    Hi all, in my market (Cols, OH) it's still nuts and there's not much time for buyer's counseling sessions.

    Let's say I'm getting leads from OpCity, etc, and meeting buyers for the first time, at a showing.

    Other than, 'Are you pre-approved?', what questions help you really get the answers you need to avoid wasting everyone's time?

    When does it stop sucking?

    Licensed for almost 18 mos. I've had a total of 6 transactions, not stellar but I'm not trying to be Ryan Serhant.

    I learn something with every deal, which is great, but I've also had 3 deals go south - mostly due to financing.

    At what point did you start 'rollin', like, it just flowed so the occasional failed deal, didn't sting so much?

    Any of you partner up with a contractor and flip houses?

    I've got a pretty good relationship with a well-established GC and we've been considering buying and renovating some homes to flip. I'd handle finding the deals and getting them bought and sold, he'd handle all the reno work at cost. We'd each supply half the capital for each deal and split profits 50/50.

    Have any of you guys gotten into doing this? How did it turn out? What obstacles have you encountered?

    I've been working with a client for months trying to find him the right place, I found him a half duplex new 13k under asking price and a day later he says he wants to back out.

    We have a financing contingency and he's approved by his bank but he says the payments are too high when high is relativity he said what he thought they would be before even making an offer as a guess and now says the payments are too high but for what he wants he's gonna pay $300 less a month and he said he can still perfectly afford any of these places. He places significantly less per month renting he just thinks he's getting ripped off maybe paying way more owning a property? It's a sellers market and 13k under asking is pretty amazing under 500k.

    Sellers agents, what do you look for in a home stager?

    I've staged for years but am finally opening my own staging co in Portland! If you use a stager, what made them stand out from the rest? What's the best way for new stagers to reach out to agents? What do you hate about certain stagers (I.e. 3 month minimums)? Give it to me straight. Any and all advice welcome! Thanks in advance!

    Rough estimate of cost of upkeep of this property?

    Sorry if this is the wrong place to post but couldn't find a more suitable sub. It says it was on the market for 100 mill but between gardening and landscaping, cleaning etc is there anyway to creat a rough estimate of yearly expenses to live here?

    Is there any benefit to better by licensed in the US and Canada?

    So basically, I'm licensed in Michigan. I live in Michigan on the Canadian border... like, a 5 minute boat ride (about 30 minutes with the tunnel). Obviously the border is currently closed.

    I'm wondering if there is any benefit to being licensed in Canada?

    I'm about an hour from Ohio, but I see no benefit to being licensed in Ohio— if I have a buyer, I can refer and get a referral fee.

    If I have a buyer in Canada (which is actually fairly likely for me, previously was a waitress at a restaurant from the Canadian side of the lake) I would like to get a referral fee for those people but I don't really know how Canadian Real Estate works.

    I can physically drive there (post pandemic) for any testing that may be needed because it's only about 30 minutes.
