    What imagery and copy have worked best for you to generate new facebook leads (not sphere of influence / past client)?

    What targeting has worked best? How do you avoid targeting realtors/loan officers?

    How often do you follow up with your online leads and how?

    Are you putting them on auto email campaigns afterwards?

    Do you send them videos? If so, what?

    Are you closing a good percentage of facebook leads?

    Where you do you think most people go wrong with facebook leads?

    Need some guidance encouragement and software advice.

    I am an introvert... not your typical Realtor. I don't like seeing my name in figurative lights. I don't like having my picture taken. The thought of being on a billboard or any form of public advertising doesn't really fit with my image of myself. I don't have Facebook and have no desire to have one. Although I do like Reddit, and have a LinkedIn account... I am not really interested in creating some social media reputation. I grew up in a dysfunctional childhood where I moved often. I have lived in 6 different states in my lifetime and am now 2000 miles from where I last went to school as a kid, I really have no SOI... and I don't make friends. Yes admittedly I have other problems that will one day require a call to a therapist, but I need to work with what I have now. :)

    I have been a Realtor now for 4 years. Most of that time I have been successful working Zillow/Realtor ads and creating my relationships while showing clients their first house. But this last year has put me on total lockdown. Meaning I haven't worked at all. I did sell a house in February before lock down, and just closed a listing from a repeat client yesterday. But really I have been twiddling my thumbs all year. As an introvert... It hasn't been that bad of a year actually.

    Also worth noting Zillow has gone up 10x in price in my area now. Not that I ever liked giving them business anyway. Realtor(dot)com closed all leads in my area and have moved to using OpCity for them, which is a nightmare platform.

    So I really need to decide what I want to do with myself in the future. I suspect I will stay in lockdown for at least the next 3 - 6 months till the Vaccines can be successfully deployed. I have spoken about things with my broker and he has suggested I go after FSBO's. This seems to be the logical way of creating possible leads without relying on previous relationships, that I don't have.

    My problems is this.... One, I'm really scared to death. Picking up the phone and cold calling someone terrifies me. First I hate cold callers... I mean how many times do I need to buy health insurance in a day? They are annoying. - But really I'm just scared to make the call. I know once I do it consistently a few times, it will be a little less scary. But any advice of how anyone overcame that fear would be helpful.
    Next... I went looking on our local classified site in my area... (One of the major TV/Media companies in my state runs a website which has a classified section... It like our own statewide Craigslist only safer and better organized. It's the logical place where most anything is sold here, except maybe FB marketplace which I don't have)... The problem is it appears to me that just like the MLS... There just aren't that many FSBO for sale. The inventory is so low, it is going to be difficult finding many people selling.
    So what I am looking to find out is if anyone has any recommendations of reliable way to find FSBO's, a database that might collect them.

    Along those same lines... I have previously seen someone mention on here software they use... So any recommendations for Dialer/phone software with list that can help me be able to focus and chain call. Since I don't think FSBO are going to be easy to find, how about recommendations of a software like REMINE that allows me to target a neighborhood and call homes down a street to look for potential buyers... But with a Dialer option that Remine doesn't have. Something that can help give me some direction.

    I am just trying to find where I go from here career wise. I'm trying to find a niche in Real Estate that I can fit in to well. Because really I like Real Estate... Besides liking the paydays (which are great)... I like the numbers side of it... I like contracts and I like creating wealth for people. I like watching/studying what is happening in the market the same way others study the stock market. I also like understanding and learning the legal aspect of it all. It's very analytical to me... and I love that. People not so much though - which is my downfall.

    So I've been recently licensed and been training under my brokerage. They make sure all their agents get the training they need and help out any agent that needs any help. I was told to find 100 contacts and put them into my CRM and that will be my sphere of influence. Only thing is, I'm 23 and most of my family lives out of state and my friends are not ready to grow up and head into the "real world." The only way that I can contact people that I went to high school with is through Facebook messenger. Has anyone had any luck contacting people through messenger? I feel like it's not as intimate to approach through a social media app, especially since I haven't contacted them since graduating school.

    How is the estate agent job market?

    I understand the demand/job market fluctuates depending on the housing market, but assuming the housing market is doing just okay, how hard is it to find your first estate agent job?

    I'm thinking of applying to be an estate agent when I finish school but I'm unsure if I will need a lot of sales experience. I've been working in a customer service position part time for the past few years alongside school thought I'm unsure this is enough.

    In short, how long/how hard is it to find your first estate agent position after finishing school (or real estate license in USA) assuming the area/market is average.

    Sorry if this question is poorly worded, you get the idea.

    Vermin activity?

    I have an offer accepted finally, looking at home inspection, termite inspection, and roof inspection. My inspection contingency is due next week Tuesday.

    Total cost of work/repairs is $2,350 entirely

    Clean home but on the regular home inspection it was stated evidence of vermin activity interior. I spoke with the inspector on the phone he didn't mention but said nothing crazy at all on the property. Which is good.

    On the termite report total cost of that $1,500 no termites just fungus. "Further inspection is $500 to remove subfloors insulation to see if there is anything bad there. This is labeled as section 2 item.

    Nothing on that termite mentioned vermin.

    So what do you guys think.

    Yes i spoke with my team and I'm communicating with my people just want to see what yall think.

    How much do realtors make per transaction on $200,000 home?

    I am considering becoming a real estate agent. I have considered it for a while but am unsure of how much money I would make per transaction since there are so many cuts, fees, etc. In my area, the average home price is $200,000.

    So in general,

    If I were the listing realtor selling at 6% how much would I make after splits, fees, etc. but before income tax?

    If I were the buyers agent, how much would I make after slits, fees, etc. but before taxes?

    I realize there is a fair amount of variability because broker and agent spit rates differ, but I am just trying to get some numbers so I can get a general idea.

    One other question: can I be successful without cold-calling? I despise that. I am assuming the best way to get clients, besides referrals, is through open houses.

    Just completed all my classes (Ohio/120hrs) now getting ready for state/national test, any tips?

    Finally finished all my classes tonight, meeting with my broker next week to sign some stuff as I get ready for the big test. Just wondering if anybody else who has been licensed in Ohio, or anybody in general has any tips they recommend for me as I study and prepare? Such as specific topics, must know equations and values, stuff like that. Anything is appreciated, thank you all!

    Real Estate as a Short-Term Career?

    Hi all! Apologies if this post has already been answered in some way; it's partially situational and partially a general question! I've read quite a few of the pinned posts but feel I couldn't find what I was looking for. If you think there's a good existing post, please direct me to that!

    I would love any advice, feedback, or direction on what it's like to have selling real estate be a short-term career (ie: 5-10 years). I know for a fact I am not invested enough in the sales and real estate game to one day own or run a brokerage.

    However, I do feel like I am pretty good at sales, love connecting with people, and love educating / helping match people with their perfect fit. (I've worked retail for the last 2 years and have worked in various levels of sales-oriented customer service for the last 8 years, so I do know I much prefer sales where I can connect to the clients.)

    I had a huge life change happen recently and I very suddenly have lots of new factors to consider when planning my career. I've been considering getting into real estate on and off for the past 2 years, and I'm at a point where I need to bite the bullet or let that thought go.

    So, the main question is this: is real estate a good industry to be in when you know you may not be in it more than 5-10 years?

    Anything else I can think of is too long. The advice I'm getting is to use my first name last name and then ...something...

    North Carolina is absolutely over saturated with realtors trying to capitalize on the strong market.

    And the market is seriously not strong enough to support 100,000 agents. For crying out loud, most of you getting your license is not going to make it with how competitive it is. Almost everyone I talk to already knows an agent or with working with one. I'm looking forward to all the drops outs after these holiday's. My broker in charge thinks it could be up to 25 percent will drop out. On top of that, the inventory accross the nation is record breaking low.

    I actually high advise against people getting into realty for a while.

    Reciprocal Licensing (FL to AL) Question

    Does anyone happen to know how long the turnaround time for AREC (Alabama Real Estate Commission) to respond to requests for determination of examination for reciprocal licensing?

    I'm working on getting my AL license as Alabama is just 20 minutes away from where I am in Florida. But, I didn't want to start the class for it yet before AREC got back to my request. I emailed in the form and necessary docs earlier this week.
