    I'm a new agent and have been selling since August. So far, I have closed three deals and will be opening escrow on my fourth this week.

    In front of clients I am confident and knowledgeable but over the phone, when I'm cold calling, I get so nervous and slip up.

    Anyone interested in starting a role playing group? I want to work on my communication and how to work through the tough questions prospective clients will ask. Any advice on how to get over these nerves?

    I've been in the business for 4 years now, I work a full time job and I work my ass off at real estate managing to do 2-3 million a year.

    I have the basics down, I know enough to navigate deals and solve most problems that pop up.... But I'm no where near expert status!

    There's a lot I do not know about real estate. I want to learn the details... The deep inner workings of transactions, the title and escrow process, the lending process, being able to break down and explain closing costs better, how financing works... all aspects of financing.

    Does any one have any good book recommendations that would help me with this?

    Old Plat

    Hi all,

    Does anyone have experience with buying vacant land where a plat (one in questions is from 2004) was too old for lender/closing attorney to use? Buyers will be using the current plat to get a boundary line markup so they know exactly where to do a perc test for septic. 5 acres.

    RE Team

    How are brokerages and teams different? I thought the team leader was a broker but I found out that's not the case? Is a broker more involved than a team leader? How is a team different than joining a brokerage?

    Changing brokerages

    I'm a new agent. I took my classes through a local brokerage (in person) and just signed with the same brokerage about a month ago. So far I've been struggling with training and it's not been the greatest experience. I was assigned a "mentor" (the agent that recently sold us our house) and it's been very difficult to get ahold of her and also the brokers with any questions.

    I am doing real estate part-time, I have another full-time job. It's hard because I feel like I don't know what I'm doing and no one is there to answer my questions. I've asked to sit down with my mentor/broker and go over things, but everyone in the office is always so busy that they don't see the time of day to help me.

    I'm highly considering changing brokerages so I guess my question is how long would you wait to change brokerages? Any other advice? The brokers are nice people but they are so busy and there's no training process in place. I feel like I'm being thrown to the wolves. 🐺
