    What's the craziest listing or seller experience that you've had? When was a time that you ultimately ended up firing your seller and cancelling your own listing?

    Buyer needs clearer survey map image, help?

    The buyer contacted me about an empty plot of land asking for a better quality image of the survey. The image looks very clear in the Zillow listing IMO so I don't know what to do.

    He said the lot isn't on the GIS site either.

    Prove low sell High Strategy

    I seen an expired that has been expired for awhile (several months) it looks like the seller wants to sell above market value. I was thinking of...(if he agrees to talk to me saying why don't we price low and go high) just when the buyer comes and offers the low price we (add value by pointing out all the nice things about the area) and then say that's a nice offer but how about this? I think it's a good strategy what do you think? Yes no and why or why not?

    Any Compass Agents?

    So I am an experienced agent at a small boutique brokerage currently. They don't have much for technology, marketing, CRM or any systems to support their agents, you feel very isolated. Pretty " Bare bones". I can see the appeal for an agent who may like this set up or is maybe more "old school". I have been heavily recruited by Compass and am highly considering them. Any agents who can speak to their experience or anyone know any agents who made the switch to Compass? Seems to be appealing but would like to know more from someone who isn't going to benefit from me joining! :) Thank you!

    Lot not subdivided, steps for offer?

    Hi all,

    I'm a Realtor new to land deals. What has your experience been when a buyer wants to purchase a non subdivided property? Part of 300 acres owned by a timber company. They have not subdivided, as they are willing to sell more than the 5 acres advertised. Does buyer typically ask for seller to survey and subdivide and get official tax map number in the offer stage? Bank needs this to provide a pre approval for the specific lot.
