| Posted: 06 Jan 2021 08:01 AM PST I am a dual-agent working with an Agency. As of this month I'm finally a member of the NAR and have access to 2 MLS that I'll need for my area. Now... where do I begin to get leads? I have all my social media up and running. I've been posting. I gave a stack of business cards to my friends who own businesses to keep at their front desks. I plan to start cold calling starting this week...I want to make calls and allocate 4-5 hours everyday doing things for my business. As of right now, I've spent close to 2k in JUST fees. I would like to start going hard! I want to make 2021 my year. I've set a goal of making AT LEAST 20k in commission for my first year. I'm so motivated to get things going! Posted: 06 Jan 2021 10:53 AM PST So I'm a newer agent who started a business Instagram and Twitter right away. I don't have much to post as I've only got a few deals under my belt so far. That said, I'm starting to wonder if I would be better off using my personal Instagram/Twitter and having a mix of real estate related things and normal me stuff, to at least give it some personality. I'm not a wide open person on social media as is, but seeing all the other realtor accounts being basically "possession day" "market update" "plz use me" over and over is incredibly dull. I don't understand why anyone would ever want to actually follow those people. Since I started following realtors on that account, my feed is nothing but an Echo chamber of the same realtors and mortgage people liking each others stuff and congratulating each other on things. It almost feels like more of a business to business platform rather than something anyone would actually follow. Facebook I have a business page so I can run ads, but at this point the majority of my page followers also have me as a friend on my personal page, so I do a lot of cross posting there, so it ever feels like I'm lacking content. Just wondering if anyone has any good reasons to not merge the business and personal Instagram and Twitter accounts assuming I don't start flooding my current friends/followers feeds with real estate fluff. | Posted: 05 Jan 2021 08:54 PM PST Even if the issue does not rise to anything that will stick. Slap on wrist, at worst. However, the broker and other stakeholders looks bad, in my opinion.. so that is why i asked. Edit: to clarify, this agent works for a broker with whom im close friends. In order to stay in my lane, ive kept my mouth shut about one of his agents. But action after action that ive heard about or been privy is adding up to something. I can count on two hands how many times people have said "fuck this guy" (the agent) and i dont think thats a good look for a fledgling brokerage Edit 2: consensus is to tell broker and get back in my lane. The broker is a close friend and i dont want bad agent to reflect poorly on him. State level complaints need to be an egregious action and well documented to have teeth. [link] [comments] |

| How to coordinate possession w/ 2 houses Posted: 06 Jan 2021 08:56 AM PST I'm not sure if this varies state to state. In Arkansas, buyer gets possession at closing. My question is: What is the best way to coordinate the closing times or days, so that buyers and sellers are not on top of each other? Is closing on the same day unrealistic? Example: Seller lists his house with an agent. Buyers contract has closing date Jan. 8th. Seller is now buying another house since they're selling this one. Closing date also Jan. 8th. The seller is moving over 60 miles away and needs to make multiple trips to get the house empty. They can't move into the new house until funding comes thru from the sale of their existing house. The buyer wants possession at her closing which is an hour before the sellers closing. Is there a perfect recipe to this? [link] [comments] |

Posted: 05 Jan 2021 02:24 PM PST I'm currently relying on a handful of showing assistants to open the door for my buyers. I have a toddler and a newborn, don't have childcare, so it's absolutely vital to have someone else at my brokerage open the door for my clients. I'm offering 20% of the commission at close, which is half my take before brokerage split as I'm on a team. I just had one of them ask if I'll be compensating for gas on top of the split, and I told them no because it's already enough. They asked what if the buyer doesn't show up and flakes out? I'm not sure what to say. I've had buyers no call, no show before, but it's rare. And I certainly haven't been compensated for the gas and time wasted. What would you say? [link] [comments] |
