    Hi all! So I'm 3 units in on my pre course test for Louisiana. The problem is, I got them done and passed the quizzes in 3hrs when I should be around 6hrs according to the syllabus. Should I keep going, or do I have to literally hang out in the course material and click a button every few minutes so I don't time out and let the time build. Really hoping I don't have to do that. Thanks!

    Should I use my brokerage CRM or my own?

    My brokerage has KVcore included for me. My concern is if I leave, I want to keep my own database. I can probably export all my contact and set it up somewhere else so that's not the issue.

    I guess I just don't want the brokerage to own my contacts if I leave. Is this something I should worry about?

    Can you be a licensed realtor in one state but live in another?

    I'm curious to know if you could be a licensed realtor in Nevada but live in another state? Is it possible to sell properties remotely from anywhere or do you still have to live in the state?

    Odd call from realtor. Opinions pls.

    Sorry if this is the wrong subreddit but I figured y'all may have some input. I'll try to make it as simple as possible.

    We found a house we wanted to look at and found an agent in town to do the showing. We talk about financing and an online company comes up and she explains her dislike for such companies , a bad past experience and the advantages of doing business with a local lender.

    We are all for supporting local businesses, especially in the weird times we are in but we explain we are just trying to shop around and get a handful of quotes but we are open to any suggestions she has.

    Fiancé and I decide we like the place and put in an offer things move forward and we have an inspection set in a few days.

    fast forward to today

    We get emails this morning about signing on the loan through the company and agent she chose as a recommendation.

    We sent off more accurate numbers to the other lenders to compare apples to apples. We obviously aren't signing anything until we have something else into compare with.

    Later at night the agent calls my fiancé because she received a call from one of the other lenders and explains she was under the impression we were going with the lender she recommended.

    It seems like it could just be miscommunication but It felt weird to me.

    My thoughts are...

    She's definitely getting a kickback from her lender

    The market is bonkers so I get that things move quickly but this seems a little pushed on her end.

    If you have been an agent for over 20 years you must know that people shop around on the loans. (Or anything and everything for that matter)

    Our financial decision is of less interest than her interest in getting our loan through her recommended lender.

    I want to give her benefit of the doubt but it's just not sitting right with me.

    How does condominium REDEVELOPMENT work for the current owners and potential buyers?

    I found out that a condominium which one of my clients is interested in decided to voluntarily dissolve itself and is about to undergo voluntary redevelopment.

    I am going to do some more research on this, but I thought I would put the below question out here in case someone had experience with such situation.

    I am curious about how that works for the current owners, but mainly I am wondering what does that mean to the potential buyer? The units that are currently on the market are part of the condominium that is scheduled for redevelopment this year, so how does that work when they start taking the buildings down? Can it be actually beneficial to buy one of such units? Is there someone you would recommend to talk to in order to get as unbiased opinion as possible - well, besides my fellow agents, which I am planning on doing shortly?

    When an interested potential seller asks you to send an email, what should that email entail?

    Hi everyone. I know I ask a lot of questions on here.. But you guys have helped me learn so much in this business. I hope you guys don't mind me with all my questions on here. Tonight, I ran across an individual that seek interest in selling his home. However, his home is worth $200-300k than what he is asking for. I can go ahead and try to list it for him. He's asking to list his house for $1.9mil. I asked him earlier today where he would plan to move. I offered to send him a list of homes he would consider once he sells his home. He asked me to send him an email, but I don't know exactly what that email should entail? Can you guys help give me some advice on what kind of information my email should include? He seems like a very serious seller.

    Looking into a career as a realtor, but I've got a question.

    TL;DR: Is it stupid of me to move across the country to start this career rather than stay where I am now?

    I'm from Washington State, specifically in King County. I'm young, still in school (17yrs old) but I plan on taking real estate license prep as well as professional development classes to help me get as prepared as possible for the job, especially being so young in the industry I wanna make sure I can be taken seriously.

    I like the area I live in currently, and it seems like a fantastic market to sell houses in.

    But I've always wanted to move to either Texas or New York. Would it be stupid to move to a different place and try to start this career there? I understand the area I'm in right now is a good one but it's always been a dream to live in these places, as different as they may seem.

    Also, would it be maybe a smarter idea to get a license in all 3 states? Should I just stay put? Is it realistic to have no experience in the job and move to a brand new area? What options are there for someone like me who wants to move but still pursue this career in the future?

    Advice for passing Connecticut real estate salesperson exam

    I have a friend who wants to get a real estate license in Connecticut. She has only a high school education (and that from another country) but she is very bright and has a natural passion for real estate. I think she can do it. She helped me find my current co-op apartment (not as a realtor, just as a friend), and after diligent search got me a tremendous deal.

    Can you offer any exam preparation advice? I am going to work with her one-on-one to try to prepare her. I am a licensed attorney, went to law school, passed the bar etc. so I think it's reasonable for me to conclude that if I work at it I can figure out the exam and teach it to her.

    Question About A Realtors Potential Tactic

    I recently found a house that was built in the 50's in a great neighborhood and on a large plot of land. The house has had one owner and the inside while having great bones, would need to be redone to bring it up to date. The house has been on the market since Sept, had one offer fall through and the price has dropped by about 20k each month.

    I toured the house today with my realtor and loved the potential but wanted to get my contractor in to make sure what I wanted to do was possible. After my realtor reached out about setting up another showing Friday, the selling agent responded and said the house is now in contract. In addition to being in contract we were told the buyer has a 72hr home sale contingency so it could fall through. The last price drop was 12/1 and it just seemed weird that all of a sudden it is in contract, but no mention of anything when we set up the tour. I am not in the industry but would this be a tactic to get an offer or is it all just a coincidence? Thanks!

    What is a good way to get lease clients?

    I'm a newer realtor and I just started working with leases. I got my first lease deal done recently, and I think its a good idea to do more to build my home buyer database down the road.

    What are some good ways to pick up more lease clients? The way i started was by advertising other people's lease listings if they'd let me.

    Should I quit my full time job to continue as an agent?

    I'm pretty terrified to make this jump honestly. I have about 3-4 months of expenses saved currently. I have my first deal under contract and if everything goes smoothly I should have a ~4k commission check. I don't think I can continue to work both this and my full time job. I feel like I'm doing a subpar job at both and I need to commit to one or the other. My big fear is that I quit my job, this deal I have falls through, and I don't get any others in the next few months. Then I'll have to go and find another full time job and Im afraid I wont be able to find one that will support all of the (mostly) necessary expenses that I have. This is the worst case scenario and obviously I want to do what I can to ensure that this doesn't happen, but I can't help but fear it, as I am not a stranger to having to deal with the worst case scenario. I feel like most people in my life have either been burned by taking too large of risks or the ones who have been successful have had other people and more money to fall back on in the event of failure. I don't know how large of a risk I'm taking, and whether I'm jeapordizing my future success more by committing to real estate, or by not committing to it. I really don't know how to conceptualize the risk that Im taking. I know people who would tell me to work my full time job another couple years to save some more while I build up business, and I know people who think I should quit right now and to not worry about any of the risks that are present. I'd appreciate your guys' perspective.

    Lower my commission

    I showed these people this rental they really liked it and we were under the impression we could do a short term, 3 to 4month lease. I contacted listening and they said they'd consider them if I lower my commission to 1/4 of rent instead of 1/2. What do I do?

    I had a pretty good call with a rep this morning, their model is ''community integration'' where you claim a neighborhood, they set up their platform, and you go make nice with local businesses to become their go-to agent (her words)." I'm marginalizing and oversimplifying what they do, but that's kind of the gist.

    Anyone here ever use them? She claims they have an over 80% re subscription rate from their clients.
