Recruiting Experienced Agents to Your Brokerage

    Posted: 01 Jan 2021 12:19 PM PST

A surprisingly great year for our brokerage: 1.) 44 out of 755 brokerages in the surrounding area. 2.)Almost doubled our Year end sales from 2019. 3.)Decent profit every month

One of our goals for 2021 is to bring in 25 experienced agents. My question is, what mainly attracts experienced agents to a smaller brokerage? Does the office play a role?

Thank you and Happy New Year!

Who here has sold a haunted house or a home with a violent crime scene or death? What are the laws for stigmatized property & disclosing unnatural deaths in your state?

    Posted: 31 Dec 2020 02:49 PM PST

In my state we are not required to disclose deaths under any circumstance, even if someone specifically asks it is not illegal to withhold that info. Over the summer I showed a few houses that I later discovered in the middle of the deal that one of the owners had died in it. Something just felt off about the sale so I did some digging and yep, somebody had died in the house! It was supposedly a natural death but was a woman in her mid 40s. I eventually told my buyers who did not end up purchasing the property. Would you tell your buyers if you aren't required? Anyone with interesting stories or experiences that would like to share?

Protocol help - my agent's phone is off ?

    Posted: 01 Jan 2021 09:52 AM PST

We never signed a contract and live in a very hot market, Denver, and my agent's phone has been shut off since the 31st and today the 1st, so he hasn't seen my request to see a particular house. Tours start tomorrow.

Because of the seller's market here, oftentimes all the slots quickly become full so I'm wondering what to do now so I can see this house. Should I reach out to another agent?

FYI I tried to reserve a slot myself but the seller agent said my buyer agent needs to do that. Also I see something about contact their broker but I don't know how to get that information.

PLLC vs LLC - Arizona SA

    Posted: 31 Dec 2020 03:26 PM PST

Hi, I am new at real estate so forgive me if this sounds stupid. Which is the best way to set up my "business" with the best tax advantage and overall protection. PLLC, LLC or Sole proprietorship?

Mortgage loan originators..how are they paid?

Curious as to how people that deal with obtaining a new mortgage for a home purchase are paid. Is it a percentage of the mortgage or a flat salary?

What exactly is the issue w Redfin?

    Posted: 31 Dec 2020 02:12 PM PST

I work for a traditional brick and mortar, and one of our "objection handlers" is showing how trash Redfin is. If you're a good agent, are organized, and appreciate the protection that retirement and insurance benefits provides—what's the hang up?

TIA, and happy new year! M

    NJ TAXES

    Posted: 31 Dec 2020 01:13 PM PST

Hello all, I recently started my real estate career in NJ and was hoping some realtors in here can recommend a CPA who specializes in real estate that they have worked with. I am 21 and would like to get on top of my tax situation early for years to come. Appreciate any recommendations, thanks!
