Mini Rant - Can Realtors at least confirm the got the offer? Posted: 16 May 2021 05:27 PM PDT Submitted an offer today for one of my buyers at 2:30pm and requested confirmation it arrived. Crickets. Reached out again at 7pm knowing the sellers are reviewing offers at 8pm. Still crickets. Apparently offers were getting reviewed starting nearly 30 minutes ago. It could be my fault doing this exclusively through email but the listing is co-listed so you'd think ONE OF THEM would respond. I also want everything in writing in this market. Already doubly confirmed on my end I reached out to the right people and got their email addresses correct. If buyers and their agents can jump through the hoops presented (15 min max showings, no overlap, short availability window, don't go near the pig in the backyard???) a realtor can at least respond with "got it." Stuff is hard enough. Why are we making it harder? Still hoping for a good outcome but pretty frustrated in the meantime. 1st Edit - Reached out to each realtor by phone this following morning and still no response. House is still listed as "active" but we all know that doesn't mean much (could just be a delay in getting it recorded). The good thing is it looks like all the showings today (Monday) were cancelled. 2nd Edit - finally heard back and the sellers punted and will make a decision today at 2pm. At this point our contract is void (lapsed last night at midnight) but if the sellers "accept," I know my buyer is still interested. Final Edit - didn't get the house but it's okay! Posted: 17 May 2021 12:12 PM PDT So I will be buying a chunk of vacant land. I eventually want to build my home on it. There are no utilities available except for electricity. I would need to put in a well and septic. The owner of the land bought it in 1965 and there has never been a survey done. So now I am just kinda wondering, should I just wait to do the land survey until when I am finally ready to build in the next year or two? Are my contractors just going to do their own survey when I am ready to build? I only want to do a land survey to ensure that there is room to build a home and probably a shed. [link] [comments] |
Can someone tell me why my realtor would want to change our contract Posted: 16 May 2021 08:44 PM PDT Is something sketchy going on or is this completely normal? So we are currently selling our house. Our realtor already had someone interested in our house so we did not list the house and we are doing an "off market" sale. The future homeowner viewed the house today and we are going under contract with them. My realtor just sent me this new email with new contracts and her email says: "Hey team, In order to proceed with this "off-market" sale, I needed to re-do our original brokerage agreement to say "Transaction Broker" rather than "Seller`s Agent". I'm a little concerned about this because I definitely want there to be someone to advocate for us. Is changing the original contract for her to be a "transaction broker" vs the "sellers realtor" normal in off market sales? I appreciate any advice or insight you can provide me! [link] [comments] |

Alternatives to a Hunger Games style realtor competition, I'm looking for some advice. Posted: 16 May 2021 05:04 PM PDT I'm in a predicament. The realtor who sold me the house I'm living is a friend's family member. A coworker is a new realtor looking to get more sales under his belt. A different coworkers wife does homes for heroes and will give me cash back at the end of the sale. I kind of want to send them all an email saying "whoever brings me the house I end up buying first is the realtor that gets the sale" but I'm 99% sure that's frowned upon. Is there a good way to go about this or is it just picking one and crossing my fingers? And on a side note, why is realty this way? If I need renovation done on my home I'm going to contact 2-4 companies to get quotes. Why can't I do the same when looking for a house? Or can I as long as I'm up front about it? [link] [comments] |

Posted: 16 May 2021 04:17 PM PDT To start off, I want to say that I've been working in the field for about 3 years now, just not as an agent. I'm also in Canada. Real Estate education here costs upwards of $3-4k and consists of 4 "modules" that you have to pass. The first 3 are exam courses where you need 70% or greater to pass (and it's very possible to fail out), and the last is basically just a formality (just a 2-day in-class thing and then two "courses" online). So it's definitely not the same as the American experience. I've reached out to the hiring manager at the brokerage I currently work at, and she says she'd be happy to sign me on as an agent once I go through the program. So. All of that in mind. How long did it actually take you to turn a profit? I'm obviously aware that it's not instant and you get what you put in and all that so I know there's no cookie-cutter answer and I'm not looking for one. But how long does it take the average successful Realtor to get into the market? I've heard about 6 months. Would you say that's accurate? TIA! [link] [comments] |
Realtor trying to enter my home via another extended family's request Posted: 16 May 2021 09:24 PM PDT I'm unsure if this is the correct place to post this, so I apologize in advance. A week or so ago my husband and I had an, unmasked, realtor come to our front door (1 mile down our drive way, that is marked private.) Stated that she is a realtor here to do an appraisal via the request of Mr.E. My husband, confused as Mr E senior passed away in 2013. She then corrected him and said it was Mr.E Jr...Which my husband has never heard talked about in my family and told her he didn't know anything about that and that she could not enter, as we have been living here for 1.5 years and mentioned we are here under my mothers name blessings. She tried to jumble out family's name and attempted to pronounce my name (She seemed confused about me and how I was fully related in terms of the family) but was relentless in trying to hoax my husband to call me out, as if I would let her in ( Have no idea who this women is and why she is on my land and am pregnant & rather annoyed she came to the house maskless.) The conversation ended with her seemingly shocked and asked 'So you aren't going to let me in?'...and my husband beyond shocked at this women's brazen attempt to enter our home (without talking to us, the tenants, nor my mother, the landowner) and told her no. We immediately contacted my mother who confirmed no one should be out here and has since tried to contact the said realtor and has let her know she is the landowner and who she must speak with. My issue is that this realtor still has not contacted my mother but is communicating within Mr.E's family. I feel like her attempt to enter my home was nefarious in nature but am unsure as I don't know the rules or regulations realtors must follow? I feel like she most likely has crossed some boundaries and I would like to know if there is someone I could contact in regards to her. I've tried to Google this but it complex for me and completely over my head. Points relevant: -We have been taking care of the house and bills (minus some that were Auto paid by my grandma's account) Though since she has passed away (Late last year)we are taking over those now as well. -My mom is the landowner and has had full control of the estate for 2+ years now.
-Ive never met Mr.E Jr. once, nor have ever spoken to him. He has also never contacted my mother.

Best suggestions for learning about features of a home? Posted: 16 May 2021 02:45 PM PDT Hi folks. Writing to you all in hopes of getting some solid recommendations on resources or good places to learn, read, or whatever as it pertains to recognizing features in homes. (Think knowing how to tell between granite and other various types of material used on countertops). I'm wanting to get back into real estate but currently working a full time job while attending school. I think I'd be more comfortable getting back into it if I knew more about things people look at and what stands out in a home if that makes sense. Obviously i have limited experience but I honestly have no idea how to google this or where to even start. Thank you! [link] [comments] |
