    Door knocks and cold calling is not my thing. I can't do open house in my city. Currently focusing on SOI. After facebook changed housing advertisements, i feel like it's a waste of money advertising on facebook. Is there any other way for generating Leads?

    Becoming too Involved

    This may be more of a question for a therapist, lol. But do you ever feel like you become too involved in a transaction that it kind of mentally/emotional hurts you if something falls through or it's not looking promising?

    I can't tell if I'm just too attached to transactions because of needing the money to leave my 9-5 or if it's because I want to see all my clients have the absolute best experience from point A-Z, but I just know it sort of wrecks me when I get any bad news.

    I still stay positive when I discuss problems with my clients or if I'm talking to another agent about it, but as soon as I get alone it kind of crushes me, a tad bit. Lol

    Indecisive home buyer feel like I'm wasting my realtor's time.

    So Ive been looking for a home for the last few months in a very competitive market. My realtor has been amazing, we have seen about 8 houses and I put an offer in on one that got beat.

    I feel like he's done so much uncompensated work for me that I'm feeling increasingly guilty! I'm wondering when does looking at houses without offering become excessive and any recommendations for thoughtful gestures I could do now without it being weird? Like a gift card or something? I want to maintain a good relationship while waiting for the right house to come along.

    Two Quick Questions on Knowledge Expertise

    Hey all, I'm a newer agent trying to break into my city's high-demand "hip" area, which also includes our luxury market. I've already managed to get a few FSBO's in the lower price range, and plan on gradually working my way up to the higher end (- is that a good strategy?)

    Anyway my two questions are:

    1: How can a become a "market expert"? As in, what resources do I go to to get data to become an expert? I know the MLS has some pretty basic analytics but other than that I'm not sure what all I should know to be considered an expert on the market and where to look for that info.

    2: I would like to get some book recommendations on how to be a design-knowledge expert. I did a listing preview a few weeks ago that I wasn't able to get because I didn't know a lot of the design features; I didn't know what the type of specific molding was called, I didn't know the exact architectural style of the home, I didn't know what a lot of the interior features of the home were called.

    Any help would be greatly appreciated.

    Prospecting Options

    I've been on teams for just about my whole time as an Agent. I'm solo now and I'm looking for prospecting beyond sphere and Zillow / Realtor.com. I'm here for advice beyond door knocking, what are the thoughts on Redx and Vulcan 7? Is it worth it? I don't mind putting in the work if you have any other ideas.

    I know realtors do not personally share their predictions on the market with their clients but I would love to know unanimously what realtors actually talk about or think of the 2021 housing market.

    New real estate agent here with a question

    So this may seem like a very dumb question but I need answers lol

    I see a lot of real estate agents posting listings on their social media that aren't there's. Do they just ask the listing agent if they can post their property on their social media? Is this a common practice? (I'm in NYC btw)

    Photography question

    I am starting a real estate photography business and I might have my first client! I know that a standard in the industry is 24 hour delivery and I feel bad asking for 48 hours to edit.

    Would it be reasonable to offer proofs after running my own lightroom preset for the realtor to upload to MLS and then deliver the final set next day? Or should I just offer 48hr delivery I feel like it might create more work for the realtor to update the photos. Going from proofs to final.

    Alternatively I also think the realtor might like seeing the image and giving feedback during the editing process. Any feedback?

    Realtor Role

    Hi all! Sorry if this has been asked, but I'm unable to find it. My wife and I are in the early stages of house hunting, and are rather unsure of what our realtor should be doing for us. For the most part, we've been sending listings that we like to her. We've told her what we're looking for, but she isn't really sending us anything that we haven't been able to find on our own via zillow. I'm not sure if it's just the market, or if we should consider getting a different agent. What should our realtor be doing for us? Thank you!

    no offense, just forward-looking discussion. recently i found that opendoor and zillow stock is surging, just want to understand from the realtors community: would opendoor, zillow ibuyer cause realtors to reduce fees so buyer/seller get benefits? would number of realtors reduce?

    what are the values that realtors can provide but opendoor and zillow ibuyer or any online platform wouldn't be able to provide?

    Interviewing for position of leasing/sales agent with no direct experience

    I have a phone interview for a leasing/sales agent position with a company that I'm very excited about. I'm finishing up my last semester of university, and I do not have any experience in the field/market, but I really want to nail this interview. I was wondering if any current job holders have some words of advice on how to prove I'd be a great candidate beyond being myself and communicating my relatable skills. I'm hoping my eagerness to learn will overshadow my lack of experience. Any thoughts are welcome, thanks!

    Realtor thinking of selling pre-con homes/condos

    I was wondering if I could get some help/advice from other fellow realtors.

    Im fairly new to being a realtor, a little over 1 year now and I've successfully done 4 transactions but all condo/residential resale. I was wondering how I get into selling preconstructions. I assume first you go on the developer's website and register as agent. What is the next step? How does commission work with these sales? I imagine it isnt anywhere nearly as close to 2.5-5% but more of a flat rate type of commission.

    Getting contact Info

    I have some family that work in real estate and I am just starting out myself.

    A problem I'm running into is I know these people would probably choose the other people over me due to their experience.

    I've been hitting dead ends trying to get contact info from people and am curious if anyone has any suggestions, programs, websites anything to help me get my contacts up.

    Today is the 2nd day of a facebook ad to a splash page and I haven't gotten any hits off of that.
