    Made my first sale!

    Posted: 21 Mar 2021 10:05 PM PDT

Newer agent working in a super hot market, and learned from my team/sellers agents how to make a stellar offer. Got my clients offer accepted with being the lowest in the top 3!

Got my taste for dealmaking now, gladly take any advice on learning negotiation tactics :)

what do you say when cold calling?

    Posted: 22 Mar 2021 10:42 AM PDT

Just curious what some seasoned agents say when you call FSBOs and how they respond. I get a lot of rude/don't want to be bothered people, people who don't seem serious about selling, and a small percentage of people who are actually interested in a full conversation and allowing me to come view out there home. I don't follow scripts though, just usually ask basic questions about the listing after introducing myself.

Questions to ask RE lawyers as an agent

    Posted: 22 Mar 2021 08:08 AM PDT

I'm a new agent meeting with a real estate lawyer. I assume we will go over the basics but I would also like to be able to ask them specific questions regarding process, fees, things to tell clients/customers, etc. What are good questions to ask them?

    Finding off market vacant land

    Posted: 22 Mar 2021 11:13 AM PDT

Hello does anybody know of a website, app or any resource that they use to find off market vacant land. I have being using the MLS and looking up expired/released land.

I am trying to find vacant land that is zoned residential or multi family for a developer I have. I've been able to find some good ones but after calling with the owners they are currently developing the land. I was hoping some know a resource that was quicker than what I am currently doing

    My roommate / mentor

    Posted: 22 Mar 2021 09:06 AM PDT

My roommate and I agreed that if I bring him clients and they buy/sell a home w/ him I'd get 50% of his commission. (I'm still waiting to take my national and state exam(s). I brought a good friend of mine to my RM and all is well so far. The only thing throwing me off is that my RM is telling me that he has to take an additional $300 or so for tax purposes. How can I figure out how much I'd be paying in tax to make sure all is fair? It didn't sound right to me...

How to make sure you only call a number once! - Vortex / Mojo Dialer cold calling

    Posted: 22 Mar 2021 07:01 AM PDT

I pull geo leads from vortex (the redx) and then export them into Mojo dialer to call. To my horror, I realized that many numbers repeat themselves (often like 6 -10 times!!). This is very bad because without being aware, you can easily call the same phone like 10 times in a single call session!!

I found this out the hard way when a very angry lady told me to stop calling her and I recognized her voice for the 3rd time. Later, I discovered that some numbers I have called 6+ times and left multiple voicemails. That's crazy.

I reached out to both Vortex and Mojo and do not have any answers to my satisfaction. I really need to get to prospecting but I don't want to make a bunch of calls to the same number! Any help would be greatly appreciated!

looking for agent in Brownsville area

    Posted: 22 Mar 2021 06:56 AM PDT

I have clients who are potentially buying/renting in Brownsville after I sell their home. They are great people and I know I could technically do it myself but I prefer for them to have an expert in the area who speaks Spanish! So please let me know if you are able to help thanks!

Want to be an agent in the US

    Posted: 21 Mar 2021 06:36 PM PDT

I am a final year architecture student in the UK and really want to get into real estate or commercial real estate in the US.

How would I go about this? I was thinking of applying to a international company then get transferred. Any advice is appreciated.
