| Putting home search on pause, how to approach conversation with agent Posted: 18 Jan 2021 08:18 AM PST We've been working with our agent for the last two months and, to no fault of her own, we haven't had much luck finding a home. The market is hot and we are looking in the most popular price range / home type. Last Friday, I received word that my position at work will now be permanently remote and I have no need to return to my office. When I got the news, I started thinking I should put my home search on pause and spend some time thinking about what makes sense now that I'm not tied to an office in my city. I've considered the idea of moving to a new city to be closer to family and friends, and possibly renting for some more time to keep my options open. I feel bad because my agent has helped us tour a lot of homes and has helped me get pre-approved through her preferred lender. I'd like to call her and tell her my change of situation and have her pause the search until I figure out what makes the most sense for me at this time. How would you want your client to approach the situation? I feel like if I gave her a heads up and even sent a thank you gift card, maybe I'd feel less anxious about her getting mad for wasting her time. [link] [comments] |

I had a lead come in where she wanted to look at a 20k home and stated she was pre qualified. I said sure let's take a look at it (I don't really care about comps and I never refuse a deal because of the size). She said so what do you need to which I then asked for pof, pre qual or pre approval. She then started motherfucking me telling me she shits 20k. She then said she was an inactive broker and was doing me a favor. Am I the only one that asks for pre quals, pof etc. Am I wrong? I just don't want to show homes in less than safe area without verification. [link] [comments] |

When I called to confirm the appointment today to come out there to list his house tomorrow, he says cancel everything. He thought I was a buyer the whole time. But during the phone conversation, I was fully made aware that I am a realtor helping him, making sure that he will get the maximum value for his home. But to get a text like that from him today, I was so disappointed. It almost felt discouraging even. How common does this happen to anyone? [link] [comments] |

My parents know people, I don't have a particularly large friend group, so I don't really know how to go about building a sphere of influence, past cold calls and door knocking (btw I'm in Canada). There is a bunch of things online that teach how to nurture your sphere of influence, but not much that teaches you how to build it from the ground up. Does anyone have tips? | Sellers agent accepted our offer verbally and in writing then accepted a different offer Posted: 18 Jan 2021 05:08 AM PST Sellers agent set a deadline of 5pm to review all offers from the open house. We submitted our offer the day before and patiently waited for the answer. Sellers received multiple offers before the deadline however we were delighted to hear from the sellers agent at 5.35pm on deadline day that our offer was accepted. He called and messaged our agent to confirm this and said sellers would sign our offer and return to us in the AM. The following morning our agent for a message from him to say they received another offer late that night and they have already signed that offer. No chance to match on our end, just signed the new offer. Do we have any recourse here other than a long, expensive legal battle? Posted: 18 Jan 2021 10:19 AM PST I'm both new to the job and new to my area, and it's a pandemic, so I've been struggling to find ways to organically meet people outside of open houses. And I mean meet people in general, not strictly leads. I was driving home from an open house last night, stopped at a stop sign waiting to merge from one highway to another. The car in front of me had already pulled out and merged, I looked back to check my blindspot, accelerated and turned my head forward just in time to see the other car was still way closer than I expected. Crunch. Accidents happen, thankfully nobody was hurt other than my ego and my hood. Cut to this morning and my phone rings. It's the driver from the other car. He looked me up on FB and wanted to reach out to me to thank me for being so calm and to make sure I was okay. We chatted for a few minutes, he mentioned he saw I was a real estate agent and said he hoped we could keep in touch. I told him I hoped the same. Will any business come of it? Maybe, maybe not. It's definitely not my main concern at the moment.... but he's going in the CRM all the same! [link] [comments] |

The toll brothers agent told me that the agent would be paid a referral credit and I would no longer need an agent. They told me they are a double agent and I would continue with the toll brothers agent from this point onward. Is this normal? What else am I suppose to get out of the agent before the peace out? | First-time buyer odd request on accepted conditional offer Posted: 17 Jan 2021 07:30 PM PST I showed my first-time home buyer client a property virtually, and they put in a conditional offer (financing condition) that was accepted. Four days later and now theyre asking to see the property in person before they provide the seller with the notice of fulfilment, which would make the offer firm. The market in my area is red hot and my client was quarantined when the opportunity came up. It is almost a guarantee that she'll provide the financing notice of fulfillment if she sees it, but the seller does not have to grant the request. If the seller denies the request my client will have to make the decision to walk away or not. How can I best ask the listing agent to access the property so I can get my client to settle whatever nerves they have? Note: For context, I was physically at the property while facetiming my clients and it is a newer condo townhouse. It was easy to price as there have been many sales of the same model over the last few years. Reviewing photos of past lisitngs makes it very easy to envision the place. Also, my clients are very familiar with the area and even with the property from the outside. My client's parents (older but helping with down-payment) are forcing the request. I've also explained that with the market as hot as it is they're taking a big risk if they walk away and think they'll be able to get something comparable at the same price. [link] [comments] |

I plan to put more upgrades than I have in past. Was hoping I could run some of these upgrades by you all to see if actually people or realtors find them favorable or a waste of money. Fireplace interior. Small 36" or larger 72. (Seems to be most for looks) Heated floors 4 car garage vs 3 Solar large systems 7kw Built in fridge High end appliances such as wolf/subzero 5 vs 6 bedrooms (4200 sq ft) Upgraded cabinets (28k option) Upgraded flooring (hardwood vs tile) In the past I did minimal upgrades and always pick very generic looks. Super customized homes never sold well imo. Since this is my 4th buy I'll be staying 10-15 years here. Might as well see what's the best to upgrade to increase value for the future. I showed a home to a client and they are pretty series about putting down an offer. She will let me know tomorrow and I want to make sure I dont screw anything up.
