Am I crazy to think I can be a stay at home mom and an agent? Be honest! Posted: 03 Mar 2021 10:19 AM PST I recently passed my state exam for my license. I already am on a team of realtors and have begun some training. My worry is, can I really do this while being a good and attentive mother to my son who is 10 months old? A little background on me; I have always worked. I'm 30 years old and up until I had my son, I worked in the banking industry for 9 years. The daycare we chose ended up closing a month after covid hit and never alerted us, since technically we never completed the process since my son wasn't born until may of last year. I went to one other day care that was on my way to work, which mind you was only 4 minutes from my house, so there weren't many options. Once we saw the room they'd put him in we decided for me to leave my job and stay home with him, and to be honest I didn't want to leave him either. Anyway, my dad is a developer and has wanted me to get my license for a while now, just never had the time. Well, i managed to take the online course and pass the exam within a months time and me being me I want to hit the ground running. I've always been one to want to be the best at what I do and work very hard to do so. My concern now that the wheels are spinning is that I won't be able to do both if I want to be successful at either if that makes sense. What are some tips or experiences you may have had with someone trying to do the same thing? I'm getting a little discouraged that I may have bitten off more than I can chew. The guy that trolled my posts is actually a handyman I've been sending business to for years. He is mad because the prices have increased, it seems. I PMed him and explained I don't control the market, just work within it and report on it from time to time. He asked me to take him off my website. WTF? Stuff like this hurts my feelings, to be honest. I wish people didn't hate on me for working in this industry. [link] [comments] |
Lead Gen and pipeline California agents Posted: 03 Mar 2021 12:43 PM PST Hi all, I'm pretty new to real estate here in California. I got licensed in late October and have been full-time pretty much since. As many of you that have already been practicing know, its a crazy market and its super busy. So far I've closed 4 transactions and have 2 in escrow. Those deals have come from open houses, sphere of influence and team deals. I got 2 in escrow in my first month from doing open houses. Probably beginners luck but they were working really well when I first started them. What I've seen recently with them is most groups are coming with their buyers agents to do the tour and I haven't got a good lead from them in the past 2 months. I do them almost every weekend. Any experience with these fellow agents? My other deals have been team deals my lead has brought me via Zillow. He advertises a lot with Zillow and we get a lot of leads through Zillow. Lately the Zillow leads have been slow so I thought about doing my own Zillow advertising and Zillow is completely sold out of zip codes, go figure. I want to look into realtor.com or some other lead gen sources. Anybody have any good ones? I met one agent doing an open house and said he started at a similar time as I did and has 10 deals in escrow from his lead gen source. He wouldn't tell me what it was though. Sphere of influence is obviously a good one as well. I post everything on instagram and facebook. Any upcoming agents know any good routes I can go to keep this train going?!?! I have a client that I'm working with and I've been trying to get her and her son an apartment but she had a stroke and is currently getting unemployment so she hasn't had a steady job but has money for like six months rent in advance. I'm really trying my best to talk with listings and I know their apprehension to take some one on with all this. I've tried to say maybe we could put on a six-month lease and have her pay it front but the chances aren't looking good here. I don't know what to tell this woman. She just text me that she got a note on the door saying that she had to be up by the 15th by her current landlord who just decided to up and sell her property without giving her tenants proper notice. I have a potential client who is wondering if making an all cash offer might be able to help them save time and money with purchasing a potential rental property. I've only worked with one client who was going full cash offer before and they quit before we could make a single offer (long story). Is it worth it to make a full price offer? Is it possible to, as they hope, save a few grand if they offer all cash? The market is being cranky where I'm at as well, as I'm sure it is for some of you. When to move on from a listing? Posted: 03 Mar 2021 10:35 AM PST We've been on the MLS since January. PLN since October as they needed to clean the house... We had gotten multiple offers within 2% of our list prices, clients declined. Finally got a full price offer, we accepted, went through inspection, etc. Radon tested above the "safe" levels, and my clients refuse to do mitigation. Tried everything to persuade my clients to just do the radon mitigation. Showed them a cost analysis, told them they'd have to disclose it regardless, etc. Buyers will now be canceling the contract (which I understand). My clients think that in a month or two they will be able to get more for their home anyways, despite my advice and recommendations. When do I just cut my losses and move on from this listing? I have tried to reason, use logic, show them the costs of keeping the house longer, etc. and they don't care. [link] [comments] |

Posted: 03 Mar 2021 10:32 AM PST Besides people who can afford two mortgages or have a large sum of money in the bank, lets say Bob literally only has 20k in his bank before selling his house. Lets say he thinks based on a realistic sales price of his current house, he would net another 20k in his pocket after selling his current house. He tells the lender he wants to put down 20 percent on his next home. Does the bank pre-approve him to buy a 100k house (lender gives 80k), or does the lender cross their fingers and hopes he does net an additional 20k from the sale of his current house and pre-approve him for a 200k mortgage, where he puts down 40k (20% down payment) and the lender will put down 160k. Posted: 03 Mar 2021 06:15 AM PST In the beginning of 2021, I recently started promoting my own brand/logo on social media, (IG, Facebook, LinkedIn, etc.), which is basically my initials. This has helped establish my own media presence and even some leads. My team lead is creating a new brand and she asked me and another teammate (who also just created a logo for her brand) to stop promoting our brand once her brand is established for these two reasons.
My big question here is it possible for our two brands to comingle? Keep in mind my logo is just my initials. My team lead will also have a separate account for her brand, which I will be helping to promote anyways. Even before, I never marketed her brand on my personal account like personal posts but I would share posts from her brand account. This is my 2nd active year in real estate, and I believe establishing a social media presence for myself is extremely important in Real Estate. I understand where she is coming from, however, is it really hurting her if I still promote my brand. My team lead is fair most of the time but for some reason, when she confronted me about this, it did not sit well with me. So I would appreciate any of your thoughts and opinions on this. Thanks! I've got a listing right now that is getting a lot of interest (what else is new in this market). We've gotten 5 offers all below asking in 2 days, plus several others who plan to write. We told all the agents that our offer deadline is Sunday. Well, this evening I got a full price cash offer with minimal contingencies. They're pressuring us to accept tonight or they'll walk away. More so now than ever. Just trying to find happiness in my everyday work. I think I am just scared of failing but I also think what do I have to lose - I will just have an extra license in my back pocket. Give me some insight on taking this step from a personal stand point and why I shouldnt hesitate like this. I was a loan officer roughly 2 years ago and in my first 3 months I closed a deal a month which is apparently more than the average for a "rookie" plus I have a pretty good sales and marketing background so prospecting comes fairly easy for me I believe. tia! What do you typically spend money on (photo/video, matterport, advertising, listing, staging...) and how do you decide how much to budget for it (fixed amount for every listing, percentage of commission...)? Does the listing agent typically front these costs or is it on the broker? Conversely, does a buyers agent have any type of typical expenses associated with finding a home for a client?
