| Posted: 17 Jan 2021 07:00 AM PST Hello everyone, I am currently finishing my real estate course. Super excited! I have been wanting to get it for years. Love helping people, discussing homes and studying the market. When I ask realtors for advice they only tell me the worst stuff. The stuff to turn me away from the career. Do you really have no free time ? Is it impossible to travel ? Will I be able to see family and travel to Europe for august every year ? Or will this be stressful. Is your phone always blowing up ? I assume these are good problems also, being busy. Anyways would love to hear everyone's thoughts [link] [comments] |
| Anyone want to do a cost breakdown of how much it costs to be an agent in your state? Posted: 17 Jan 2021 11:56 AM PST Title. No marketing, no brokerage dues. Just curious the basic cost to be an agent in your market. Example, I'm an agent in Michigan:
You only need licensing ($179/3y) to have a license but to access and show homes you need the other two. [link] [comments] |
| Posted: 16 Jan 2021 06:20 PM PST I've had a couple banger years nearly leading my company in production. We are a market leader in the city I live in so I am pretty proud of this feat since I have less than 5 years in the business. Lately though I am feeling very tired, stressed and stuck in a rut. I find I'm forgetful and the drive is just not what it was before. I have always been a high stress/anxiety agent but I'm wondering if I'm just burnt out or what the deal is. I took some time off over the holidays and thought it would improve but it hasn't really. It's been weighing me down for months. January is normally a slower time of year and my pipeline is fairly dry as I sold most of what I was working on and I'm worried I won't fill it back up. This feeling has always motivated me to go out and hustle to find new mandates. Just in a bad head space and wondering what other agents have done when they feel this way to break free. | Reasonable conditions to buy a building lot sight unseen? Posted: 17 Jan 2021 10:16 AM PST Hello Realtors! I'm looking to buy a land for future development (in MANY years) and there is a lot I have found which I'm interested in. I'm in lockdown and not even allowed to travel to go and see this lot (its quite far away) and I'm wondering what sort of conditions I could ask for that would help protect me if there is something under the 2ft of snow on the lot that I can't see. I was thinking of offering a deposit with the condition that I could back out in April / May once I get a chance to see the lot without snow. Or on the condition of a geological survey which proves the ground is stable (somewhat concerning area). Any other thoughts? I'm pretty scared about making such a big decision, I'm emptying all my investments to secure this for my family in the future. The lot is zoned residential, within a city, ocean front, will be well/septic, and propane. Mortgage will be for the land only, so I believe I have to fork up 30-40%. Thanks. [link] [comments] |
| Posted: 17 Jan 2021 09:53 AM PST Is it a good idea to have my personal branding (my own logo, slogan, website, name, banner, etc) at the beginning of my career? Or should I wait and piggyback off of my brokerage name? I am planning on doing a "soft" personal branding, by adding my own name (e.g. John Doe Homes) and logo next to my brokerage logo in every brochure or every social media posts, etc and later on have my own website, and so on? My goal is to have my own firm in the future, so I am just thinking that it would be a good idea to have my brand out there, so when I am actually ready and able to start my own firm, my brand is already known and I don't have to start from scratch. What do you think? Any advices? Thought? Thank you! [link] [comments] |

| Kris Lindahl: good or no good? (MN, WI, & CO realtors) Posted: 17 Jan 2021 08:25 AM PST Hi everyone, so Kris Lindahl Real Estate is based in Minnesota with business in Wisconsin and Colorado. They offer a bit of a "Scholarship" program which they pay for 90-Hours of online training before you take the realtors exam in Minnesota. In turn, they require a 12-month contract. They give you a week's training, then set you up with some leads and an inside sales team that sets up showings and listings, a mentor, and send you off. My question is, has anybody worked for them? or heard of/done this scholarship? From everything that I've read, it seems like a fairly legit deal for someone looking to break in full-time, and one of the best ways to hit the ground running. As established realtors, is this something you'd recommend doing? Or might there be a better/more efficient way to get started? Thank you so much! [link] [comments] |
| Posted: 16 Jan 2021 06:45 PM PST House was built in 1932, 1100sqft, 2 bed 1.5 bath, nice backyard, concrete 1 car detached garage, 2 story with basement, oil heat and window ac units. Located 15 minutes from NYC. We have been here for 8 years and times were a bit tough so we didnt get to do any real updates to the house besides getting the 6 car length driveway repaved 3 years ago. The kitchen is alright, but the bathroom is very dated and pretty beat. Basically I would love some guidance from the realtor side on if it's worth it to Reno the bathroom (I'm able to do the full tear down and redo myself) in Hope's it helps move the house faster. Becuase if I looked at my house now as a place to buy, the bathroom would be my tipping point. Its moreseo on getting the house sold than making some ROI for the renovation. Also for a 1.5 bath house, would changing the tub/shower combo into a walk in shower completely destroy any chances of selling? It would give the main bathroom (its small) more room and feel more inviting, but... well some people have kids (we dont). Any advise would be greatly appreciated. [link] [comments] |
| What should I do with my realtor? Posted: 16 Jan 2021 11:07 PM PST Hi, guys. So my husband and I are planning to sell my house and relocate at a different state 1 hour drive from our present house. My local realtor recommended this old lady to be my buying realtor in the other state. The fact is there is nothing meet my husbands or my expectation on the market now, so she suggested to purchase a new build. She promised she would contact this best local construction company and a private builder she knows. We told her to get floor plans if they are available to save us time to drive all the way there. Guess what, those happened on Monday and I didn't hear from her until Saturday night. During this time I personally called the builder she mentioned and figured out myself that they don't have anything available for the next two years. I managed to find another builder and he emailed me several floor plans to look at in less than 24 hours and we will meet early next week to discuss more details. My question is what should I do with my realtor? Should I fire her or bring her on board? Do I need a realtor to buy a new build? Or should I hire a better realtor? Thank you. [link] [comments] |
| Finding Photos for Social Media Posted: 17 Jan 2021 05:12 AM PST Where does everyone find quality photos that they can post on their social pages? I've noticed a few agents in my area do an excellent job on FB and IG but their photos are not from their own listings. Nonetheless, it looks professional and I like the way you can add it as a piece to an overall campaign. I assume most just screenshot others' photos and then may tag the photo owner in the post. Unsplash is solid but also limited. Where else? [link] [comments] |
| New real estate agents and building confidence Posted: 16 Jan 2021 01:24 PM PST I am a new agent and even though I believe I am doing the right things towards building knowledge, expertise, network and correct mindset (entrepreneurship). For instance, I have a great relationship with my managing broker, who i consider a friend and a mentor, I have an experienced agent working with me as my mentor, I study and learn as much as possible, I talk to other agents to learn and build network, etc. However, I catch myself thinking sometimes, "Should I tell my prospects voluntarily about being new to the business? Would I hire myself if I knew that and being in the prospects' shoes?" [link] [comments] |

| My career path in real estate and how to do it and what to do? Posted: 16 Jan 2021 10:18 PM PST Hey I'm 18 years old and just finished school. I'm moving towards the real estate career. I am however contemplating which path to take and how to get there, with my parents regularly being quite a frustration. Anyway, I was wondering what a property manager career is like and if I do got for that is it good to have experience as a real estate agent or should I get experience in real estate as an assistant agent and get my qualifications and finish a bachelor of business (property) university degree then apply for jobs as a property manager after acquiring that. Or should I consider other similar jobs or just be a real estate agent??? Help me please!!! [link] [comments] |
