    Professional Attire

    I am a brand new realtor on my way to my first closing! pats self on the back this deal was a VA loan that put me through hell. I recently did my hair and truthfully forgot about the rules of professionalism and put blue in it. I made sure the top side is black so when I pull my hair back you can't really tell but I'm feeling so incredibly anxious about having colored hair. I know that colored hair is still taboo in many social circles but do you think it can still be professional if done tastefully?

    Etiquette when asking listing agents if I can hold open house for their listing

    I am planning on hosting open house every single weekend I can.

    I am planning on asking listing agents from different brokerages if I can host an open house for their listings.

    Is there any polite or correct way to ask them? Do I need to give them "compensation" or "referral fee" if I actually get clients from the open house?

    Any certain expectations before, during and after the open house from the listing agents?

    What should I give or offer to thank them to let me hold open house on their listing?

    For Listing Agents: what would you like me to do to get a "yes" from you?

    What are the steps to become a builders sales agent?

    My original goal was to become a realtor in the Dallas area. I quickly realized based on my own home search that you can't buy a resale home in the area easily. My realtor was incredibly unprepared for the situation so we had to take matters into our own hands to even find a builder who would work with us. Fast forward to the end of the trip to where my realtor said she has clients coming in from out of town without any properties to sell them. I'm personally enjoying the home building process with my builder and would love to become a sales agent.

    Is coming soon really a good marketing strategy?

    My broker suggests that for my listing I am getting on Sunday (my first listing), that we put it as coming soon for two weeks. He says its a good way to build up excitement and it gives me time to take care of photos. In this market I am not sure why I wouldnt just list the property active as soon as the photos are in, which takes 3-4 days for the photographer to do.

    Listing Shuffle?

    Listing inventory is at an all time low. Work out this possibly hair-brained idea with me.

    • Our MLS has a list of properties that have sold with pictures for the last X years.

    • We know which agent worked with the buyer on these sales.

    • Why don't we all start searching the sold market from 5-10 years for matches for our buyers. Then call that buyer's agent and say, "I have buyers that like the Smith's home on Main, could you see if they're interested in selling if they have somewhere to purchase lined up?"

      • Then the agent for the Smiths does the same thing for them.

    Is this already a thing? If not, what hurdles are there to this becoming a thing?

    Just got a call from EasyGeo.org

    So I still have some money for the year in my marketing budget, and was actually interested in services like this, as my market is always bought out for zipcodes, for similar services.

    The call sounded a bit spammy at first, and just barely got through my voice answering service... I had to prompt the guy a few times to get them to answer why they were calling... Anyway, they sent a text to my phone as an example of what they do, while I was talking to the sales rep. I checked, but didn't click on it. I told him I am worried about phishing attempts, which is the truth. Then I asked him about my potential leads, and how they would feel about random texts like this.

    So has anyone heard of this service, or used this company before? I do want some marketing like this for my business, but have never heard of them before. Any other geofencing services you guys would recommend?

    Help a buyer out

    Not sure if this is the right place to post, please advise if not.

    So first, I'm looking to buy a house.

    I have a conventional pre qual letter for 255

    I'm in DFW, which is an extremely competitive market

    I think my realtor is doing some shady things, but I'd like to confirm standard practice before finding a new realtor

    She called the listing agent before we submitted an offer to ask them what would it take for them to accept our offer. I'm not sure what was said during the conversation

    The house was listed at 245k. The offer she sent me to sign was for 252k, $300 for 3 day option period that the seller kept even if I bought the house, I would pay closing, title, and for a new survey if needed. And she put in an appraisal waiver, stating that if the house did not appraise for 252 I'd pay cash for whatever the bank wouldn't finance.

    I did not agree to any of this, she wrote the offer without consulting me. I asked her about the comps, she said that the house comp was 248k. I asked her to email me the comps. When she sent comps, she sent me house that sold back in 2018, 2019, & 2 that sold in 2020 but were over 1000 sq ft bigger than the house I was looking at.

    I told her to revise the offer and take out the appraisal waiver. She told me if I'm not willing to sign an appraisal waiver then it is a waste of time to go look at houses and I need to go look for a new construction home.

    & she has not sent me the revised offer letter.

    This seems unethical to me.

    Is this standard practice?

    NJ PSI exam advice

    Family trouble

    I'm a 17 year old who wants to become a real estate agent right after high school. My family but especially my mom is absolutely freaking out and they say that college is a necessity and I constantly hear from family and friends "what if there's a recession and you can't pay the bills". What is the best way to respond to family and friends when they say I need college or talk about recessions etc.? Also, do any actual real estate agents agree with their thought process? Would love to hear all opinions!

    Why use local lenders

    Hey, all - forgive me if the questions below about lenders don't make sense from a totally inexperienced person just now applying for a license.

    1) Why is it important to establish relationships with local lenders? What can they do for a buyer client that a national lender cannot?

    2) What does that relationship look like?

    3) Is there a conflict of interest, seeing as to how (insofar as I know), salespersons aren't supposed to refer clients to specific lenders?

    4) How does one avoid ethical violations or appearance of impropriety when working with lenders?

    any time saving tips? I think educate buyers one by one is time consuming for me, but first time buyer need much help so i have to do, same stuff again and again, do you have any time saving tips or tools or website you leverage? i think early career agents will also be interested in learning that.

    Leads from “paywalling” pictures on your site?

    A few discussion points...

    1) Do you "paywall" your listings? (Ex: make potential customer fill out a lead generation form before seeing all of your pictures or full listing information? Why? Why not?

    2) If so, what percentage of real leads do you get?

    3) If so, are you able to keep your listing from populating on the other sites? How?

    Personal take:

    I don't do this. And when I'm looking at listings like this, I do one of two things:

    1. Reverse lookup the address for another site.
    2. Fill out the form with a fake email with something like, "justshowmethepics@aol.com"

    Selling a house with solar panels

    I am about to list a house with solar panels. They said their solar panels generate electricity but they actually have to buy it from a place that stores there generated energy from what I gather. I dont think they own them and they are leasing them. What do I need to make sure I do in the sale of there house if their solar panels are considered personal property?

    Should I switch brokerages?

    Hi guys I got my real estate license in February in the state of NY. I joined a brokerage, and joined a team but now im having second thoughts. I am also a college student so I would be doing real estate part time.

    One concern I have is my brokerage seems like a pyramid scheme. Although MLM is only one aspect of the brokerage, there is an $80 monthly fee.

    Another concern I have is my team leader is not very helpful with trainings and stuff like that and seems to always be on his phone during our zoom meetings. He also speaks to me in lingo that I have no idea what it means yet and expects me to know. Now he doesn't make any money through me being in his "downline" until I make money so you would think he would be helpful but he's not.

    Im also struggling with it being an online brokerage. I feel like I am more drawn to meeting in-person and having an actual office to work in.

    I haven't made any sales or even made any leads yet so If I switched I wouldn't really be moving anything over other than my license. Do you guys think I should just wait it out and continue to pay the $80 monthly fee? Or should I go through the hassle of switching to a more traditional brokerage. Thanks!

    I want to put an all cash offer in on a house but I need to refinance another property first. Whats the best way to present this offer?

    I'm looking to purchase a house for $100k with cash. The issue is that I don't have the funds at the moment, but will once I refinance a rental property that I currently own free and clear. The property is worth approximately $140k and my local credit union has said they will give me an 80% LTV HELOC.

    The property doesn't appear to have that much interest . What's my best strategy in presenting this offer? It's not like I can show a bank statement with $100k .

    Calling the California DRE

    I've been trying to call the DRE to check on the status of my application for weeks. The website says that I should have received a response by now, but I haven't.

    Every time I call, I'm put on hold for a "set" amount of time. They say that my wait time is "x" minutes, and then every couple of minutes they update the time stamp. Once it gets down to 2-3 minutes, I stop getting time updates and I am just left on interminable hold. This has happened every single time I've called.

    Are there actual employees who work at the California DRE? Or is it a myth? Has anyone ever spoken to them? I'm truly at my wits' end here.

    Giving referrals

    I read so much in Reddit about people having bad experiences with their realtors.

    What are some methods you have for capturing the ability to GIVE referrals?

    Obviously, it's easy to refer your clients who are moving away, but how can we step it up a notch and PROSPECT for people who need to be referred?

    Reviews (Zillow/CB)

    With the major bugs that Zillow is having.. I am thinking it's smart for the agent I work for to get reviews straight to his Coldwell Banker profile page. Does anyone know how to request reviews on CB website? His broker doesn't know and google gave me nothing lol.
