    Hi everyone, I'm just looking to learn, and am curious what you would do in this situation.

    An agent I know well in a different market referred be a buyer. The buyer was pre-approved and "ready to go". The agent wasn't kidding. After one tour consisting of three stops, the buyer submitted an offer and got accepted. The agent also paid me for the showings, too. I attended the inspection on his behalf and we close in two weeks.

    I have never had a referral this warm before, and I feel pretty happy with 50%. I think one thing I could have done better was tell the agent that it gets knocked down to a 25% referral fee after two rounds of showings, ie., if the buyer isn't as "ready to go" as he said.

    What would you have done? Is this a fair deal? I really appreciate the feedback!

    Selling land to a builder

    Hi I need some advice! I have a client who owns about 5 acres of land. She and her four adjacent neighbors own in total roughly 40 acres in a very desirable town where there is almost no land remaining. One of the neighbors reached out to the others about potentially selling all of their land to a developer (Lennar, Pulte, etc). All five of these lots have a single family home on them but the idea is that it would get bulldozed and a neighborhood will pop up. Should I start reaching out to builders saying I possibly have land? They only want to sell if the price is high enough. Also would the other neighbors want their own agent? I'm brand new to RE (started in February and only had one listing) so I have no idea what to do and when I asked my brokerage they said they'd get back to me and haven't yet

    Is it fair to use a buyers agent only if you go with an existing home

    I'm in touch with several builders who have me on waitlists. In a matter of time they will let me know lots are available and I will make an offer. They made it clear, in not so many words that offers without agents might be preferred because "it's one less person to pay." I am open to and existing home though and would love to have someone scouring the market for the right home for me. Would it be fair to enlist a buyers agent but let them know if we do pursue a new build that we found on our own we will not need their assistance?

    Writing an offer: Land vs Residential in California

    Buyers that won't get anywhere

    Hey everyone. Just looking for some advice on how to handle buyers that have a very, very slim chance of getting an offer accepted?

    These buyers have what they need to be competitive in our market (money in the bank) which is one of the hottest in the US currently. But they are going through NACA for their loan, which is a very, very unheard of loan in my market and basically allows a loan with no down payment or closing costs from the buyer, and requires more extensive escrow times because each step requires approval and potentially more extensive repair requirements.

    I do not know how to write something competitive. Each home has 10 offers within 48 hours with 20% down or cash. I don't want to be rude to them but I also do not want to waste my time when I could be hustling for listings instead.

    Any advice is appreciated

    Both Agents From the Same Brokerage- does it matter?

    In my town 40% of listings are with Compass. 30% are local brokerage (A) and 15% are local brokerage (B). Another 10% are with the regional Sotheby's franchise. The rest are with Coldwell Banker or Independent.

    When looking at a house, does it matter if my buyers agent is from the same brokerage as the listing agent?

    We have a broker from Compass who is #1 by volume, and she usually represents BOTH buyer and seller. I know dual agency is frowned upon, but it's an anomaly here.

    I'll try to avoid dual agency, but if my broker is from Sotheby's and the listing agent is also affiliated with Sotheby's, will I be getting the short end of the stick?

    Just some more info for the curious: our area has quite a few CB agents, but they don't as many listings as Compass agents. That's because our town doesn't have a dedicated CB office. At the local Sotheby's office, one woman does most of the sales in that office, for our town Local Brokerage (A) is also quite popular, most of their agents are partners in the firm as well. They concentrate on our town. Local Brokerage (B) is less popular, but they cover this county and the next as well. We don't have a KW in our area. No Century 21 either. Sereno has limited presence as well. We do occasionally have a few listings with the Agency.

    New developer/renovator getting rejected from brokerages

    Long time lurker, first time poster.

    I passed my exam and got my license a few months ago and just started applying to teams in brokerages I'm interested in.

    I have a couple of properties I'm renovating to sell that should be ready to go on the market in about a month. Thought coming in with properties to sell would be a selling point to get me in the door to a solid brokerage, but so far about 4 of them have rejected me.

    I'm fine with rejection... with customers. I wasn't expecting this. What's going on? And why was I under the foolish impression that brokerages would hire anyone at first? Is my being a "new hire" that draining that my bringing a couple of properties isn't worth it to them?

    Worst case scenario in my mind: Do brokerages not want to deal with a developer/flipper?

    There's not too much information I can add, but I'll try to answer questions with limited details. But any advice/assumptions are appreciated. 🥴😂

    Thinking of switching specialties

    Hey fellow realtors! I am mostly a (pretty successful) buyers agent for residential homes. However, a family friend does commercial real estate and makes it sound like something I would like to do. I am located in a bit city - if that matters. I'm wondering if anyone else here has transferred from residential to commercial and has any tips or information for how they did it, what obstacles they faced and if it was worthwhile?     Real Estate agent course

    I am aspiring to be a real estate agent and I have been looking at different courses to take over the summer. I have seen Graham's course but I was wondering if that course had any prep for tests or if that's even necessary. Also what courses would you suggest?
