    If you haven't taken advantage of the Paycheck Protection Program this time around I suggest you do. This time around they have made it easier to request help due to Covid related lost revenue.

    Took less than 5 mins and was able to qualify for $20k fully forgivable loan.

    New buyer on market.

    Freshly graduating grad school, got job 55K (significant income increase after 3yrs) that will start in June. Im considering buying home or apartment. The biggest factor to me is a good public school system/school. Location Allen/Auglaize counties of Ohio..

    My questions; 1. How is the market now? (Car market is kinda high for example) 2. Should I get a realtor early? 3. Any website would u recommend? Like zillow, homesnap 4. Any good /concise resources to learn about home maintenance?

    Any advjce is appreciated. Im a clueless at this point

    Obviously. But what I really want to know is, how can I actually talk to someone to correct a mistake they've made on my listing? They're showing the wrong address on maps, even though the MLS map is correct. I've left a message and voicemail and they really don't seem to care. It's damaging my listing because people think there's something wrong with it given its price for its (incorrect) location.

    Edit: While my position still stands, I called the premier agent help number listed in the comments and they were able to manually fix it. Keeping this up for posterity.

    Can I get a real estate salesperson license in South Carolina without an employing broker

    I want to get my real estate license for additional income but am not interested in employing a broker as I do not intend for this to be my main source of income. Can I still get my license without employing a broker? If so, what should I be cautious of when taking this route?

    California CPA —-> California or Washington real estate agent?

    Hello everybody. 1st post here!!! I'm currently a CPA in California but I want a career switch to becoming a real estate agent. I'm currently taking real estate courses so that I can be licensed.

    My question is... is it worth it to get my license in CA and get 1~2 years of experience AND THEN move to Washington to continue my practice?

    If moving to Washington is my end goal, is it even worth it get my real estate license in CA or even get some experience here? I mean if I'll be moving to Washington anyways, shouldn't I just start my real estate journey in Washington?

    Just a little lost so I'm hoping some professionals can give me their opinions!

    Rent or Buy: advice needed

    My wife and I are currently renters of a smallish apartment in New Jersey. We are expecting our first child in Oct. We are considering moving to New Haven CT prior to the birth of our child for various reasons (more space, close to wife's grad school, cheaper housing, etc.).

    However, there are some unknowns:

    1) Once my wife gets her PhD in 1 to 2 years, we don't know where she'll get a job

    2) I don't yet know what my NYC job's work from home policy will be, once we go back to "normal". New Haven is 2 hours by train. Commuting every day will suck. However, commuting 2 weeks a month may be doable.

    So, do we rent in New Haven or buy?

    If we buy, and we have to move in 1 year, can't we just rent out the house. instead of selling?

    Any advice is appreciated.

    Funny but also - is this false advertising?!

    I was scrolling through Zillow (will have my license in a couple of weeks) and came upon a house from my hometown area. The description states,

    "This beautiful property is located on a quiet street which was recently renamed Mary Jones* Drive, because of the French artists who lived nearby and sold their art wares to people walking home from the church down the road."

    The thing is: this is entirely untrue. ENTIRELY. I know who Mary is - in a very personal way! She's the next door neighbor to this property. I grew up in the area, and we have an incredibly small French population (mostly German/PA Dutch). I died when I saw this, and thought, I have to tell the realtor this is false! A few theories (because of the knowledge I have from personal experience with Mary): 1. The sellers heard from Mary and believed her. 2. The realtor heard from Mary and didn't double check with the sellers. 3. The realtor's photographer heard from Mary. In any case: the realtor did NOT due any research, since it's pretty easy to find out on parcel search that this "Mary Jones" is the LIVING NEIGHBOR'S NAME and not someone (inferred in this ad) from the 1800's selling to passersby in the village.

    I emailed the realtor this:

    "Good Morning,
    I recently saw your new listing. I personally know Mary Jones, who lives across the street from the home. As such, I don't believe the street has been renamed after her - or if it has, it wasn't for the historical reason stated in the ad. I wanted to reach out to you as a professional courtesy, as your sellers may have incorrect information.
    Thanks and have a great day!"

    Would you have done the same? Why or why not? From my schooling and just common sense, I figured this has potential for a fine, complaint, or even a lawsuit if a buyer could prove they bought this property based on its false advertising as a "historic" property location. What do you think?

    Good morning!! My brokerage produces their own monthly newsletter with stats and such but once a month just isn't good enough for me. I was curious if anyone here creates their own newsletter and what type of content, outside of new listings, they use.

    This is something I want to use as my foundation to reach out to my sphere so I want it to not only be fun but informative. Any ideas or advice would be greatly appreciated!!

    Prospecting realtors

    Accountability - who's with me?

    Looking for a daily accountability group to join/create - via Google or Zoom - prospecting folks.

    I'm on the East coast, and usually start around 8 am. I set lofty weekly goals for myself - on how many contacts I need to get.

    We all know that a successful and rewarding real estate career is a numbers game. As are many careers.

    More calls = more contacts = more potential clients = more productivity & reward & accomplishment.

    Looking for a few others (3 or 4) who think the same. Who's game? Only serious prospectors need reply. Thanks!

    Does anyone here work at Taylor Morrison as a sales associate?

    I applied for a position as Junior Sales Assistant and wanted to see if anyone has tips on interviews, how to stand out. There's supposedly lots of applicants so want to see how I can do better than them.

    I'm a realtor and want to do great if I get an interview and get opinions about the company/pay/etc.

    What questions to ask future broker?

    Hey gang, I contacted a manager from a local brokerage and basically opened the dialogue with "hello I'm a new salesperson I'd like to know what your office has to offer". She got back to me and is offering a meeting to talk to me about what working at the office is like. What kinds of questions should I ask? I'm new, So this will be my first job in real estate so any suggestions on what to ask or say would be appreciated, thanks!

    Which is more lucrative? - Multi-Family Sales vs. Industrial Leasing/Sales

    Hi everyone,

    I am beginning my career in CRE and trying to decide which brokerage to join. I'm debating between a couple boutique firms each with different focuses. One is focused on multi-family sales, another focused on industrial and retail.

    Is multi-family sales or industrial/retail sales & leasing more lucrative? I'm open to new ideas outside of MF and industrial as well.

    Any reasons why I shouldn't join a boutique firm and just join a large nationwide firm?

    I'm based in California.

    California real estate license: conviction of misdemeanor burglary in late 1980s

    I'm studying to be a property manager and the school I'm in says I have a better chance of getting a higher paying job if I have a real estate license.

    I've been looking into it and the California Dept of Real Estate says any conviction of a felony or misdemeanor will not allow me to get a license if it's "substantially related to real estate" job duties. One of the items on the list is burglary.

    I was convicted of misdemeanor burglary in the late 1980s, got probation and completed it. Is this disqualifying? I've been told I could get an expungement, but I don't know how or if that would let me get this license.

    Any help would be appreciated!

    Questions about starting real estate

    Hello,

    I am in the process of getting my license, I have my test in a couple days. I had some questions on what you all do that you feel helps your business.

    1. Should I get a separate phone/app with another number for my business affairs or do you guys just use your personal?
    2. I am seeing that I have to join the board of realtors in my area for MLS, do you guys feel that is something that helps your business enough to justify paying 1,200 dollars to join?
    3. is there any software you think I should buy when I am first starting out. I am going to be joining EXP realty, so I will have KVcore and things that EXP offers but do you think there is anything extra I should look into getting?

    What do I look for in a sellers agent?

    We're getting ready to sell our house and struggling to know which agent to work with. I spoke with a few and asked each why they are better than others. It seemed like a reasonable question to me since we want to sell our house quickly, for a good price with minimal problems. Their answers seemed more like marketing language. Things like: I'll work hard for you, I won't let you down, I sold the most homes in this neighborhood, etc. We're in NC, but I don't think that matters.

    Any suggestions on what to look for to find an agent that will actually get top dollar for our house?

    Would you recommend a transaction coordinator? Why or why not?

    Title pretty much says it all. As a brand new realtor (literally 4 days licensed) hiring a transaction coordinator is extremely intriguing. To have the majority of the paperwork done by someone else would let me focus primarily on marketing and actually being a sales person. What do you think? Are they worth the price?

    My plan as of now is to hire a transaction coordinator for a while, and ask to watch them work. That way, I can learn how to do all the paperwork myself which will then make me better equipped to represent my clients in all aspects of the transaction. What do you think about that? I'm pretty sure my office has an in-house coordinator, I'm going to ask tomorrow when I'm there.

    Passed my exams! - OHIO

    I finished my classes back in January and waited until now because of COVID cases. I was so scared to material would go stale in my brain but I passed on the first try! (Not that there is anything wrong if you don't!)

    Finally ready to get working hard! Sorry if this type of post isn't allowed, I can remove it. I was just so excited that I can kiss away my life as an HR Rep.
