    Designations - and I use the term loosely! Are they really worth it?

    I had a few over the years but let them go since they didn't seem to make sense. I found that even after taking the course I had to pay annually to keep the designation. That just didn't make sense to me. As if the university from which I graduated would insist I pay to keep my degree. I would accept it if there were some CE credits that went along with the annual fee but no that isn't how it works.

    Like who knows that CIPS means and who really cares? How about ABR or SRS or RSPS? I think the only one I can think of that really works is CPM for property managers. Other than that, for residential agents, I can't think of why having any of these benefits your business.

    FSBO lead

    So this woman posted her FSBO Zillow listing into the small FB page for the tiny town that I live in. She had it listed with a brand new agent in 2018 and it expired. It was listed fir about 2 months with an out of town agent from Jan-March and then taken off. Now she has it listed on her own. Her FB post was that she was motivated and to bring an offer. I sent her a message saying that I live in the town if she is interested in resisting with an agent. And I told her that houses in the town are selling but to out of town buyers so if she is going to keep it as FSBO to market to bigger cities. She said she will re-list with an agent if she can't sell it in a few weeks.

    I shared the Zillow listing on my personal page but should I be doing anything else right now? I thought about hosting an open house but it's a very rural community I'm not sure I would get a lot of visitors. Should I just drop off a cma or listing presentation booklet? I want to get this listing!

    Best Coaching programs?

    Currently doing some real estate investing as a hobby but looking to get more involved. I like some of the coaching programs out there but not sure what direction to go. I know I prefer the fix/flip and commercial realestate niche. Any good recommendations for coaching/mentor programs?

    LLC v 1099 worker

    Taking me CA RE agent exam on June 12th. Already have a brokerage, sponsor and team selected, but looking for some independent advice on 1099 worker v. LLC.

    I have a corporate background (banking / tech) and really want to maximize my tax deductions for all of the things I will be using for RE business (Car payment, apartment as home office since i'm joining online only brokerage, gas, gifts for clients, etc..)

    Before I start interviewing accountants I was hoping to get a feel how others run this side of their business.

    Super excited to get in the game and leave the corporate rat race behind !

    Buyer agent calling my seller!

    Realtors can agreed that is a tough market. However, I never have had a buyer's agent reach out to my seller via phone and negotiate an extension. Clients contract expired and my seller wanted to raise the price of the home. The buyers agent didn't like that option and call the seller (seller confirm what I told the agent) I have an exclusive right to list - Florida. Any agents have experience this before? Thanks in advance!

    Updated: Buyers broker. Text me. I have a purpose to make people pay for taking advantage of other people. - Broker doesn't agreed that my seller is requesting more money for the extension.

    Opinion on house market in near future?

    Hi guys,

    Me and the lady are looking to buy a house but i was thinking to wait after the eviction and unemployment benefits and aid stops because (and this is why im here) i think houses are going to be cheaper after the benefits end? Am i wrong in this assumption? Im not a realtor and dont have much experience in the housing market.

    California Broker Recommendations - Likely only using license to purchase one home for myself

    I obtained my real estate salespersons license recently. I live in a very high cost of living area where this made financial sense in order to get the buyer commission. Any recommendations for a broker? My only goal is to send out a ton of offers for myself, and secure the highest commission. I likely won't use the license again afterwards.

    Anybody take their licensure exam online? (Pennsylvania)

    Hey all! I'm scheduling my exam AS WE SPEAK and I'm wondering what the experience is like when taking an online exam. I don't have a webcam, but my laptop has a built in camera.     My girlfriend's parents estate currently owns an apartment building in upstate New York. The building is old and it's about a quarter occupied by tenants.

    Given that her parents are getting older and that the building is just too much to keep up with in terms of money and maintenance I've convinced them to sell it.

    The building is fairly large for the area. It is on a double or triple size lot, has six apartments and about 12 bedrooms I think. Do we look for a traditional realtor to sell the building? Or, do we have to work with someone that is more involved with commercial real estate?

    The part that worries me is the building may not be worth more than $100,000 to $300,000 or so. We just really aren't sure what it's worth. The area it is in is fairly impoverished, and the building needs work. We're not trying to make a killing on it, but I'm worried the value of it may be so low no would be interested in working with us.

    Her parents are also minorities, and we have had issues with even finding an attorney willing to work with us on the estate... "You can't afford me" was what they heard nine different times until they finally found someone, even though they could completely afford it.

    Any advice would be appreciated!

    So at my brokerage we split lead commissions 50/50. Are own deals we keep 100% and pay a small fee. I am wondering what other people pay on splits for leads? We can discuss lead splits just not discuss with other brokerages or set commissions before some Karen starts in on me for that.

    But I have a weird niche of mobile homes. Just curious what you folks do and how. I'm happy to share my experience.

    Strategies for Communicating with New Social Leads?

    Does anyone have a good strategy for communicating with new leads that either:

    A) Are just curious with a question about a property and contact me on social media.

    or

    B) have completed a lead form on social or on my website and have no idea who I am, or that they are going to be contacted by me.

    Most of my leads seem to be unresponsive as soon as they find out I'm a realtor and when I ask them if they need any help with their home search. I didn't know if these results are atypical or not, I don't really have anyone to compare results with.
