    I'll be moving next summer preferably June July and certainly by August. I want to find out what apartment complexes are currently under construction that will be opening for occupancy during the months that I mentioned.

    Also and I probably know the answer to this is it bad form to contact to realtors with this same question. I am assuming most if not all realtors have access to the same source materiel but is it not possible that one realtor might have personal knowledge that is not yet accessible to everyone else thus my interest in whether or not I can have two realtor's looking for me.

    And lastly are there any resources I can check on my own to get this kind of information? Las Vegas and Henderson, NV. Thank you

    SEP IRA or Solo401k?

    Which do you do as an agent and why?

    If it matters, I still have a W2 that I hang on to and have maxed my 401k there for 3 years running now.

    (Also, picking up 1-2 rental properties a year, so please don't suggest that)

    Anyone else fed up with CA license exam availability? I wrote a bot to get automatic alerts!

    After waiting 2 MONTHS for my salesperson application to be processed, I was losing faith that I'd get licensed this year due to no exam availability. I called the DRE, wrote them emails, and all they would say is check the website every day (better yet multiple times every day) since exams are lower capacity this year and first come first served with no warning of when they'll be added.

    I finally got so demoralized by checking non-stop for several weeks that I decided to write a bot that automatically checks the CA DRE website every 60 seconds and texts me as soon as exams are available.

    Literally this Tuesday I powered up my prototype for the first time not expecting much to happen, but got an alert ON WEDNESDAY about a last-minute cancellation for an exam this morning and... TODAY I PASSED MY EXAM!

    So I got to wondering, are there other folks out there struggling to get an exam appointment and would want to get access to my bot alerts if I made it more widely available? It'll take some extra work on my end to make it support multiple users and user-friendly, but if it'll help out other licensee hopefuls I'm happy to do it!

    My broker isn't training me. How should I set my expectations, and how long should I "work through this" before jumping ship?

    I'm a fairly new agent, but have a solid background: I spent my first 15 years in the insurance industry, managed my vacation rental, then left all of that to be a full time realtor.

    My friend asked me to join her new team, so I signed on. It's an initial 50/50 split (up to the first $10k), plus the 20% for the brokerage fee. This provides me all the detailed training of working with an established agent/broker -- providing quality leads, helping me with contracts, extensions, addendums, etc -- plus all the services of the company (IT support, digital docs, etc etc).

    My problem is that I'm doing everything solo so far, while she's focused on expanding her office space and recruiting anyone she can convince to take the courses and exams. I've struggled through the company "onboarding process" with no help, and I still haven't gotten MLS access because I can't get the state broker to sign off on my application (long story). And the first contract I got, I was pawned off to a colleague to write the contract, therefore I have to get with him every time I need an addendum or extension.

    I know, I KNOW so many of you want to tell me this is why you never work for friends, and trust me, I'm already there. But she's an amazing agent and I put a lot of faith in her!

    I'm looking for advice on how to professionally and gracefully tell her that she sucks as a team leader. She hasn't trained me, and she didn't even know how the onboarding process works for her new team members (because someone did it for her when she joined the company!) She pawned me off to a colleague who was a new agent himself, she gives me shitty leads that she doesn't want, she talks down to me like I'm her kid. She's very intent on building her team (eg, signing more agents) but she's doing nothing to develop her existing "team". She wants us in the office for "exposure" in our downtown area, but she won't pay for fucking internet service so we steal it from landlord above us (it works as well as you think it does, which is half-ass).

    I need advice on how to diplomatically bring all these issues to the table.

    Tldr: I've invested a lot of money into getting my license, and I want to be successful with a brokerage who will invest in me.

    Should I work full time as an agent

    I have a friend who said he can get me a job making 18$ but I told him I don't want to make him look bad because they would train me and I'll just leave because I'm going for my exam soon and getting my license. I'm 19 so I'm not stressing money to much yeah I'm broke but I still have food and house over my head I can go broke another couple months until hopefully I sell a property I would like to stay at the job for like 2-3 months and than focus 100% on real estate what you guys think any feedback can help

    Is this reason enough to back out of a sale? Michigan

    A friend has done a generic purchase agreement with someone to sell his house for a cash sale, the pa is not completly filled out, no earnest money was ever given, buyer waived inspections and agreed to pay all closing costs but is now demanding that he pay for things they want on the house (septic tank level meter among other things) and is also now saying he should pay half the closing cost.. His job out of state has fallen through, he has no other place to move to and is currently under covid protection on his house, the pa is now over 6 weeks old (he has the original copy and title co scanned it) He informed the buyer (who is very vindictive and rude) that he and his family had no place to go and wasn't able to sell at this time, the buyer is now threatening to sue and force him and his family out of their home. What are his options at this point?

    Can I cancel a contract with a realtor if I want to buy FSBO?

    I'm in the process of negotiating with a home owner that wants to sell me a home FSBO but I signed a contract with a realtor a few months ago. This realtor did not find this home for me, I found it myself. They also have done nothing in this process at all. I've been in contact with the HO, they set up a walk-through with me and we have talked specifics. The realtor has done nothing, absolutely nothing. They get wind of me wanting to buy this property FSBO and now they are demanding that I pay them their share of the sale if I go through with this. I'm not against paying someone their due if they actually have done something but they have done nothing. I found the house, I'm negotiating with the owner, and I'm doing all the legwork. Is this even right of them to demand something when they've done nothing?
