purchase a separate LAPTOP for real estate?

    Posted: 12 Nov 2020 12:43 PM PST

Good afternoon! I just "graduated" Real Estate school in Tucson, Arizona (Hogan school of Real Estate) & had a random question, since it is BLACK FRIDAY time. Should I purchase a separate laptop for real estate? I have a 15" HP laptop @ home, but it has all my personal items on it. Since everything is on sale right now, what should I buy? I'm actually asking about everything, not just a laptop. This will be my full time job, and I will be active w/ a brokerage ( going into the office, not just a home office) soon. So any items (electronics, organizational items, items for car, clothes, bags, even apps,I really mean ANYTHING) that I should purchase, please let me know.

ALSO, are there any communities on Reddit that you think would be helpful to join? Thank you!

    Trying to plan my start

    Posted: 12 Nov 2020 03:01 PM PST

Hello everyone, I was hoping to get your input on how to go about my situation when trying to plan the start of my realtor career.

Originally my wife and I had been setting aside money to start real estate investing, but the more I looked into it, the more I loved the idea of becoming an agent and one day broker. I had originally wanted to become an architect but instead went into construction under a home builder, so I've been following different, but distantly related fields.

Due to the pandemic and some mismanagement, my employer went under and I'm now out of a job. Luckily my wifes job pays the bills and we still have a hefty savings should things go anymore south. So I decided now would be the time to get into real estate and have started online classes for my california license exam and should be done by January.

Here's where the tricky part comes in. Some life events have made it very beneficial for us to move to Florida next October. My current plan if this goes through is to work as a real estate assistant and learn the ropes until then, begin working on my Florida license by next summer and hit the ground running when we get there. I figured that it would also benefit me by counting as experience towards the broker license requirement. The only downside I see is all the fees associated with getting my license in california, if I'm just to plan on leaving. Also if it makes any difference, my wife and I are both mid-20's, and we'd be moving from San Diego to Orlando

    What would you guys do?

Co-worker wanting to buy a house as an individual

    Posted: 12 Nov 2020 02:46 PM PST

Hi everyone. One of my friends and co-workers is wanting to purchase a house from a retired couple. They have another house and have been slowly moving out of their old house (paying two mortgages). They don't have enough equity left in the home to hire a listing agent and I can imagine won't want to pay a selling agent.

I honestly don't care to get involved due to it being a good friend and co-worker. What advice can I give my friend to move forward in this situation without involving myself?

Is there an app for MLS just like Redfin ?

    Posted: 12 Nov 2020 01:33 PM PST

I can't seem to find one or when I look it up on the App Store, it doesn't seem like it's from MLS

I just want to know if MLS has an app so that I can get notified of new listings that fit my criteria the same way Redfin does.

It seems kind of sad that I have to use Redfin even though MLS is supposed to be what we use

    Oddball homes

How would I find nontraditional homes? Converted fire houses/ churches/ homes that were built before the Great Depression. The kinds with laundry shoots.

Do realtors get to keep the whole 6% commission fee (buyer side) when buying a new home construction?

    Posted: 12 Nov 2020 08:34 AM PST

When it comes to new home communities like lennar, shae, toll brothers etc in large communities I rarely see a realtor from the builder side.

Compared to a standard 6% commission fee sale where ( I think) both seller and buyer realtors split, does the realtor keep the entire 6% on a builder purchased home?

    Any success with Resaas?

    Posted: 12 Nov 2020 07:47 AM PST

Looked at it before. Not sure it's worth investing any more time into it. Due to low inventory, it would be nice to find more off market places. Anyone have luck in finding something off market?

    "Unconventional" lead generation techniques?

    Posted: 11 Nov 2020 02:09 PM PST

Hey y'all! I'm a relatively new realtor (about 1.5yrs). At the start, I was able to get some business through events, social gatherings, and just generally networking and being out and about, but COVID messed that up for me. Since then, I've had some success getting clients through social media and referrals but that's about it.

I'd love to start a discussion around lead gen activities that you've found helpful towards keeping your business alive and thriving during COVID times. Anything in particular that's been successful for you? Unconventional methods? Tried-and-true methods? Thanks!

    Agent investor

    Posted: 11 Nov 2020 06:11 PM PST

Have any RE agents ever gotten someone to invest in their start-up business? Maybe someone to invest in some marketing costs in exchange for a percentage of my commission or a flat fee from each sale for a period of time?

Is this a possible job for a touring musician

    Posted: 11 Nov 2020 12:20 PM PST

Hey everyone! A little backstory. I play in a touring band and since everything for 2020 got canceled I figured why not pickup a new skill instead of doing nothing with myself. I'm working on getting licensed in Texas and I'm getting pretty close to finishing my course in the upcoming weeks. I'm really excited on this. Especially with being in the DFW market, but reality kind of hit me and now I have a bunch of questions.

My questions: Am I even able to do both? Does being a real estate agent REALLY allow for the flexibility people say it does? If I want to be a buyer's or listing agent are there certain brokerages I should look into? Are there certain niches or specializations I should go after? Are there other careers I can get with my license that offer more flexibility than others?

My understanding is that it's (often but not always) a self employed career path so you really set your own schedule and decide when to take time off (obviously not in the middle of a deal!). I'm currently self employed and I understand 100% that it doesn't mean I get to do whatever I want whenever I want. I still gotta plan in advance when I'm taking off and I get that even though you get to set your own schedule you kind of really don't. You still gotta manage your time to get work done by deadlines and things done on your costumers timeline (I do photography for car dealers).

As of now the only thing we have confirmed for the touring schedule in 2021 is a tour that was supposed to happen in April-May 2020 postponed to October 5th-November 13th, 2021. (Depending on what happens with COVID19 by then) As far as telling you how often or how long I'm gone I really don't know yet. 2020 was supposed to be our first year being busy where I could get a better idea, but I think the world had other plans in mind lol.

Thanks in advance! Please don't kill me in the replies if I asked anything stupid😭

    New here!

    Posted: 11 Nov 2020 02:12 PM PST

Hello! I am exploring the possibility of becoming a real estate agent. I intend on joining an agency, but am wondering at what point I should make this decision. Should I find the one I want to go with now and get my license through them? Or should I go ahead and get started on my own, and join once I have my license? There's no real price difference in the agencies I have looked into. Thanks in advance!
