    I'm a commercial agent, and I almost always refer anything residential out to a residential agent, even close friends. It hurts to give away a commission and tell a friend that I won't work with them, but it's just not what I do. A portion of our business comes from residential agent referrals, and an unwritten company policy is to stay in our lane and do what we do best.

    We frequently have to deal with residential agents on both sides of transactions, and usually it's a lot of hand holding.

    Unless you've done multiple commercial deals, seriously think about getting a nice referral fee and handing it off before doing your client a disservice. Commercial deals are typically much longer, complicated, and require more attention than selling a house. Unless you pay a ton of money each month to commercial data/listing sites, you'll only be able to view a small amount of what's on the market. And, in a lot of areas, deals are made off market. A buyer or tenant needs a true commercial agent to give them the full picture of what's available both on and off-market. One of the reasons some commercial agencies don't use MLS is because they don't want to deal with residential agents and pay a commission for doing the leg work.

    If you don't know what LOI, NNN, ESA, CAP, TI, clear height, or PSF means, then you really shouldn't be handling a commercial client. It's tempting to take it on and learn as you go, but you'll waste both you and your client's time. Build relationships with commercial agents and get residential referrals from them. Let us do what we do best so you can do what you do best.

    First year realtor. Started off as a solo agent. Closed 8 deals April 2020-Today. Cold called my ass off for those.

    Burnt out now. Performance is down, haven't called in a month but I'm also a bit depressed, so Idk if it's the job or just that I am generally keeping away from everyone right now, cuz of the circumstances I've been going through.

    I also was not a fan of my brokerage split to value ratio, so I left and joined a team and that definitely made me a lot happier.

    How soon should a first-time buyer contact a realtor before their ideal move-in date?

    I'm moving to Chicago this September with my wife, looking for a ~550k townhome near downtown. I see plenty of listings on Zillow that meet our criteria but I don't know how soon is too soon to start seeking a realtor and making offers.

    **Keller Williams Prior Agents changing companies or starting independent brokerages**

    Hey all,

    I noticed that even after keller williams agents leave keller, when you type there name on google, their keller williams profile still comes up. My question is how do you navigate starting your own personal brand, starting with a new company when the first thing people see when they search your name is keller williams.

    ALso: Does keller keep your phone number the same when you leave or change it to the brokerages phone number?

    What's the latest in realtor website builders/wordpress templates?

    I searched the subreddit and looks like a lot of out of date information, with that in mind my website is in need of a refresh and I'd like to know what's currently working and what isn't.

    Biggest goal is to optimize the website/hosting for SEO via blogging and easy integration for media (vids/pics). Not looking to integrate IDX or search functionality, it would be nice to have, but not a must have.

    Ease of use to setup and update is secondary priority.

    I've used wordpress templates and weebly in the past. Wordpress was somewhat painful, but this was years ago and the biggest source of pain was the themes not working properly on mobile. I switched to weebly for simplicity/responsiveness, but it's not cutting it.

    Thoughts?

    Charging Clients Showing Fees

    Got another question for y'all: How do you guys feel about charging clients for rental showings, after showing them so many within 1-2 months they don't even apply or get denied?

    I have a few clients who are very picky and don't seem to apply after showing them properties. I'm at a loss on gas and it's hitting my bank account pretty hard. :(

    New IL Broker (passed exam) have questions

    Hey everyone,

    Like the title says I just passed the Illinois Broker exam and am now trying to figure out what to do from here. I am trying to find a sponsoring broker that I can slowly get my feet wet with working more or less part time, or working with friends, family or close recommendations.

    Are there any companies that will sponsor someone who is new without having them sit in an office or answering phones etc? I currently work a good full time job with tons of flexibility but am not looking to gain leads from a company or anything like that, I just need to be sponsored. Like I said, I am looking to work with people I know first or with leads I bring myself.

    I guess mainly, I'm looking for a flexible part time experience to start and see where that goes since I don't necessarily need to make money from it but more or less gain experience slowly. With the realities of stuff like covid, becoming a realtor was my way of creating a second career in case my main career fails because of economic situations out of our control etc.

    Military Spouse - Where to Start?

    I am in a weird spot. I am a military spouse in Virginia (Hampton Roads) possibly about to move. I have wanted to be in real estate for ages but always said "when we retire". I'm honestly at a point where I don't want to keep pushing my career and want to get started. I understand that I have to "start over" each time we move but I'm planning to focus on VA loans and tap into the relocation niche since we will always be near military families.

    I keep reading about national exam but it looks like that education is part of the 60 hour courses here in VA. Is it possible to get your national exam ahead of time so you only have to focus on the state exams (and required course hours) each time we move?

    Really at this point I just want to get the ball rolling and wanting to know if there is anything I can do besides wait.

    Side note: I have played around with the idea of just trying to find work as an assistant even if it's just for a year or two to learn the ropes. Would that be a better use of my time than focusing on licensing?

    First time homebuyers - No chance in this market? ��

    I am Realtor and I am having trouble with my first time home buyers getting offers accepted in this market. I feel terrible for them because they want so badly to find a house.. but they really have no chance with all homes being in multiple offers, no seller contributions, appraisal gap contingencies etc.

    What other options do I have for them? Should I start trying to find more off market properties? Would contract for deed be a good recommendation for these types of buyers in this market?

    Any advice would be appreciated. I don't want to give up on them or crush their dreams.

    What would you consider the best dialer?

    I have bad experience with xencall, I was told calltools and Mojo are way better.

    Does anyone here have knowledge about pro and cons for each of these dialers and what would be the best to use?

    How do you convince clients to work with you vs Redfin “1% to sell your home”

    I recently talked to a client who asked me if I can match Redfin 1% and honestly didn't even know what to say. How do you convince them that they should go with you instead? I now know the 1% is really more like 4% but it's still savings for sellers....

    Anyone tried the Tom Ferry Coaching Program?

    I downloaded something from a Tom Ferry Facebook ad and was given a call and told that my download came with a free coaching consultation. The guy was really good and convinced me to sign up. Anyway, I'm having second thoughts now because A). I can't afford the $649 per month 12 month agreement and B). I kept looking up the negative reviews about the program. The guy on the call said "don't worry about the monthly payment, All you have to do is get 3 deals done and you can pay for the whole training." He also assured me that I would make at least 100k with the first year of coaching. I currently have the rest of the day plus tomorrow to cancel it. What are your thoughts?

    Title company rep encounter

    Hey all. I had a conversation with a title rep that continues to rub me the wrong way the longer I think about it and I'm trying to figure out if I'm in the wrong here.

    Title Company X is affiliated heavily with my brokerage. We get escrows preopened and prelims pulled early along with the farming, labels, etc. The sales rep at this place is very, very pushy in my opinion which doesn't inherently bother me. What does bother me is the last two escrows I had with them were sort of disastrous. The first being due to the officer leaving the company mid-transaction and it not being disclosed to anyone. The second, I sold my own property and used them and was just very, very underwhelmed with communication, timing of appointments, and accuracy of documents.

    But we did close the escrow on my property in late December. I've had 1 listing since then which was co-listed with another agent who has title people she prefers so we used them. In the meantime, this title rep has called, texted, emailed, etc nonstop. I expressed my concerns and he explained that they've had continual issues with this particular officer and their other escrow officer they have employed (there are only 2) would take much better care of me in the future.

    He also made it a point that if I didn't give them another escrow soon he would have to cut me off from using their farming software which helps me pull specific properties to market to. I kind of think that's bullshit for a couple reasons: 1. The affiliation with my company. We're the largest locally owned brokerage (300+ active agents) and I don't see why they'd try to sour that relationship. 2. I literally closed 1 of the 2 listings I've had in the last 6 months with them. It's not like I'm rolling in listings and not sharing.

    I think their software is beneficial to me and I don't mind kicking business their way to keep using it BUT I really don't like the way the sales rep approached it after I had 2 shitty experiences in a row with them.

    Thoughts? Am I the asshole?

    Does land zoned for recreation allow horses?

    Hey guys, I have a client who is looking for land to use as a horse rehabilitation center. I know of a property going up for sale soon that is currently used as a travel trailer park. It was previously listed on the MLS to be zoned "A". I found an interactive map that states this property is zoned as "recreational". With this zoning, would they be able to use the land as a horse rehabilitation center? This is all in California.
