    Hey everyone, newer agent here. I'm holding my first open house this Sunday for another agent in my office. I've shadowed a few open houses but i wanted to know if anyone has any advice for a first timer?

    I'll have my sign in sheet (or tablet, idk yet) some hand sanitizer, business cards and print outs if the property. Is there anything else i should grab? Thanks!

    Golden Comission Question

    Hello all. I was wondering how do you guys handle the question "What is your comission/fees" when asked by a potential client during a first interaction. This can make or break a lead and I would like to say something that doesn't make them walkaway and never come back. Anything helps. Hope everyone stays safe.

    Personal branding while working for a firm

    As everyone in real estate, we are trying to stand out for the same reason, leads. Now I can understand creating a brand when you are your own business, but what if you work for an established firm.

    How do you stand out from your peers at the same firm? Would you create your own logo? Custom business cards? Or are you limited to your firms brand, using their logo, their templates for everything and so on.

    How much/hard do you work and how much do you earn?

    I'm curious to find out how much other realtors work and earn. I think this may also help new realtors gain a better perspective.

    On average, how many hours do you work per day? How many days do you usually work? How much mental effort would you subjectively say you endure when you work?

    What is your yearly GCI on average? What's your commission split, average compensation %, and average sale price?

    I've got a lot more questions but I figured this is already a lot.

    It is a good idea to build house with attached ADU for rental investment?

    I live in the Seattle area. I am in the process of purchasing a lot in the Eastside. And within the next 2-3 years I am planning on building my forever home on this lot. Provided that the County/City/HOA would approve, would it be a good idea to build an attached ADU for renting out? If the main home is between 2500-3000 Sqft (3-4 Bedrooms), I am thinking the ADU would be between 1000-1500 Sqft (2-3 bedrooms with 1 or 2 garage). How much value would this entire property add when compared to a Single Family home with around 3500 Sqft?

    How much did you spend on marketing yourself when you got started?

    It's safe to say I don't have a lot of extra cash right now. I have a part time job which covers my bills but other than that I only have about $1,000 to spend on getting my name out there.

    I would love to hear how much you spent on marketing yourself. Or the techniques you utilised to get your name out there on a budget.

    So far I'm thinking door knocking, reaching out to my sphere of influence and cold calling FSBO's + spending money on promoting my social media platforms and leveraging my mentors connections and leads (which he said he would help with).

    I'm hoping to magically land one listing and to leverage that listing using open homes.

    What attracted you to your brokerage?

    I started my own brokerage about a year ago, and so far it's just me working out of my home, and one other agent who does property management. I'd like to start recruiting other agents, but I'm not sure what I can offer that would persuade them to come to my small no-name brokerage. I'm wondering what it is that attracted you to a brokerage as a new agent, and what might persuade you to switch brokers as an experienced agent.

    Opinion on showing houses during the pandemic?

    I'm currently living in an apartment, I'm leased here until 2022. It's a duplex, two bedrooms downstairs and three upstairs. Recently, it's been put on the market by the owners, and thus it's being shown to prospective landlords.

    I get it, the more showings the quicker it gets bought, and we don't have to deal with the showings anymore. I'm just very uncomfortable because cases are rising, more so than ever, and we have strangers coming in and walking around every room of the apartment. Today it was 5 different groups of people, and it took all afternoon. We're asked to leave if possible during the showings — it was raining and snowing today, and we can't visit home because of the risk being posed to us (and then potentially family) with them looking at the house. I asked the realtor if she could limit to two or three groups per day, and she said she'll try, followed by an excuse on why there's been so many, which isn't really promising to me (it felt disingenuous).

    I'm just very frustrated, as are all my roommates. We feel like our space to quarantine is being compromised, and we have immunocompromised family. I have no ill will towards the realtor or anything like that, and I came here to ask:

    What is your opinion on showing houses being actively lived in during a pandemic? Because personally, even three feels excessive right now with how things look case and control wise.

    On top of that, today, one of the prospective landlords came through and looked at the house without a mask. Despite the notice on the door that says to wear a mask. I'm just very fed up, and I'd like to hear other perspectives from people in the profession. Like is what I requested realistic? Are virtual tours not common?
