Its clean and the well maintained, but zero updates. Carpet and flooring it clean but totaled. The cabinets are super old. Fromica counter tops. None of the appliances work. I didn't bother painting but I did clean everything out except for a few pieces of furniture to "stage" the house a bit. Its a total grandma house. The only thing going for it is the location. Its in a super nice school district. I thought my realtor was full of it when he said he wanted to get 70 people to see it and expected 10 offers. We listed last weekend and start showings this weekend. I cannot believe the response. 94 showings scheduled so far. And we've received 2 offers from people that haven't even seen the house. Flippers, I guess? I'm now wondering if I under priced it? I'm not concerned about getting the max offer as much as I am finding a buyer that will buy it as is and close as quickly as possible. I would never consider paying the price that we listed at but now I guess we are gonna get well over. Now I'm worried about picking the right offer out of many. And the house becoming a super spreader site. I feel so bad for people desperate for a house. This market it totally decoupled from reality. Utterly bananas. [link] [comments] |

What is the best way to choose an agent to sell our house and choose an agent in the new city for buying a house? Also the place I am moving for work is right on the border between two states. Closing was supposed to happen 1/29 and the seller apparently sold the house to someone else as a cash sale a couple weeks ago. Currently my title company is trying to see what solutions they can work with all parties. I have only talked to one lawyer so far who seems to think I can only sue for damages for my inspection/appraisal costs. Does anyone have any experience with this? There are so many stories on Reddit about the red flags, lawsuits, and nuisances of having to deal with an HOA, but I was wondering if anyone has a completely positive experience with one? | Posted: 26 Jan 2021 10:15 AM PST We purchased last year and and trying to refi due to drop in rates. Since we just purchased, we don't have any equity in the home. We just got our appraisal from the bank and it's lower than our purchase price, so to stay at 80% LTV we'd have to come up with a significant amount at closing. There were 4 comps that were used, 3 from our neighborhood that are higher than our purchase price per sqft, and 1 from a 'competing neighborhood' that is known to be significantly less desirable in our real estate market. That one has a price/sqft about 20% lower than the other comps. Our loan officer said we can dispute it, but just said 'send me any comps or relevant material you have.' Iv found a couple other sales from our neighborhood in the same price range and will send those. Not sure what else I can/should send? [link] [comments] |

| Posted: 26 Jan 2021 09:03 AM PST I broke lease with American Homes 4 Rent about a month after renewing a lease because I got a job I needed to be closer to. The manager for the homes in my area told me I'd have to pay the full price of lease (accelerated rent) but not until either they find a new tenant or until the lease is up next August. I have done searches for the house to see if it is on the market and haven't found the house listed anywhere. Should I continue to save money and anticipate that they'll charge me the full amount at the end of the lease? Why might the house not be on the market? Any input would be helpful at this point. | Posted: 25 Jan 2021 06:17 PM PST State of Florida. Seller initialed and signed counteroffer on Friday at 11pm. My agent and sellers agent went back and forth via text asking for an extended inspection period. Monday 11am sellers agent said the seller "decided to go with the other contract. We can keep your contract as a back up if interested?" We said "definitely interested in keeping our offer as a back up." Monday at 6pm we decided that we had a 2 day window and to sign counteroffer as-is. Sent it back to the seller's agent and they said "I'm sorry but we were in a multiple offer scenario. Your contract was not executed while the contract the seller decided on was executed therefore voiding your contract. I'm sorry actually decided to go with another offer and I stated we can use it as a back up but with having an executed contract prior to yours being executed but no one voided your contract." My family and I moved into our apartment last April when everything in the area was locked down due to Covid. Due to that, we never actually got to meet our landlord in person. However, we have corresponded through email and we have been sure to pay our rent on time each month. We have never had any complaints from anyone else in the building, etc. and we have done our best to treat our apartment as we would our own house and it remains in good condition. Since we haven't actually met it feels kind of odd asking for a reference, but due to the nature of the market in our city we're going to need one. We got an agent and went back and caught major attitude from the builder's agent who told us we are not allowed to bring our own agent since we did not bring him the first time we looked. It was super annoying because we didn't know, and now I feel like this house won't be an option if we continue to use our agent. How awkward! Ideas on how we can make this work? | Posted: 26 Jan 2021 10:47 AM PST I'm currently looking to buy a home in Denver which is a really hot market right now. Homes have a median time on the market of 4 days and typically close 1-2% above list price. I have submitted several above-list offers only to be told by the seller that they received a MUCH higher offer. From my understanding, it is common in Denver to have an appraisal gap contengency of 5-10k which I have included in my offers as well since my offers were above the list price and above the comps. To me, it doesn't make sense that people would be willing to bid 5-10% ($20K+) or more above listing when the comps don't support the price. My question is, what would stop an unethical buyer from submitting an offer on a home for significantly more than the list price in order to win the contract, only to wait for the appraisal to come back somewhere around the original list price (and comps) and then negotiate with the seller to get a price that is closer to the list and only pay a little above listing covering the appraisal gap in cash. At the very least, from the buyer's perspective, if you lose the sale after wining the initial offer, you are at least better off than not having the offer accepted in the first place. To me, this is what it looks like is happening based on what homes sold for last month compared to their list price and what the listing agents have said about the offers that are beating mine. Not planning on permits, though our subs are all doing their work to code. Any implications of this if I sell? Again, it's not adding or taking away from the square footage or bedroom bathroom count. We're about to have drywall in this weekend, and are just making sure not to make a huge mistake on not getting permits. With clients we always get permits, but for own own house we have not with this. City is easily 6-8 weeks out on any permit reviews currently. Thanks! [link] [comments] |

Set up new utility accounts with the county and village, have been paying them, all appeared to be going well. Today I receive a notice that the county was conducting an audit and discovered the seller's final bill (a few hundred dollars) was never paid, and I'm now liable for the charges. At the closing, my lawyer confirmed they paid their final utility bills as did their lawyer. I received a copy of their final bill and opened it on accident and asked their attorney if they needed it, was told they already paid online and verified at the closing, and to shred it. Just wondering what my recourse is here? My lawyer said she's going to try to get them to pay but I highly doubt that's going to happen because.... I think the people we bought this house from were pretty sketchy. We receive bill notices for them almost daily from high end department store credit cards, overdue ticket notices from the state, etc. A private investigator even showed up at my door asking for my help in locating them.... Posted: 26 Jan 2021 09:35 AM PST Hello, i'm the owner of a duplex, i live in the first floor, tenant lives upstairs. lately the tenant has started smoking cigarettes in the upstairs apartment and the smell is filtering downstairs into my apartment. while i find the smell disgusting it doesn't bother me that much, however my wife is due to give birth in a few weeks and i've read that chemicals from second hand smoke can increase the chance of SIDs (sudden infant death syndrome) so i would like to put a stop to this as quickly as possible. does anyone know how to approach this? the tenant has access to two balconies so its not like they can't just go outside (although its winter). thanks [link] [comments] |

I got everything I could ever want and need over here, with the downtown area, movie theater, and other locations not that far of a drive from me. This project I want to invest to is going to be very expensive, but I'm down for the task. Of course, doing this would greatly increase the home value. To give myself more backyard space and to expand the actual home itself, can you typically buy a property for sale right next door to you and expand your current lot? Or would the city typically not allow for that? On top of this, I would like to build on top of the home, creating a 2nd story. Someone just came to my door and "served papers" for the seller's of my house. They have not lived in the house for over 6 months. I do not have the ability to contact them (long story but I had no desire to have contact with them when after their lease back, they left feces on the floor of the bedroom, an overflowing feces toilet backed up with debris, piles of trash everywhere in the yard, etc ). She did not change her address so I still receive her mail, packages of things she orders, people coming by, etc I told the man serving the seller that I purchased the house from the seller and she has not lived here in months. He asked my name. I gave him my first name. He asked if XYZ was my last name, I confirmed. He said I was listed as someone who could accept the papers for her!! He mentioned that I may be a relative, a landlord, or who knows what but that he could serve her papers to me and I would get them to her?! I told him I didn't think I could but he insisted and left them on my doorstep. Do I contact my realtor and ask for his assistance or his this out of his scope? Sorry! I have spoke to all the big company's who have said I should be able to install services as it's direct with them. But the seller who is selling the land had stated that no services will be included in the sale. Does he mean I just can't use the neighbours supply's. Here is my solictor report if anyone could have a look and let me know if I can add direct services that would great. Report on the title When a transfer of part is made, it is quite common for rights to be reserved for the owner of the common parts, over your land and for rights to be granted for you , in connection with your use of the land. In the document I have been sent, however, the seller reserves the rights over the land you are buying, including a right to connect into services running under your land , a right if support from your land and a right of access for the purpose of carrying out maintenance and repair. | Posted: 25 Jan 2021 09:14 PM PST There is a vertical crack in the foundation that the preinspection found in the crawl space. The owner said he spoke to a contractor who said it was an old settling crack and that there was no ongoing damage or settling. The crack is about 1/4 inch wide. I've heard that cracks over 1/8th in should be fixed. Since it is already something we both know about, if my own inspection disagrees and recommends that it gets fixed, would this still be something that I could use as a negotiating point? | Deadline for sellers to come collect their stuff post-closing? Posted: 25 Jan 2021 10:19 AM PST We've been in possession of our new house for a couple of weeks. There are things the sellers left behind that they emailed the day after closing and said they would like to come get. Namely, washer and dryer, two chandeliers, a swing set, and some random stuff that I don't know why they left in a pile in one room - family photo album, set of dishes. They didn't indicate in the disclosures that the washer and dryer, chandeliers, or swing set were staying, but when we moved in and they were here we presumed they were ours and we'd be happy to have them. We've reminded them several times now to come get it since they said they're going to and still this stuff is here. My questions are (1) how long do they have to come reclaim these items before they're "ours"? I don't want to be their free storage forever until they up and decide to come get it. (2) For things that involve uninstalling, like the chandeliers, do we just ... let them in the house to remove them? Or are we supposed to remove them for them? [link] [comments] |
