| Contingency deal where the buyer won't put their house on the market til the seller accepts. Posted: 12 Jan 2021 07:32 PM PST I am representing the buyer. They want to buy a property. It will be a contingent upon on the sale of their current property. But they refuse to put it on the market til the seller of the property they want to buy accepts their offer and takes their house off the market. I have made it very clear to them, that's a bad strategy as there is no reason why the seller should take that nor will their listing agent advise them to take it. But they just insist. So I was like fuck it, I will write up the offer and send it and see if we can get a conversation going between the selling agent and myself. We did. but the seller will not accept their offer til they put their house on the market and get a contract. I have suggested to my buyer's to get a loan or show proof of funds and take the contingency for sale of the other property off the table. But they won't do that. I suggested upping the Earnest Money. But so far the seller hasn't accepted that. My feeling is this deal ain't going to work. But I hate giving up and want to make it work, but I am out of ideas here. Anybody ever successfully brokered a deal like this? [link] [comments] |

| Anyone having a hard time with Google my Business Posted: 12 Jan 2021 07:26 PM PST I create a Google my Business with my name and the brokerage address, nothing different of many other realtors do but for some reason even after the mail code confirmation my page is still under review, I contacted them so many times, provided pics with the brokerage name at the door, even made a video of myself showing around and theu always say they cannot verify it. I'm frustrated and I think it is ridiculous to have your business being run by Google telling what you can and what you cannot do. I know they do that to avoid people creating fake businesses pages, and yada yada yada but Anyone had that issue before? [link] [comments] |

Posted: 12 Jan 2021 11:05 PM PST I just finished going through real estate express and I'm waiting for the examination centers open to take my exam(I'm in the Bay Area, CA). Now, I already have people who want to sell their home and buy with me, but I really don't have a clue when I'll be able to take the exam and get my license. I would give my clients to my broker who I would be signing with, but the people who want to sell are located about 1.5 hours away and I have a close friend who is a realtor there in that area. The family are ready to sell NOW and already know which home(new construction) they will purchase. The family trusts me so they want me there with my friend every step of the way, which I will. The question is how much should I ask my friend to give me per transaction(percentage wise). I heard about (20-30%). Thank you guys! [link] [comments] |
| Posted: 12 Jan 2021 12:35 PM PST Simply put, I purchased 400 postcard mailers for my business through Remine for just under $400. These were for our property management business. Remine uses the USPS to ship them. Anyone in Real Estate knows that you always receive some mailers back as non deliverable. We usually avg about 5% return, sometimes more. We should have received at least 20 of these back as non deliverable, or return to sender. Not one postcard was mailed. Folks that work for us that were supposed to receive one did not get one. The Managing Broker did not get hers. We have clients that did not receive one. Most importantly, not one was returned as Non Deliverable. That's just not possible when mailing to non occupied home owners. The USPS simply says they were delivered, so Remine just says not our problem. Well, I did not do my business with the USPS for these postcards. I did my business with Remine. They should own up to the fact that the USPS blew it. We don't want a refund. We want the mailers shipped! I will never do business with Remine again and make sure those that I know in Real Estate don't either. They should do the right thing and mail them! [link] [comments] |

| Have Any Real Estate Agents Been Fined By The DNC Posted: 12 Jan 2021 06:23 PM PST Have any Real Estate agents ever been fined for calling a number on the DNC list? I was told by a top producing agent not not worry about checking the DNC list and to focus on helping people instead. It seems a bit odd since everything I have been told leading up to getting my license has told me to stay away from those numbers. Is there an exception if you are just asking the prospect if there "is anything you can do for them". I don't want to risk the possibility of being fined since I am making almost 200 calls a day using red x. Any agents with any insight? [link] [comments] |
| A question for Illinois Managing Brokers Posted: 12 Jan 2021 05:55 PM PST How many companies (entities) can a Managing Broker oversee? I can't seem to find the answer for this. Many states don't limit the number of entities, but some do. For example, Utah is two - one Brokerage and one Property Management. In Georgia there is no limit. In DC, same, no limit. In Arizona, one Broker per entity. Maryland is a max of six. How many entities can one Broker manage or oversee? [link] [comments] |

I'm a realtor in Utah, I got my license last March and finally helped my first buyers close on a property a couple days before Christmas ( a mobile home that sold for 75k). I saved up a little over 5 grand before I joined a team and jumped into the business full time in October (I live with family and have very minimal expenses) My team is great, very small in size but not in reputation, and consistently sends a few leads every other day if not every day. I have another pair of clients I've been working with since around October and we finally got an accepted offer, but my clients changed their minds almost immediately. This deal falling apart combined with monthly fees/dues is starting to really get to me. I'm not in a terrible place financially, I live with family and only have car payment expenses generally. I have a plenty of people in my pipeline but I can't seem to make things happen with them. If there's anyone who has any advice or words of encouragement, I could really use it. I'm just stressing out today, I don't know 😂 Thanks for reading! TL;DR I'm an agent who just had my second deal fall apart and despite being okay financially, I'm starting to stress out a lot. I noticed they both share the reciprocity law with Pennsylvania, but they aren't directly related between MD and NY. I've tried each states DoL, dept of licensing, and their versions of HGAR- no one has a specific answer for me, and I'm hearing various answers both ways Will I be able to test in Pennsylvania, once I get licensed there, just test in MD? Or am I going to have to take the 60 hour course in MD regardless, because the main state my license originates from is NY? TIA [link] [comments] |
