Question: Can one reach out to a realtor in another state and ask to shop around for a quadplex for that interested buyer.?

I have someone who wants to buy a quadplex in Tampa. The couple has great credit and are looking to relocate to the south.

Just curious if anyone is using Cinc (or a similar program), and what their opinion is. Any success? Is it worth it? Not worth it? Criticisms?

Are there any other Realtors out there who are sick and tired of having people ask if the corona virus will affect home sales?? I had an open house today and like ten people ask me this.

    Real estate exam question

    Posted: 07 Mar 2020 12:59 PM PST

I am having trouble figuring this answer out. If anyone could help explain, I would really appreciate it.

Question: A buyer is getting a fully amortized loan for $220,000. The bank will give the buyer the loan for 15 years at 5.5% or 30 years at 6.5%. To the nearest dollar, what is the difference between the monthly payments for these two loans?

Have I been given enough information to find the answer to this question? The answer is $407 but I am not sure how to get to the answer. How do you find out what the total monthly payment is? I am assuming total monthly payment means principle and interest.

Interest Rates Just Dropped!! Now is the time to buy as prices haven’t adjusted up yet!

    Posted: 07 Mar 2020 12:52 PM PST

This current discussion is going on in a different thread.

Please don't tell people that "interest rates just dropped so housing prices are going to rise as people have more purchasing power."

The Fed Fund Rate that you're referring to is not the same as the 30 year conventional mortgage rate... in fact, there is very little correlation. Just this last week the feds cut interest rates... yet the 30 year crept up.

Every time the feds cut rates I see agents tell people prices are going to go up because of purchasing power... it's not based in fact, and, it's not even economically correct.

Why would a tenant want to do “Rent to Own”?

Why not just put that money into a savings account over the same period of time and earn interest on it?
