Has anyone had success with street signs? Posted: 23 Apr 2021 05:57 AM PDT I'm thinking about leasing a street sign(small billboard) at a busy intersection. The advertisement company says the intersection has about 100,000 weekly drivers. It is $400 a month to rent this sign. Thank you. [link] [comments] |
Why do some many people want to become a realtor/agent? Posted: 23 Apr 2021 12:22 PM PDT I'm not interested in becoming one but my 22 yr old sister is. Apparently majority of agents don't make a livable wage til after 3 years or so. Plus there's a lot more agents than houses at the moment.. what's so glamorous about this profession that makes many people want to become one? [link] [comments] |

Thoughts on buyer’s agents asking listing agents to show their clients for them? Posted: 23 Apr 2021 09:42 AM PDT What are you guys' thoughts on buyer's agents asking the listing agent to show their client for them when they are unavailable? It's happened to me quite a few times lately. Is this something agents think is normal? Don't get me wrong, I don't mind helping people out but it's a little irritating to me that they want me, a person they have never met, to do their job for them and get compensated nothing for it. Not to mention if I were the buyer's agent, I'd be so worried that the listing agent would try to cut me out of the deal or steal my clients. Seems like a great way to get screwed if the listing agent is shady. I have always thought the normal thing to do in that situation is find another agent within your own office that you trust and have them show your client, and pay them for their time because that is fair. MSL listing going through compliance. Is this a thing? Posted: 23 Apr 2021 09:01 AM PDT My home was supposed to be listed today and have showings starting at 10am. It is now noon and it is still not listed. At around 9:30 this morning I texted my realtor and he stated that the listing was "going through compliance now so it is not live yet but will be soon." Is this a thing? Is he blowing smoke up my a** because he dropped the ball? UPDATE Apparently the local MLS system is up and down today and is now down again. He managed to get the listing entered without the photos. I understand how frustrating this is but a quick text explaining the issue earlier today would have gone a long way. Circle prospecting. Pros and cons? Posted: 22 Apr 2021 11:52 PM PDT I've been seeing success with FSBO's, but I'm actually kinda tired of working them. There's tons of follow up and you just use tons of gas and time on meeting with them to build rapport. Heard good things about circle prospecting. Pros I can think of to circle prospecting - They call you when they want to list or buy, assuming you stay top of mind with crm or w.e - Way less competition -Unlimited property owners, so more scalable- Can pick your ideal area and client -Less follow up Cons- -Low answer rate -Less immediate business -More time needs to be spent on it Any results people wanna share here? Posted: 23 Apr 2021 07:05 AM PDT I've been playing around with FollowUpBoss (FUB). They've got a number that people can call or text that goes straight into the system that tracks all your communication. The only problem I see in the future would be leaving FUB. If I was to advertise the FUB number to make my life easier and then leave FUB in the future I'd lose that number. Does anyone have any suggestions or opinions on the smartest way to do this? Broker Tenant Wants Commission? Posted: 22 Apr 2021 01:01 PM PDT I had a unit listed to the MLS and to all the free sites like I always do. One of the tenants is quarantine with Covid, so I only had a virtual tour. A guy emailed me saying he saw the tour and wanted to apply. On his application, I saw he's a broker. He never requested a tour through ShowingAssist. We got a lease signed with him and his buddy and now he says he he wants commission for it. Do I legally have to put this through the MLS? Representing myself as a buyer Posted: 22 Apr 2021 06:06 PM PDT I got my FL RE license last August and am planning to Tampa where I plan on buying a primary home. I want to represent myself since I have my license and still continue to do real estate in the new city. Do I just contact the listing agent directly and submit an offer? Or should find a new broker first in Tampa and ask if I could do this? What's the proper etiquette in disclosing to this when I look go to showings? [link] [comments] |
