    I'm about to start real estate. Just want to know some beginning tips and traps to avoid. I'm also torn on if I should join a team or not. I feel like the support would be there but I really don't want to be labeled as a buyers agent. I just want the solid support and coaching

    How long before you made your first sale and how long before you felt you “made it?”

    For someone looking to get into the industry, I keep reading it takes most agents 6 months for their first sale and only after two years, people who stick it out start to reap the rewards.

    For new and seasoned agents alike, how long did it take to close your first deal and at what point (either via total sales amount, home volume, etc) did you feel like this could be a long term sustainable career?

    Selling home with tenant in place

    What is the best way to sell a home that is currently being rented out? I'm trying to do this right now and even though the market is hot and I'm priced in line with the comps my home is not selling. Any advice on how agents usually handle this is helpful.

    Referring yourself when looking for an apartment

    In texas. I am an active real estate agent with c21. Would I be able to refer myself? Or would I have to be with a place that specializes in apartment locating? This is probably a question I should ask my broker to be honest but I wanted to not look completely stupid to them. I couldn't find much about this online. Is referring yourself a possibility? Something about that seems wrong.

    I did contact an apartment locator recently and I was really disappointed. They gave me a list of 10 places and the floor plans. If i wanted a list of apartments that currently have a studio/1br i can go to the many sites online. I honestly don't know what I expected. I told myself that I'd give her the referral if she could in any way provide me convenience and even a little help choosing a place. Nope. That's what led me to think about just listing myself as the referral.

    Let's say I want to join the Oppenheim team. How does one go about this? I'm a rookie with a new license so what are the ways I can go about this? I have extensive experience with networking and building relationships in my previous career so I feel like I would fit in well. I don't care for being on TV and would never do it but I'd love to work for the team
