    So my buyer works a good job it looks like. He works at a bank himself but for some reason getting approved ? Is a no no. Until he checks out this one property he likes inside it's an Reo

    It Makes him uncomfortable... to get approved. Before wanting to buy something

    What the hell is going on ..

    Do I run or show him that one property ? Long story short he just doesn't feel right doing all that extra work without finding what he likes. Because without a doubt he claims he will get approved.

    I need to dump my realtor

    Give it to me straight. I need to dump my realtor, he's just lazy. We've been working together for 3 weeks and went to go see 5 properties. He's refused to put in two offers on houses I was interested in (First I wanted to bid 10% over ask, the 2nd at 5% over ask)...

    He sasy it's a waste of time to do the paper work for these garbage offers that won't be winners. I've got 5 other realtors lined up that a willing to put in their work. I'm flexible on my want, so I don't see the point of playing the bidding war. I just want to dump him.

    I have no contract signed. What's a nice email I can send him, I don't need to be cruel or educational. My wife thinks I should just ghost him.

    Dialer Suggestions

    What's going on everyone! I want to add circle prospecting/expireds into my lead gen. My office has a small group of agents that share a data system so I do not need to pay for phone numbers/emails. A lot of the products I am seeing offer 'the whole package' but I feel as though I only need a dialer and maybe a way to organize my calls? Does anyone have suggestions for dialers? I just want to see if there is a way around me paying ~$200 a month when I do not need everything they are offering.

    Realistic career in this business?

    I'm working a 9 to 5, saving and investing and hope to quit when I have a nice cushion when I become a realtor. But the main appeal of this career is I want to work when I want to do other things like write and read. My uncle said "then stick to your current job becuase you won't do anything but real estate 24/7 as a realtor." Is this true?

    How much of this information do I really need?!?

    So I'm in Texas and currently going through my classes. Texas requires 180 hours and I feel like a lot of the information is valid and good to know but how much of this do I really need and what's actually going to be on the exam?!? I've made 100-200 notes PER 30 hour section and even have the full PDF download for the class (it's literally 1600 PAGES!)

    I know for fact I don't need all of this for the exam. What can I expect to actually see on the test?? Math? Terminology? There's so many laws and sections I'm terrified I'll fail the test with how much information they're giving me😅

    Happy house anniversary cards

    Tell me if this is not kosher... I am thinking of sending houses in my area happy house anniversary cards - even if I took no part in the transaction to get my name out there. I would use my farming software to generate this list. How do you all feel about this? I mean the contractual relationship is done with their realtor, right?

    Recommendations for Missouri Broker exam prep

    I'm scheduled to take the Missouri Broker exam in two weeks. What exam prep platforms would you recommend? I see Prep Agent, Compucram, and one called real estate guide. They're all about the same price but which one REALLY helps you pass the exam?

    Am I in over my head?

    So I'm currently 19 about to finish my real estate course in Ohio but I've been having second thoughts about going into the career, I know it might sound dumb considering I'm this far and am second guessing myself. I've always read into Real Estate a lot so i know the first 2-3 years are hard, and in general can be a difficult career. The city population I'm going into is 45k+ and growing, very nice city. But the main thing that concerns me is will clients take me serious? Will I even get business this young? College hasn't interested me too much either, as i think it's a scam. As much as I want a career where I'm "my own boss", and not 9-5 desk job, I just want to make sure I'm not in over my head

    Family member as agent

    What is the general consensus of family members being agents?

    I have a family member that wants to be a sellers agent for my family member. He is a new agent with limited experience.

    Was hoping to see what people felt, and potentially good ways to respond. It's nothing personal but I don't think it is in their best interest to use an agent with limited experience. And a full time job.

    Help! HAWAII realestate exams!

    Anyone here from Hawaii? I'm going to be taking classes for real estate and I'm very nervous. I picked up the book that I need to be studying and I'm just so lost and I have no clue how I'm going to do it.

    What do you all do to engage unresponsive buyers?

    I have a few people who have called me looked for a house or land in my area. I've set up collaboration centers, I've called them, and texted them. I don't get a response and I don't know what else to do. I know it's just part of the business and you gotta keep trucking, but does anyone have any advice? How often do you contact people? I'm worried I might be over doing it at times and scaring them off so I try to contact them every other day and stop after a week or so if I get not response, then reach out 2 weeks later to see if they're still looking.

    Changing realtor

    I have been working for a couple weeks with really nice realtor (Realtor A)-we have seen 7 homes together on 3 separate days. But he never brought anything to me-I just have been sending him the addresses of places that I want to look at and he opens then up for me. I did not sign a contract. Earlier this week, I was on a walk and saw a home for sale and I called the number on the sign just to get the price, and even though it was far out of my range, the guy on the other side, (Realtor B) asked if he could send me other listings. I told him that I was already working with a realtor and he said it was okay, but if he (Realtor B) found me something, he would want to work with me. I said yes. Within three days, he sent me listings of stuff that were not yet on market, including a place today that I really liked and saw. I feel like I am screwing over someone regardless of what I do. Realtor A is really nice and if this house falls through, I want to continue working with him, and I do not want to just cut him out. But Realtor B, who I honestly did not think would find me anything in my price range and desired area, hustled and sent me three listings in three days that I would have had no way of seeing otherwise. I have until the end of the weekend to put in a offer (though realtor B said he could not gaurentee that it wouldn't see, he just would not advertise or show it) and I had already planned on looking at some other houses with Realtor A over the weekend. What do I do? I figure I have a few options:

    -Text, email, or call Realtor A tomorrow and cancel our appointment on Sat and tell him I am going in another direction, maybe I can give him a nice gift. If so, what gift (about what price range?).

    -Explain to Realtor A what happened, say that I would still be happy to look at homes on Sat-after all, I have not yet made and offer on this house, and tell him that I want to still work with him in future, plus, he could maybe show me something that I like even more.

    -Text, email, or call Realtor B tomorrow and remind him that I already had a realtor and ask if I can put in my offer through Realtor A

    Does this stuff happen a lot? I do not want to be a dick to anyone, but I feel like I really need, to some extent, think about what's best for me. What do I do to cause least harm to the people in

    I recently passed my exam, and I am set to start with an agency in a couple of weeks. I am looking at different ways to set-up my business for success and would love to hear what you suggest for any of the following:

    • CRM
    • Time and Expenses Tracking
    • Marketing Strategy
    • Marketing Creation (email campaigns, social media, print, etc.)
    • Forms/survey/quiz creation
    • Real estate specific platforms/software that is useful
    • Anything else!

    Also would love to hear if you tried anything that you don't recommend!

    Advice on Working with Realtors

    Hi, 28yo F trying to move to Chicago here.

    I was wondering if I could get some advice on what to expect from realtors. I've been in communication with three from different agencies, and one of them was a bit curt and gave me feedback that the others didn't give me. If what she said is correct, then I'm not sure why the other realtors didn't tell me.

    To briefly explain my situation: I'm looking to rent a 2 bed/1 bath apartment that (1) has south/southwest-facing windows, (2) has all hardwood floors, (3) is in a safe neighborhood, and (4) is pet-friendly. Our budget is anywhere from $1300 - $1550. I think we'd be willing to go a little higher if the apartment has everything we need. But basically, the first two factors I listed are nonnegotiable because I struggle with chronic illness and need both. We are flexible on virtually every other point, including central AC.

    One of the realtors (the curt one) said finding an apartment like that would be impossible with our budget. The other two realtors never mentioned this to us. If anything, they seemed willing to work with the information we gave them? And we have received and seen listings that met our most important needs.

    I'm not sure why this particular realtor (who was friendly in the beginning) felt the need to passive-aggressively point out deficiencies in our application. And if she wanted to, I feel like she could've done so in a more courteous manner? We're moving to the city for the first time, and there's not a lot we know about real estate there. If she wanted to give us helpful tips, I think she could've gone about explicating them better.

    She also definitely didn't read my initial email (where I listed a lot of information) thoroughly. I think she cared most about our budget. I get the sense she didn't want to work with us because of our budget. Could it be classism? We are also racial minorities.

    And are our expectations truly unreasonable? As I said, we've seen some listings that seem to hit all of the important points.
