    I just signed with a new broker. She's a family friend, and was giving me a decent commission, no desk fees, etc.

    I am signed the agreement with the new broker, but still in the process of switching associations and don't have access to MLS yet.

    Now, my parents want to sell their home and use me as their listing agent. But with no access to MLS and Forms, I haven't signed a listing agreement with my parents. This morning, my broker calls my family asking to bring some potential buyers to look at the home.

    If the broker's buyers are ready willing and able does that mean I lose out on the commission since no listing agreement was signed?

    When to Change Brokerage?

    So I'm an agent in California. I have decided that changing brokerages is the best decision for my family and me. I already know which brokerage I will be going to.

    I currently have a handful of buyers that will want to be making offers on homes within the next couple of weeks. I also have 1 listing that is on the mls as "coming soon". I'm trying to figure out when the best time to change brokerages would be.

    I understand that my broker may not let my listing transfer with me when I change. So I was thinking of waiting until that listing closes before making the change. But if I open escrow for one of my buyers and change brokerages during escrow, then would that mess up that transaction? Or what if I get another listing agreement before I make the change? Should I cancel my "coming soon" listing, make the switch and re-list after I switch?

    Affordable camera?

    I typically pay $100-$175 for "professional "photography." Lately I've been disappointed (this is now my second guy..) I'm a bit ocd with my photos. I also run a property mgmt business where I take rental photos with just my iPhone XR, and honestly they're not half bad compared to the paid photos. I don't think my clients can tell the difference.

    Can anyone recommend an affordable digital camera? Under $400

    This is all I hear lately. We are writing as good as we can write. I'm helping zero clients. I'm making zero money. I'm worried, scared, depressed.

    How are other agents getting through this?

    Form 320

    What if a purchase of sale agreement has been signed but agent forgot 320 form as sellers don't have agent. Is the deal binding if the sellers don't sign?

    Newer/Younger Realtor (Help)

    Hey guys, I've posted in here before, I'm a new realtor, about 2 months in and I have 2 deals under contract and they were a pain to get. The only way I've gotten leads so far is cold calling buyers.

    Just want to hear any tips you guys may have or methods you use to get a decent amount of leads buyer or sellers that work in THIS market. I'm in the Central Florida market if that helps at all. Thanks a bunch guys and gals.

    How do referral and rebates work and is this scenario legal?

    A national REIT is buying houses for their rental portfolio. They are licensed in every state/market in which they operate but the individual fund (the actual buyer) that the property goes to is not. The licensed entity proposed the following

    We'll provide all the leads to you and all you do is write the contract and take it through closing. In return they want a 50% referral. On top of that they want 1% of the purchase price rebated to the unlicensed buyer.

    Referrals and rebates are legal in most states and the ones where it's illegal they're trying to figure out a way around it. Maybe having the seller provide the credit to the buyer though I can see that working.

    Amy thoughts on this? What if any repercussions are there?

    Using VAs for cold calling/prospecting

    I'm thinking about paying for a triple line mojo plus expired+FSBO+frbo+cancelled etc data, plus hiring a va either part or full time to do the majority of the cold calling and identify warm primarily seller leads.

    Does anyone have experience using a va for cold calling and prospecting through expireds? I'm in the north TX market. I spoke to a company with a full time va commitment at $1788/mo for 12 mo.

    Are email pre approvals legit?

    My buyer got an email saying he is pre approved for a reverse mortgage purchase of up to X amount. He got in touch with lender and they told him to have your real estate agent give a call to them get more information about the house he wants to purchase. I have called three times and left a message. My buyer assures me he is able to reach them and I confirmed I have the right number. I think there is something fishy about this. How does one get pre approved without a credit check and how come they are not answering me but answer him.
